Property Ratings at The Villas at Riverview
The dumpsters are always full and garbage is all over the ground near them. One slide on the playground has a huge hole in it and it is unsafe. Requested maintenance on appliances is not done. Office staff do not answer the phone.
My daughter is afraid to say anything because of the repercussions so I will tell her story since the middle of May she has had no central air. It took more than a week to get 1 window unit in and it a 3 bedroom. The second one was put in a week later. They all had live in the master bedroom together with her 5 children and partner before that but this time they taped a painting I painted for my grandsons to the side of the window unit to block the hole. A third unit was put in and 2 weeks ago they insisted its fixed. It is July 3rd and it is 85.5 degrees in her apartment she has 3 window units running and the Central Air on and they manager told her to get sun blocking curtains. Her light bill has tripled she had to stay in a hotel when it was 95.5. They still insist the air is fixed but havent taken the 3 window out. The complex was notified that the maintenance man taped up my painting and there has been not 1 person to come do it properly. The back of the painting is on the outside of the window getting rained on. This is the worst place to live I have contacted Friedlam Partners who own the building 4 times I heard back 1 time. I have written the office 3 times and never heard a word. I asked if she could be compensated for the increased light bill and the hotel bill and now they said she can move out. Instead of putting them into another unit they would rather kick them out.
I can’t get anyone to answer the phone , office door or give me a phone call back . Very disappointed, tried to contact the office in many ways than on on different days. It’s been two weeks now. Already showing me it’s not the place to be .
The worst place to live in Rock Hill. Unsafe, poor management. Sketchy maintenance. They hire random people to come look at things like your water heater that I’m not even sure are certified. Someone should investigate this place. The worst living experience I ever had.

This place will sell you a great story! They will show you a decent apartment, and get your approved quickly just to get you in and then boom, they do nothing. My apartment is falling apart, holes, bugs, heat doesnt cut off, air does not work and when you report issues they tell you it will get done and never does. I went weeks without hot water, weeks without much of my apartment unfinished and I have a young child. When discussed about possibly mold they deny and say its dust. They also neglect the grounds, services, garbage and everything within site but yet build a new gym and jazz up their new office space! SAVE YOUR MONEY AND YOUR TIME! TRUST ME YOU WILL THANK ME LATER. I have been here less than 3 months and am ready to go!

Oof I don’t know where to start! Mold in bathroom! I don’t normally review! But I had to because I’m surprised how this place has more than 1 Star. Here’s just the some of the issues within the year We only get 15 mins (per tenant) of warm shower water. Spiders, COCKROACHES and then BED BUGS last month. Had to throw couch out. MOLD forming in shower floor Maintenance takes FOREVER RATS for a couple of days These are just a couple of the issues...

No ceiling fans Granite countertops, that’s a joke right? Property manager onsite, NOT!!! Outside storage, bigger joke it’s an old utility closet with the hot water tank & electric panel you cannot store trash in it!! The garbage disposal is me taking the trash out!!! Black appliances!! They are old refrigerators & horrible old electric stoves. The parking lots have large potholes! Newly renovated, no where near renovations. The cabinets in the kitchen are painted over & over, they don’t paint before u move in or clean. My dishwasher has dead bugs in it. I’m sending this from my fiancé’s phone. DO NOT LEASE FOR ONE DAY U WILL HATE IT!! Frank McClinton

Lisa at Villas Riverview was AMAZING, and I cannot stress that enough!! She worked with us and helped us get an apartment when others in Rock Hill wouldn’t. She’s very professional and clearly cares about the tenants and the property. The grounds are very clean and it’s located in a very quiet neighborhood. Apartments are getting updated and they’re a great size for the price. I would highly recommend renting from Villas at Riverview. I can’t wait to move in.

I would definitely recommend villas at riverview simply because they have the absolute best service. Lena and Lisa were both great big helps for me during my transition. Although I saw one unit that wasn’t as quiet what I wanted but on my next go round to look at something else, They both made sure I was put into somewhere where I would absolute love love love. & indeed I did. I was soo happy when I saw it. I have learned they both make sure their tenants are for sure and most definitely happy. I’m so happy to meet and greet with the new company that took over my apartment complex. These personal women are so awesome, I had a few Issues going on in my apartment for a couple years with pervious owner. The new company welcome me with open arms typing up work orders to get me taking care of. In all my experiences, I never got this kind of great services.
