Property Ratings at Triana Apartments
Stopped by the Leasing Office yesterday to tour the community, and Maya was amazing! From start to finish she answered all of our questions, and she was very knowledgeable about the community! Our favorite amenity was the indoor basketball and pickleball court. A close second is Mortons Steakhouse is connected to the building, such a nice touch! The grounds are well kept, and the staff inside the Leasing Office was very nice and accommodating. Thank you for the awesome tour Maya!!!

You will step in pet urine and filth everywhere. Too busy deceiving incoming tenants to respond to tenants begging them to clean the bldg and fix everything broken. Was a lovely place before legacy and their mean spirited staff got here. Most are moving out.
Pros: - Good amenities - Convenient location Cons: - Unsafe (frequent car break-ins, non-existent security guard, no security cameras) - Unable to open windows due to neighbors constantly smoking - A lot of weed smokers, with weed smell entering and remaining INSIDE the apartment through air condition/bathroom vents - Dirty apartment grounds - Frequent fire alarms - Rude and poorly trained management staff - Overwhelmed maintenance staff (as a result, things stay broken for a while)
Its a great place, nice community feel. They do a lot of events to get the neighbors together. The staff is great, the pool and lounge area make this place a great place to live at.

The Triana at Warner Center apartments are great and I love living there! This apartment building is fairly new and has a lovely look to it. Where other apartments lack finishing touches, Triana has put in the effort to make each apartment feel just like home. Before seeing Triana I was sold on another apartment building but after seeing every last finishing detail that Triana had to offer, I couldn't resist getting an apartment with them. They even have music playing underwater in their communal pool - that's how much effort to detail Triana has put into their apartments and making the residence feel welcome. Triana is home to people of many different ages and also all ethnicities. The people are very friendly - they hold the elevator for you and give you a warm greeting in the hall. There are occasional events that promote bringing the residence even closer - events that give people a chance to meet their neighbors. The service there is very efficient too! Service requests are completed in a timely matter and with such professionalism. The apartments themselves are very spacious and well maintained. They are clean and nicely laid out. The only downside to the apartments would be that some of the appliances are a little outdated, but other than that there are so many more good things I could say about this apartment building, such as: - They are pet friendly - You are always welcome in the leasing center and the staff there are so friendly - You are able to use the office free of charge (which comes in handy for when you need a printer) - They have a fully equipped gym - They have a basketball court. WHAT! WOW! - A big, fantastic pool and spa - Grills that you are able to use all around the community - Bonuses include a wine storage area, a big, fun club house and cinema that you may use free of charge - On top of all of the above, the apartments go for a very reasonable price. You really get more than what you pay for. Definitely worth taking a look at these wonderful apartments!
In 2008, on my quest to find a new place to live, I had visions of the apartment of, and in, my dreams, never really thinking I would wake up and actually find it! I drove my vehicle into the driveway, greeted by brightly colored flowers in the roundabout, tall palm trees blowing in the breeze, and a building of stunning architectural design. That was just the beginning of the beauty of my soon-to-be home. I was overcome with happiness as a member of the Leasing Center took me on the grand tour! The theater room. The athletic club. The lounge. The pool and jacuzzi. The outdoor pavilion. The wine cellar. All the luxurious amenities fit for a King or Queen, inside and outside of the apartment, was an offer I couldn't refuse, so a lease was signed!! Within walking distance are a vast array of shops, an athletic club, restaurants, two extensive shopping malls (with another one to open very soon)... and the list goes on. The walk score is 59. The bike score is 68. The likability score is 100. Seven years later, it still remains as it was the first day I drove into the driveway. The maintenance staff are on top of work orders. The leasing center takes care of your concerns in a friendly manner. The 24/7 security guards protect. This is my home. Will it be yours?
The good: - The leasing office staff are great and very helpful. They will answer the phone so you don't have to leave messages. You can email them too. They respond right away. - The maintenance staff is fast. Most repair orders are completed within a day or two max. You can make orders yourself through their online system. -The rent is competitive for the area. The rent goes up and down every day depending on supply and demand. If you see a good quote, you can lock it in for a few days while you make up your mind. - They maintain the property very well. Landscaping and maintenance is done routinely. - Luxury feel. The entrance to this place is amazing. The palm trees, the nice lighting. It looks amazing! - Arnie Mortons downstairs. Can't beat that! The Bad: - Security isn't that great. Most of the time they don't do anything if you complain about noise. - Tandem parking for 2 bedroom units. This can be okay for some people but if you use two cars at random times this can be a pain. - Some residents are bad. You can smell the stench of mariuana at night. They leave trash in the trash room without throwing it in the bin. - Gym equipment take forever to repair once they are broken. - 1 pool for 300 residents. The newer complexes like Boulevard and Millenuim have 2 pools. The Ugly: - Fruit flies, darkness, and no cell phone service in the 2nd floor units. - Walls are thin. Can hear neighbors and footsteps from upstairs. Why the 4 stars? It's been a good experience living hear. The management are friendly and the feel of the place makes it worth it.
