Property Ratings at The Waterford Apartments
If you want something fixed in a timely manner, I suggest you find somewhere else. Nothing, I mean no matter how big of an issue, will be done in an appropriate time manner. While at the same time they will come busting down your door when it’s time to pay rent. Have fun going to the laundry mat when your dryer / washer won’t work. Have fun living with cockroaches because the pest fee you paying doesn’t go to actually hiring pest control. Have fun with higher water bills because they won’t fix leaks. Have fun with the grass being like you live in the jungle because they don’t get someone to mow. Have fun submitting tickets for them to be deleted and never followed up on. So much fun at the Waterford Apartments because they aren’t fixing what you need! I don’t know what they are doing, but it’s not their job.
My girlfriend and I are currently renting a 2 bed 2 bath unit. We were displaced by a tornado in April of 2023 and moved in September of 23. It is infested with bugs and we have yet to see pest control. There is a broken window pane they have not fixed. In November of 2023 a hot water leak in our bathroom happened. We informally them of it and no maintenance was done, even after they were told multiple times. Our electric bill was over $400 and they refused to do anything about it. Our dryer and microwave have been out for months. They refuse to do anything besides take your money. DO NOT MOVE HERE.
Was there for a year and a half I think love how quiet it was over there and the staff was nice to me so no complaints there I think the most I every heard outside was kids playing or them cutting grass if you want somewhere peaceful you should check this place out
Great people! Ive been satisfied and comfortable here for close to 30 years! Its home!

The current state of this apartment complex is poor and it has been so for over a year. Management handles problems incorrectly which also reflects on there staff. The upkeep of the apartments have went down since moving in almost 2 years ago. Wasps and other bugs have invaded outside. The pool is never clean. Parking lines that should have been painted years ago never got taken care of. A request to fix our A/C has been drawn out for weeks. The supplemental window unit A/C that was given to us by the office barely can cool a bedroom. So we had to go and get our own window units and fans to do so because they refused to come up up with another possible solution even though we reported that it was 89 degrees in our apartment. Even after this they did not check to see if we were okay during this process. If we were asked about this apartment from a potential resident the only good thing we would have to say is the neighbors and neighborhood is good, but the lack of care from maintenance and management is enough to keep looking elsewhere.

The staff is quick to get you in and then forget about you. Ive lived here a month and a half and still dont have storage that was promised to me weeks ago. Also they dont have a smoking policy so your apartment may smell like smoke because it comes through the vents. They dont advertise that.

The Waterford Apartments charge for ridiculous water base structures and such on overall rent bill. The one bedroom apt. does not have enough closets: like a pantry, coat closet, walk-in closet is small. The one bedroom bathroom is in the bedroom only where company has to walk thru your bedroom. It's not worth the price this complex charges for rent and utilities.

I really like the new updated apartments at the waterford. Plus there seems to be always something new and exciting going on for us residents. The pool was recently updated, and now they appear to be adding a grill area. Can't wait until it is open.

I enjoy staying at the Waterford Apartments in West Little Rock, Arkansas. Although I have only been a Tenant for 8 months The property is Great. The two pools on the property are refreshing on a hot day. It is 5-10 minutes from retail stores, there is an abundance of grocery stores in the area and the variety of restaurants in the area is endless. The staff is friendly and easy to talk. The Apartment is affordable and very quiet.
