From the sandy Hoffman Beach on Lake Parsippany to the beautiful homes in tree-filled neighborhoods, Parsippany exemplifies New Jersey's "Garden State" slogan. The town is award-winning, often topping "best" lists for places to live, and it has been a "Tree City USA" for more than 40 years. The town's history dates back to the first Dutch colony established in 1611, and several historic locations provide a glimpse into the town's history. One of those locations, the Benjamin Howell Homestead, was built in 1763. Another, the Stickley Museum at Craftsman Farms, was designed and built by Gustav Stickley -- the only home he built for himself. The museum offers guided tours of the 1911 homestead, which provides a unique glimpse at the arts and crafts movement.
Parsippany wraps around two large lakes, Lake Parsippany and Boonton Reservoir. It is home to several parks and golf courses, adding to the natural beauty of the town.

Property Ratings at Troy Hills Village
Worst place to live.They dont even keep the courtyard green.If the grass is dried up they dont bother to fix it.
I have lived here at Troy Hills Village for about 5 years now and the quality of living has gone down. There is always an issue. It is a place that I am not recommending at this time. The noise levels here are unbearable as of late. There are always kids running around and screaming at the top of their lungs and the parents do not do anything about it (they have loud voices themselves). These kids also leave their bikes and scooters and other toys laying around the courtyards - not even in front of their own apartments! This is a tripping hazard - especially at night. The complex may send one email about it a year, but nothing gets done about it. There is always something going on construction wise as well. While I understand apartments need refurbishing, a lot do not and they are still being upgraded (so the complex can charge more for the next tenants). As a full-time work from home employee now due to the pandemic, it's embarrassing to be on meetings, so I always have to mute myself. If it's not an apartment being redone, it's the balconies being redone which causes a TON of noise. Also, water shut-off's are common and being home all the time, that is a big inconvenience for me and my partner. The reason I give this 2 stars is because I do like the maintenance staff. Most are very friendly and engage in conversations sometimes. I do not recommend living here though. The rent always goes up (which is expected) but the quality of life goes down. I cannot even enjoy sitting on my balcony without kids or parents screaming.
Troys Hills Village has a nice community however horrible management all the way up to the top. Please expect issues with water bugs and centipedes. The people are nice, however admin sucks.
They are thirst of your money. They find any way to take advantage of you .
The worst renting experience I have EVER had! My biggest regret was not listening to the multitude of horrible reviews this place already has (most of them because of the God-awful people who work in the leasing office). The manager, Steven, is incompetent. You as the renter will be treated as an inconvenience any time you have a question or an issue needing to be resolved. They even refused to allow me to be present for the final walk-through! Beware!
Worth for the rent paid. Close to Rt 46 . Maintenance is not that bad.
I have been at Troy Hills Village for 10 years and am staying. They are well-maintained garden apartments with spacious closets and patios. The grounds are beautifully kept and there is plenty of free, safe parking. During the summer there is a huge pool so you don't have to go far for your vacation! The apartments are located by several major highways and shopping centers so they are very convenient for work or play. They also have a wonderful office and maintenance staff who are very friendly and helpful. Parsippany is always highly ranked in the towns to live in NJ and I think Troy Hills Village is the best apt complex to do it.
All we needed is to have the name for each building on the wall out side . Because sometime when you have a problem in your apartment and when you call the after our services they will ask you your building name and that's a problem because its not on the building . Is there anyway that we the people in the apartment could have the name for each building. So when ever there is a problem we can give the name of the building to get help please. Thanks for listening .
The apartments are spacious, with a big kitchen and have a very nice layout overall. The grounds appear very well maintained and the community very quiet. I felt the location was a little secluded for what I was looking for. Mary, in the leasing office, was very nice and very helpful. My only concern was the way the tennant was treated when we went to view the apartment. The gentleman who took us to look at the, still occupied, apartment was very nice to us, but he was not so courteous to the tennant. It made me wonder how we might be treated if we lived there and were ready to move out.
