The rolling, green hills of Maumelle, Arkansas are lined with elegant homes perched on manicured lawns, many with great views of the mountains. Maumelle borders the Arkansas River, directly across from Pinnacle Mountain State Park. Lake Maumelle is also nearby, providing ample opportunities for boating and fishing. Maumelle is located about 15 miles northwest of Little Rock, and residents have easy access to I-40.
Located in the middle of Maumelle, Lake Willastien is a popular boating and fishing destination. The lake is bordered by a park with a playground, walking paths, picnic areas, fishing docks, and a gazebo. While Maumelle is primarily a residential suburb, a variety of shops and restaurants are available along the Arkansas River Trail on the north end of the city.

I love my neighbors and the community is very peaceful. My daughter and I feel very safe here living in this community. I hope that our front pool and hot tub will be fixed soon and our stairs and breezeway need to be cleaned up again. There is a lot of spider webs and animal fur that is accumulating in them.

I’ve been here for 3 months so far and haven’t had any issues. Emily has been very helpful the entire time. I really do wish there was valet trash at the residence, that would be helpful to stop everyone from making a mess at the dumpster and keep the property clean.

We have been at the Villa at River Pointe Drive for about a month and really enjoyed it! The leasing staff were very helpful, making the leasing and move-in process easy. We have had to put in one maintenance request so far for a minor issue, but it was resolved the very next day. The location of the complex is also convenient as it's set back from Maumelle Blvd, but less than a 5-minute drive from lots of restaurants, a Walmart, and a Kroger. I would recommend anyone to consider living at this complex.

One time There were roaches on the stairs time and time and time again, I asked them to do pest control, I didn’t even ask them to come INSIDE I just wanted someone to spay outside my door and along the stairs, and they never showed up. That’s was in JULY someone came in OCTOBER. My whole YEAR experience here i only ever saw pest control ONE time and it wasn’t even for my building. Along with that, they sent out an email saying someone would come by to change air filters…… NEVER HAPPENED

The good: Location is great. Groundskeeper Joe and front office staff are great. The bad: Pricing for the size of apt is high. Pool and hot tub areas locked more often than not with zero communication. Incredibly rude and unprofessional maintenance guy. Bluetooth gate system is extremely temperamental.

sometimes maintenance doesn't get to work orders on time. I've had to call three times to get my air filter replaced. Also, many neighbors smoke weed and it gets in the air vents.

I only have a couple complaints about my apartment experience at the Villa. We moved to AR a few months ago for my wife’s amazing new job, with a newborn. Everyone is nice and the location is great. The concerns I have are minor. The first issue is with residents not picking up after their dogs. There are poo piles everywhere with no one in charge of cleaning this (that I can tell). I also see dogs not on leashes quite a bit. The second area of concern is how loud our upstairs neighbors can be. I don’t fault the neighbors themselves, but the hardwood flooring used on every apartment level. I hear every step they take and since they are active, young adults, it gets really loud late at night, especially with a newborn baby. Otherwise, I love everything about the Villa. Staff is nice, maintenance is dealt with super fast and effectively, and every neighbor I’ve met has been wonderful. 4/5.

After they switched to the new management they increased the cost of rent by a significant amount and got rid of a lot of their perks. Poorly constructed apartments and noisy neighbors makes it almost impossible to sleep at night because you can hear every footstep from your upstairs neighbor. Have had multiple issues with the AC unit where it’ll be fixed for a little bit but stop working again. I switched units about a year ago to a bigger apartment and when I got the keys, the apartment hadn’t been cleaned thoroughly, there was no air filter, there was a burner missing on the stove and the dishwasher had mold in it. I’ve lived here for four year and it’s sad that it’s gone downhill so much but it’s not worth the high prices of rent anymore for such a mediocre living experience.

Air conditioning doesn’t work well and our upstairs neighbors are incredibly loud to the point where it’s hard to sleep at night. I’ve lived in these apartments for four years and I’m extremely disappointed in how much they’ve gone downhill yet the price has increased so much.

My experience so far has been great! It’s goin on a year since I moved here, and it’s been wonderful. Haven’t had any problems with anything, love both of the pools! Used the clubhouse couple times for a Go Away party, and a Baby Shower! I am renewing my lease for another year!!!

I moved in summer of 2022 and I have enjoyed the complex. Fairly quiet and I like that it is tucked away from the Boulevard, and not easily seen. I also like that it is a gated community. I have had maintenance address a few things in my apartment and their response time is great.

Love the apartment. Staff came quick to fix anything that had been damaged by previous renter. Only downside is my dishwasher isn’t working and won’t be fixed for days due to parts. I wish the apartments were checked through before a new renter. Overall, I really like the place. It’s very quiet and peaceful.

This place is peaceful. You never hear bad things. Get to know your neighbors it helps ALOT! Also, did you know you could rent out the lobby area for birthday parties? Maintenance is on top of things. The leasing office actually works with you as well.

The Villa started out as a great complex for me. It was quiet, cost efficient, and the amenities were useful. Now, the price has gone up $300, with an additional $40 utility fee, and less amenities and no unit updates. It is no longer worth the price, and it is no longer as exclusive.

I love how the staff is so amazing and helpful. I love the pool area and how it set up. I love the fact that it’s not trash all outside the neighborhood is very clean and quiet.

It’s been good until we started to have A/C problems back in late March, it’s June and we still don’t have a proper functioning a/c unit. The amount of requests we have put in and they’re not always completed is ridiculous. They came by last week to provide a new unit finally after almost 3 months without proper air conditioning, and they think that a $500 gift card is enough to compensate us for what we had to endure. Also there was a crack in our bathtub and we were told that we would receive a new tub, they came by to “patch up the tub we have now.”Just today our thermostat started to act up and now it won’t properly cool off our apartment because something again happened, hopefully they can fix the issue. It’s crazy how much we went through and RAM partners don’t believe that we should be compensated more for all we went through. And still wanted us to pay full rent. It’s actually sad and pathetic. Hopefully this apartment complex will get it in shape soon.

Moving to a new state is HARD but EVERYONE I came into contact with was extremely helpful! To making sure my unit was ready upon arrival (there was an issue with the Electric Company) to staying at the office until I got there (a little after the office closed).
