The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Three Lakes Apartments
I’ve got to say, my experience at Three Lakes has been nothing short of a nightmare. This summer was brutal, and the management here made it even worse. Our AC went out multiple times, leaving our apartment consistently hovering between 78-82 degrees. That’s unacceptable! The temporary AC unit they installed in the bedroom meant my pregnant fiancée was confined to a tiny space while the rest of our home felt like a sauna. This went on for almost a week before I was told to turn the AC back on and “test it out”. When we reached out for help, the response was a laughable excuse: “It’s only 79 degrees outside.” Really? So we’re supposed to sweat it out in our own home until it hits 85 degrees for you to even consider sending someone over? The fact that maintenance staff leaves at 5:00 PM and doesn’t respond to AC issues unless it’s over 85 degrees is just ridiculous. We were forced to leave our apartment to stay with family while still paying full rent and our energy bill. To add insult to injury, the construction crew that installed new windows left our walls looking like a disaster zone—cracks everywhere and puncture holes from the siding they replaced. It’s clear that quality control isn’t a priority here. Overall, I cannot recommend Three Lakes and the Peterson Properties. The lack of proper maintenance, poor management response, and shoddy construction work make it impossible to feel at home here. Save yourself the headache and look elsewhere!
Outdated. Won't clean your carpets as they promise when you renew your lease. Trash isn't picked up as it should be. Old appliances. The rent is cheaper than the neighboring complexes, but one step into the pool, gym and apartments and you'll know why. The only thing I will say that is good about the Three Lakes is the Maintenance staff.
This apartment is a joke. Maintenance is horrible, management lies, grounds and buildings are deteriorating. I have lived here for 3 years hoping things will change. "Just move then!" This place is inexpensive and that is the only thing it has going for it. I'm in the process of saving to move out, trust me. I have made several calls for repairs to my unit only to have subpar repairs made. A/C runs constantly, windows leak (wind and rain), and all problems have been caulked or painted over to repair.
We've been here two years- since we've moved in, much of the office staff has changed hands. Since that change, the office has been attentive to work requests and needs around our apartment. We've also seen many needed improvements around the property, like cutting down trees, fixing one of the "lakes" and adding in landscaping. The apartments are overall relatively dated, but for the price, it has been a good fit for us. As these changes continue, I think the apartments will continue to improve.
Bad management , not helpful, cheater in terms of deposits , bills etc keep changing their policies to take advantage of the tenants
We lived at this complex for 2 years 2017/2019 and not only did management change multiple times through that time period but when it came time for us to move out there were things that they charged us for that were damaged (totally understandable) one of those being a shower rod that was BROKEN from the time we moved in and we personally had to buy one of our own THE DAY that we moved in because the spring wouldn’t tighten for curtains to stay. We explained the situation and told them the truth. We took the shower bar WE bought once we moved because it was ours and the one that came with the apartment was broken from the beginning. They told us that we still owe them for this. Also, if you don’t have a washer and dryer of your own don’t even bother because the one they have for public use is broken 99.9% of the time. Since the new management, if something is broken, they don’t upgrade it even when it’s a washer from the 70’s that can barely clean your dishes to begin with. They fix it until it breaks again in the next 2 weeks. When my husband and I moved into this apartment it was filthy. I’m happy that the new management at least has a checklist for old tenants to go through and clean everything SPOTLESS, because we sure didn’t get that when we moved in. All in all, these apartments were ok. The new maintenance crew are rude, they used to be friendly and helpful and went above and beyond. I would say the best thing about this complex are the lakes. But that’s about it! Over priced and just not worth it.
Tookem to small claims court today and won! Steer clear of all Peterson Properties as they lack integrity! Great feeling for a judge to see thru their lies! Terry the regional manager will do anything to save the company a dollar Sad how they treat their excellent tenants. Plumbing is an issue, partly due to lack of professional plumbers who are licensed. Come to find out a pool guy repaired the damaged sheet rock. Terry will lie to your face as well as in court! Justice served!
Three lakes is a great a place to live. It is a quiet little community with great location to anything and everything.
The apartment are well maintained, the price is pretty good for the area and the staff is friendly. However, it is right off of a highway and they have zero security. My wheels and tires were stolen off my car in the parking lot. When the police came they said it was the forth time IN A MONTH! The staff never let the residents know about it. They also told me they had never had any issues when I asked about it. The OPPD said they had asked the owners to provide security for years and not one thing had been done. It's in a good area, but some sort of security would completely change my review!
Fairly nice apartments, but this place has some of the worst management I've ever experienced! NO ONE in the office ever know what is going on, but they talk like they do, so you end up getting a bunch of misguiding information. Horrible experience, wouldn't suggest it to anyone!
I lived in several apartment complexes in my adult life, and I think this is by far the best yet. I am from Illinois, and came here 2 1/2 years ago looking to relocate. I looked in at least 15 apartment complexes before making my choice of Three Lakes. I am very happy here, and when my family visits we have the best time. My grandchildren love watching the ducks from my balcony. The grounds are kept up very well. The maintenance staff is always timely in repairing anything, and the office staff is always super friendly and helpful. I would highly recommend this complex.
I have been in this apartment since July. The management is awesome and they keep the grounds beautifully. I have slept like a baby because it is so quiet. The maintainence is kept up and always done in a timely manner. I would highly recommend Three Lakes Apartment Community. This tenant is completely satisfied.
