I’ve lived in Portland over 12 years and have moved almost yearly since and I can easily say this building is one of the worst I’ve ever lived in. I should have known from how unorganized the application and approval process was but I was in a pinch and needed to moved pretty quickly. The apartment itself was okay, with really beautiful windows but insanely low craftsmanship (think drawers fronts pull off every time you try and open the drawer). There’s no inside property management which might not be so bad if the property management company cared even a little bit. Upon move-in I discovered I never received a mail key and it took well over two weeks trying to get someone to care enough to provide me one, all while a prescription I needed was sitting trapped in my mailbox I could not access. Maintenance requests receive little to no communication – upon move out I’d had an open request for over six months that was never resolved because BOTH large windows in my apartment would not shut or lock properly leaving an almost half inch gap exposed to the outside, wonderful in winter. The elevator was constantly down with no communication on when it would be fixed, once for over a week. On more than one occasion I would be away a few days only to return to my apartment reeking of cigarette smoke due to other tenants smoking inside, this was one of the only things I ever received regular communication about. Tenants would get multiple texts saying “don’t smoke inside” and that was the extent of the efforts to stop the problem, text. More than once the front door lock would not function leaving the lobby and units open to any random person coming off of very busy Division St. Packages were constantly stolen from the lobby. The secured lockers were rarely used and often damaged out of service. The key fob security for the stairwell was literally ripped out of the wall at one point and when I moved out was just a dangling exposed wire. I could go on, and on, and on, and on. Don’t live here, please!
This place has gone downhill. Since we moved in, the management of this place has gone downhill. There's no AC hookups, there's zero management and no one will ever contact you about anything. Good luck getting in touch with the suburban management company they put over this place and the trash room is in a constant state of disarray. Even to cut costs they've started cranking the heat up in common areas?!? Anyway, there are so many more buildings going up all across town and that are better managed. This place isn't that bad compared to some, but compared to the value you're getting, you'll feel like just an item on some investor's bottom line, instead of a cared for resident. We're leaving as soon as we can.
For what you will pay to live here, you will not get service commensurate with your expectations. For whatever reason they changed management companies when I moved here. My friend said the old management company would email you often and were very responsive. This new company never communicates. During the latest blackouts, there was NO WAY to get in and out of the building, they had to prop the doors open, which seems absolutely crazy to me for a so-called luxury building. Rent incentives are fine if you are looking but I wish there was a way for us to move sooner because it is a fine place like clean or whatever and not a slum, but I cannot understand the absent management of such a new building.
Moved here a year ago, it's a solid building. Fixtures are nice, though stain easily because they're all white. Patio door situation onto Division is also pretty great, though admittedly there's no central air in this building and they don't have exhaust hoses, so your portable A/C unit will struggle to fit and that's less than ideal. Bike room isn't large enough and if you come from a managed building, you'll find this lacking because you have to submit requests via a portal and it might always be the quickest at responding. Concierge trash service is solid. Overall a good living experience but few amenities -- but living on Division is itself a bit of an amenity -- so what you sacrifice in "benefits" get made up for in the fact that it's only 27 units in the whole building. Probably pricer than you can find around the city for a 1BR, but if you want to stick to Division and want a clean, quiet place to lay your head, it's a pretty solid experience by and large.
