Lafayette has many beautiful neighborhoods. Different people like different areas of the city for their own reasons. However, the south side of the city is typically the most sought after. The area surrounding the University of Louisiana – Lafayette is known as the university area. This area, as well as Lafayette’s Downtown District, is more urban in nature than other parts of Lafayette. It is possible to walk to the school, local restaurants, shops, and art galleries. Broadmore is mostly residential and home to people of many different ages. This is also where the Thomas Park Recreation Center is located. Broussard, Youngsville, and Scott are small cities on the outskirts of Lafayette.

I've enjoyed living here and have enjoyed the people. The dog area is daily must for my dog. The pool is great just gets too busy some weekends. Overall, great experience so far!

I moved in at the end of March 2025 and so far things have been good. Definitely the best complex I have been at. I think when you actually use the amenities available, it just goes to show you how good it is. I enjoy living here and the events are always fun.

Great place to live. Beautiful grounds and friendly staff! Very dog friendly. I always feel safe to talk my dog daily and go for evening runs. Couldn’t ask for a better location - right in the middle of everything.

Love all the amenities and people are friendly and so is the staff! The gym is nice and doesn’t smell like a gym lol. The pool area is a vibe! I cannot wait to enjoy sitting on putting something on the grill.

It’s been great I absolutely love it here. The property managers made the move in and application process easy. And the stuff we have access to here is amazing. They even welcomed out kittens with some treats. Like I said 10/10 would recommend

Avoid moving into any of the buildings behind the Whole Foods shopping center. Every night around 2 a.m., the garbage collectors come through and it’s extremely loud. I’ve reported it, but they said there’s nothing they can do. My baby and I get woken up every single night because of it. Other than that, I really love my apartment it’s just the nightly noise:(

The Waters at Settlers Trace has been a great place to live. I've had zero problems and the location is amazing. The amenities are awesome. I love the pool area, the pet area, and the areas to run. Can't say enough good things about this place.

Very nice complex and staff. Modern apartments and reporting issues online is nice. Mailroom is cool, also. Price point is good for the area and stores are all around.

I just moved in and they made it so easy and welcoming. Love all the amenities And conveniences. The apartment is so modern and cozy. It is well-maintained and a great perk to have on-site. The pool area is always clean and a nice spot to relax, and the fitness center has a good selection of equipment. The common areas, like the lounge and outdoor spaces, are also well-kept and create a welcoming atmosphere. It’s definitely one of the highlights of living here. If management continues to maintain and improve these spaces, it will remain a great place to live!

After a few months of being settled in the community is still so quiet and peaceful. Previous apartments I’ve had trouble with finding close parking spots but over here there’s always one available right in-front of the building I live in. If you’re looking for a modern style apartment and a respectful community…this is definitely a place you should consider.

Very laid back community, enjoy walking the grounds. Beautiful scenery along the wooded areas. It’s kind of a hidden gem, a good walk is sometimes all you need.

I would 100% these apartments to anyone. Great location. The staff is very helpful. The apartment are updated and very nice. When ever I have any questions or issues they see about them right away.

Its an amazing apartement and the work orders come on time everytime and if they are not on time, they will email you with a notice about when they will be coming!

The complex itself is really nice. However, I did feel a little bit deceived during the move in process. I came and did a tour & when I asked to see what the smaller apartment looked like I was told there wasn’t one to show. Which doesn’t make any sense being that it’s a brand new complex and barely anyone lives here yet. I toured the Gardenia and fell in loveee. When I moved in, it didn’t look like what I toured. Be mindful of the layout. The model that they show you has no doors where the bedroom and bathroom are so it makes a huge difference. Ask to see an empty apartment before you move in! I was also offered a move in special if I started my application by a certain day and then a day later they offered a different (better) special. I tried speaking with the team to receive the new deal but I was told I couldn’t. Besides that, it’s a really nice place. The clubhouse stays open 24 hours. There’s a free Starbucks machine which is great if you don’t have time to stop to Starbucks.

Mrs. Holmes was very sweet and made our transition easy. It's peaceful, beautiful, and great amenities. Everything is close by and provides a luxury living experience.
