Amarillo welcomes residents with its distinctive Texas character and sweeping views of the Texas Panhandle. Home to over 200,000 residents, the city offers rental options from downtown lofts to suburban apartments with plenty of space. The San Jacinto neighborhood draws renters with its historic architecture and local shops. Rental costs remain moderate, with average rents around $841, and one-bedroom apartments averaging $830 monthly, representing a 1.5% year-over-year increase.
The Route 66 Historic District and Amarillo Cultural District anchor the city's arts scene, featuring performances at the Globe-News Center for the Performing Arts and exhibitions at the Amarillo Museum of Art. Just outside the city, Palo Duro Canyon State Park - the second-largest canyon system in the United States - offers miles of hiking and biking trails. The medical district, centered around the Harrington Regional Medical Center, serves the community's healthcare needs.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Reserve @ 47
Reasonable location for Southwest Amarillo. When I moved in @12/16/2016, this was an enjoyable place to live. In the past 5 years, however, water outages occur more than 150 days a year on either side of the complex. It's a must to keep a dozen or so gallons of water on hand, as water outages are so frequent. I used to enjoy living here, but am unable to perform daily funtions & chores, due to constant water outages.

Thank you for sharing your experience. It’s concerning to hear about the challenges you’ve faced with water outages and how this has impacted your daily routine. We ask that you please reach out to us directly to properly address your concerns. Thank you and we hope to speak with you soon.
The worst renting experience I’ve ever had. Zero communication from the leasing office- besides the daily water shutoff(a problem of its own) they won’t message you unless you owe them money. Lazy- I didn’t have a mail key for the first three months of my lease because nobody had time to make a key copy(???). Unorganized- they didn’t know what day I was moving in(it’s the first line of the application) and on top of that the unit I wanted wasn’t cleaned so they put me in a different(and of course more expensive) unit. They advertised a fitness center and pool that wasn’t operational for 90% of my lease and both have minimal level of maintenance. They “updated” the dog park but couldn’t put new doggy bags in the container(didn’t even empty the overflowing trash full of poop). There’s broken golf carts, overgrown weeds, nasty pools… but at least there’s brand new signs! Overall seems like a manager that puts profits over people. ALSO- And be sure to tell them you’re leaving at the END of your lease at least 60 days before it ends. Confusing? Right.. they charged two months rent for not telling them that I wasn’t resigning my lease. Only reason they asked me about was because I was in the office looking for lost mail.
I bought a home back at the first of January, and continued paying my lease/ utilities until the end of my contract in April to keep from "Breaching". I left my apartment very clean, and there were no damages. I did the walkthrough when I turned in my keys. I was told that only a carpet cleaning would be deducted and that is a minimum for all apartments. I was told to expect my security deposit check in the mail in 2 weeks time. We are now almost 4 months past my move out date, and I still have not received my deposit. I have called close to twenty times, and they always make an excuse or the manager doesn't return my call. I highly recommend you consider looking elsewhere for somewhere to live. The apartments are decent and priced fair, but they are not worth the headache. I lived there for 7.5 years. This is how they treat their tenants.

Hello. Our team has done our due diligence to rectify this situation, and we sincerely apologize again for the inconvenience and delay. If you have any additional questions, please don't hesitate to reach out.
Don’t expect respect. Don’t expect your deposit back even if the apartment was cared for with no damage. Grass was dangerous for my pets due to other tenants throwing stuff off their balconies. A lot of crime.
