Property Ratings at Tracewood
Tracewood Apartment Homes is the worst-managed property I’ve ever lived in. Serious issues in my unit began less than two months after move-in and repeatedly came back. Ongoing water problems inside and around the building were never permanently fixed — it felt like surface-level patches instead of real repairs. At move-out, management attempted to charge me an extra month of rent despite a valid short-term lease addendum that did NOT require notice. I had to point out their own lease terms to them. The entire experience caused unnecessary stress and disruption. If you’re considering living here, read every page of your lease and keep detailed records. Keep a copy of all conversations, service requests, and receipts. Based on my experience, this property is not worth the time, money, or peace of mind.
2023 update. Still a terrible property. Management switches out more than anyone cares to mention. All of them are robots to me anyways because they never try to understand what living here is like. They just come in and do patch work over rotten moldy buildings & that irrelevant gym. Stay far away
The office staff is more worried about fines and eviction notices than they are about anything else. They never answer the phone and they always have an attitude when you go into the office. My air has not worked for an entire month and I have leaks in many different areas of my apartment. This has created mold in a number of places and still nothing has been fixed. They are also very outdated and over priced. Take my advice... Do not move here.
Drive around first. You sure you wanna live here? The gate hasn’t worked in 2+ years probably won’t ever get fixed.They’ll show you a shiny new apartment but yours will surely be filled with Roaches, rats & mold. Office staff is unhelpful and often antagonistic. Current residents pretty much get treated with disrespect & disregard with none of our issues getting handled. If you sign here you’ll be in the same predicament.

Wanted to give the place a try despite reviews. I was moved into an apartment that was not properly cleaned and most of my appliances did not work properly. Utilities are randomly shut off with no warning for "routine maintenance". Management is unhelpful and will try to antagonize you. Have been dealing with rats and cockroaches since day 1.
First, I would like to say that they love pinning unnecessary fees on you EVERY month. They accused me of doing something I didn’t. They said I put a headboard near the dumpster when I clearly didn’t. When I asked did they have PROOF of this, they couldn’t show me anything and STILL charged me a $25 fee for something someone else did. Secondly, the apartments are infested with roaches and water bugs ?? no amount of pest control can resolve that issue. Walls thin as toilet tissue. People leave trash all over the parking lot and grass. Noisy neighbors. Only plus of that complex is that it’s close to a lot of shopping centers and restaurants. That’s it. Moving back home ASAP. Do NOT recommend these apartments at ALL
The worse apartments complex ever , they have big water bugs you’ll see one everyday , no security, broken gates, thin walls , and the front office sucks . The manger is unprofessional shes never available to talk , no one ever answers the office phone , they take their time getting things done , charge you unnecessary fees .Youll be fixing most of your problems on your own not maintenance. It’s really the hood now gun shots all through the nights / break ins ... RUNNNNNN away from this project apartment warning !
This apartment complex is downright lying about their fees above. They charge for bugs, groundwork, trash, and water so above all this is like an extra 100 dollars on to your rent
Everything said below dating all the way to year 2016 is all true! My husband and I are current residents here and we will be leaving as soon as our lease is up in February. DO NOT COME HERE YALL !!!! Roaches and other bugs are horrible !! Whatever pest control sprays must be feeding them instead of getting rid of them. These people don’t care how the residents are having to live but yet they want more and more money for any and everything!!
If y’all wondering why these apts got soooo many openings is because sooooo many people leaving this garbage place. This place is bug infested and don’t let them soak you up by saying they have pest control out every week! They do, but they must be spraying water! EVERYYYYY DAYYY for the last week now my water either been completely OUT, coming out BROWN and/or pressure low! The set up of these apts are ridiculous as well, all types of deeps & weak spots in the floors. Walls just as thin as tissue! And let’s not get on the subject of how POOR of customer service the management is! Y’all don’t do it. If y’all have other options, please go that route! I’m breaking my lease to get away. Worst experience ever!!!
They constantly go up on the rent no matter how long you’ve been here or your paying history. People are continuously moving out of these apartments as well. I guess they do this since they’re the only kind of decent apartments around the area but I would highly recommend looking elsewhere at first they may seem nice but after that they don’t care. THEY ARE ALL ABOUT MONEY. The assistant manager in the apartment is Denise TERRIBLE. Home office never returns calls so if you have a complaint it’ll never get addressed. Courteousy officers don’t patrol as they should. Don’t be fooled, Just look for other options first
This apartments are mold and mildew around the exterior and each unit has lead in the paint, will be seeking a lawyer for legal fees. I can prove the apartments have lead paint; I purchase a home testing kit. Just to be on the safe side I hired a professional and he assured me that Tracewood apartments have lead in its paint.
Long story short, look somewhere else. management to maintenance is HORRIBLE!!!! nothing EVER gets fixed but yet EVERYTHING breaks. The neighbors are EXTREMELY loud even when asked nicely to be respectful. The toilet breaks at least once a month and literally floods the whole apartment. If i call, there is no urgency because we have 2 bath. The staff is SO RUDE!!!!!!!! The gate and my code never works. There are BUGS!!!! Long story short, just don’t move here
HORRIBLE! Just re-signed a lease for bigger apartment and have been having problem since! They don't ever fix anything permanently. They also have an excuse saying how much they have to do and promise they'll come back to really fix your issue and never come back.
New management everything you look around. The people in office now have attitude problems and can at time be unprofessional. Multiple buildings have roaches and rent goes up ever lease.
DO NOT MOVE HERE! Rent goes up every lease. They have taped the drop box shut so people who work past 5p.m. cant pay their rent on time so they can collect a late fee! Terrible place to live!
Lived here for several years now. A different manager every other year, decent management. Nice looking place, and well-kept. Neighbors are getting more unpleasant. Huge mold and dust problems. Upstairs neighbors always dropping heavy weights, stomping the floor, vacuuming at 7a.m. on weekends, terrible insulation. Our bedroom glass slide door is next to the foot of the stairs (high traffic area noise!). Hopefully, this will be our last year.
DO NOT MOVE HERE! I am having trouble with my air and washer drain! My air constantly goes out every other day! It is absolutely tooo hot outside for people to live in this heat condition, especially my four year old daughter! My washer area has flooded my entire hall, first bathroom, and the door entrances to our bedrooms for the second time now! I called emergency maintenance and the first guy came out and soaked the water up and said he will be back in the morning to fix it! There was no notice saying he fixed it! Today it flooded again on 8/24/15 at promptly 6:30 the maintenance guy said he will be out in the morning to fix it! That is ridiculous! I suppose to let the water sit under my washer and dryer and just rot my floor? I suppose to just let my clothes sit in the washer and mildew? And for almost $800 a month, I expect way more! This is just SAD and down right ridiculous people can't either come home or wake to air nor come home and wash clothes! I been here only 5 months && 3/5 have been trouble!
Very Quiet neighborhood, very clean , close to shopping and restaurants. Neighbors are very friendly and QUIET. Mario the complex manager is very nice and understanding and will help you out with all your needs. Very spacious closet space.
