Bethany is a small residential area about five miles northeast of the downtown area. Bethany attracts renters from all walks of life with its affordable rentals, from cozy houses to modern apartments. The neighborhood is a great choice for college students and university employees since Bethany is convenient to several schools including Nebraska Wesleyan University and the University of Nebraska-Lincoln East Campus. Bethany also attracts families and commuters who want to live in a quieter neighborhood that is still near the city center. Bethany contains a small commercial district situated along Cotner Avenue, providing easy access to local shops and restaurants, but residents also frequent Gateway Mall and East Park Plaza directly south of the neighborhood to access even more amenities. Residents in this laid-back locale can get a breath of fresh air at one of the neighborhood parks like Bethany Park which is a popular spot for playing sports and birthday parties.

Property Ratings at The Villa
I needed a place quick and had to settle. Price was good. My apartment reeked of dog urine the entire time. I didn't have a dog.
The property looks nice, but when I called to ask about any available units, they picked up the phone and immediately hung up on me.
After two weeks of waiting for my application to just be processed, I was told that not only was there another tenant who MIGHT want the apartment but that they couldn't give me a solid move-in date. My intended move-in date was 3 weeks from that phone call and I had waited two weeks already so according to them, it MIGHT not be ready after 5 weeks. This is incredibly stressful especially since I had ben searching for apartments more than a month prior to my move out date and asked about availability before I applied and was assured it would be. Please don't waste your money or time with this company.
The new property manager is amazing!! She is efficient and friendly. Plus the property is looking great.
The pool is never open seems like its only open when she has her grand kids over. Even though it is in the lease that you have to clean up after your dog no one does and its not enforced so there is dog poop everywhere. They never answer the phone so don't expect anything to get fixed if it breaks. They say that they will have someone come spray once a month or more if you need for bugs I have lived here awhile and have never seen a bug guy come out spent 4 months complaining and still no bug guy. But the apartments are a really great size for the price and they have lots of stuff for the kiddos close by. The apartments them self are kinda far out but everything you need is close by gas station, Dollar store, Walmart, Russ's and more.
This complex isn't horrible, but it isn't Amazing either! They allow pets which is nice for me since my wife and I have two kittens, there are A TON of dogs here, which means there is a ton of dog doo too!! Maintenance maintains, but I wouldn't say they do too much above and beyond, Other than the little issues, management is very easy to work with and get ahold of if there is a problem or emergency, and you see the manager frequently around the property.
