HORRIBLE management. I went off of these reviews and completely incorrect. Have lived here for almost 8 months and there are always problems with the water. You will never be informed of when they will turn it back on or if and when you'll ever have hot water again. It has been shut off or without hot water for DAYS at a time and no updates 3 times in 8 months. The apartments themselves are basically painted over 1 star hotel rooms. Very cheaply and horribly done. Half of your stuff works and half won't and good luck getting anything fixed. Management is a complete joke around here. If you want something fixed you're better off going directly to the maintenance man. He will get some of it done but won't ever come back for anything else. I have complained multiple times and usually get ignored so as soon as I find something else, ANYTHING else, I am out. Also our apartment floods and the wall is buckling and still have not heard anything on it for 3 months. They just don't care here and want to rig whatever they can to save money and not fix things correctly. DO NOT LIVE HERE!
Moved there bc they looked like one of the nicer apts in Waco........ BIG MISTAKE. Maintence is slow. Office manager is NEVER in the office & there is NO DROP BOX so good luck tryna pay rent on time! Air was out 4 weeks from July to August (the hottest months) while I was 9 months pregnant!!! Took them a whole month to fix. Big “American cockroaches” will infest your home and the office manager is aware of them and will tell YOU what they are, yet no one is doing any pest control or anything so you’re on your own! Good luck with towne oaks!

This apartment complex is absolutely amazing. very welcoming staff Shilo in the office is amazing got us in no time flat! Clint and Alex are amazing and actually very fast and speedy when even the smallest thing needs to be fixed. the property is beautiful quiet and so relaxing and kept very clean. never any reason to worry! I would totally recommend this apartment complex to anyone looking for a place to live!
Has an extremely friendly staff!! Great community to live at if you're looking for something quiet, peaceful, and conveniently close to everything!! Golden Corral is just around the corner, what more could you ask for! Highly suggest this apartment complex.

Living in towne oaks sucks I've been here 2 months and my car got broken into Tuesday night we don't have hot water my bathroom toilet seat the screw fell off so my down stairs restroom is out of commission right now it's been like that since I moved in 2 months ago! If your planning on moving out here don't find you a place we're the company really cares about you and puts you first

If I could give this apartment negative stars I would. Maintinence and the office staff are crap. It's been almost three months since I notified the leasing manager about things that needed to be fixed in out apartment. When they do send someone out they just look at everything and don't fix it. I've been telling them our A.C. filter is out and when I call they say they have to order one because they're not one in stock. The toilet and the tub constantly flood out bathroom from leaking and soaks the carpet in our bedroom. The sink doesn't drain and there's a cabinet door that has fallen off. You would think for an apartment complex charging an arm and a leg for rent would at least get things fixed!! We are so ready to move out of this complex.
I was more impressed with my initial visit than , the actually apartment i rented. It was in much better condition, and cleaner, more attention was paid to detail than the actually unit I leased. There are just so many small detail that was ignored as well as some major necessities.
