Lafayette has many beautiful neighborhoods. Different people like different areas of the city for their own reasons. However, the south side of the city is typically the most sought after. The area surrounding the University of Louisiana – Lafayette is known as the university area. This area, as well as Lafayette’s Downtown District, is more urban in nature than other parts of Lafayette. It is possible to walk to the school, local restaurants, shops, and art galleries. Broadmore is mostly residential and home to people of many different ages. This is also where the Thomas Park Recreation Center is located. Broussard, Youngsville, and Scott are small cities on the outskirts of Lafayette.

Safe and relaxing complex and the amenities are amazing and the community is very welcoming and it’s very quiet and very clean I enjoy living here a lot
Avoid moving into any of the buildings behind the Whole Foods shopping center. Every night around 2 a.m., the garbage collectors come through and it’s extremely loud. I’ve reported it, but they said there’s nothing they can do. My baby and I get woken up every single night because of it. Other than that, I really love my apartment it’s just the nightly noise:(

The Waters at Settlers Trace has been a great place to live. I've had zero problems and the location is amazing. The amenities are awesome. I love the pool area, the pet area, and the areas to run. Can't say enough good things about this place.

I just moved in and they made it so easy and welcoming. Love all the amenities And conveniences. The apartment is so modern and cozy. It is well-maintained and a great perk to have on-site. The pool area is always clean and a nice spot to relax, and the fitness center has a good selection of equipment. The common areas, like the lounge and outdoor spaces, are also well-kept and create a welcoming atmosphere. It’s definitely one of the highlights of living here. If management continues to maintain and improve these spaces, it will remain a great place to live!

After a few months of being settled in the community is still so quiet and peaceful. Previous apartments I’ve had trouble with finding close parking spots but over here there’s always one available right in-front of the building I live in. If you’re looking for a modern style apartment and a respectful community…this is definitely a place you should consider.

Very laid back community, enjoy walking the grounds. Beautiful scenery along the wooded areas. It’s kind of a hidden gem, a good walk is sometimes all you need.

The complex itself is really nice. However, I did feel a little bit deceived during the move in process. I came and did a tour & when I asked to see what the smaller apartment looked like I was told there wasn’t one to show. Which doesn’t make any sense being that it’s a brand new complex and barely anyone lives here yet. I toured the Gardenia and fell in loveee. When I moved in, it didn’t look like what I toured. Be mindful of the layout. The model that they show you has no doors where the bedroom and bathroom are so it makes a huge difference. Ask to see an empty apartment before you move in! I was also offered a move in special if I started my application by a certain day and then a day later they offered a different (better) special. I tried speaking with the team to receive the new deal but I was told I couldn’t. Besides that, it’s a really nice place. The clubhouse stays open 24 hours. There’s a free Starbucks machine which is great if you don’t have time to stop to Starbucks.

I recently moved into the property and Erika was very helpful. I had an issue with the HVAC system and maintenance was right on it and fixed it quickly. My apartment is spacious and it's pretty quiet. I love the location because everything you need is nearby! So glad I made the decision to move here!!

very nice. i like all of the amenities. free coffee every day and kept clean always seeing maintenance and housekeeping crew working. can hear upstairs neighbor.

Absolutely fantastic living space! It feels like a luxury clubhouse membership that happens to include a top class apartment. The pool is spacious and gorgeous, and the grilling and social areas are comfortable and well-decorated. It definitely feels like we're getting our money's worth, between the many social events and numerous perks and conveniences that come with it. Prime location with great walkable access to local businesses, gorgeous scenery, prompt maintenance replies and abundant parking really seal the deal!

So far it has been wonderful! Moving in was easy, the community is very quiet and self reserved. The staff in the leasing office always communicate with positive attitude. Overall wonderful place to be.
