I’ve lived here for four years and couldn’t be happier with my decision. The grounds are beautifully maintained, and the amenities are outstanding. What truly sets this community apart, however, is the staff and maintenance team — they are consistently professional, responsive, and genuinely care about getting things done right. Having owned rental properties myself and dealt with numerous management companies over the years, I can confidently say this is one of the very best. The team here is efficient, courteous, and proactive — a rare combination. The location is ideal, and I especially appreciate the strong presence of military residents who bring a culture of discipline, fitness, and pride to the community. It creates a positive, motivated atmosphere that I really enjoy being part of. Although I could easily purchase a house, I have no desire to leave. Immediate Harassment and Disparate Enforcement Over Unwritten Parking Rules

The initial excitement about my new apartment quickly turned into shocking frustration due to the management team's unprofessional and hostile approach to rule enforcement. Within just four days of my move-in, I was immediately targeted with a rude verbal warning for briefly parking in front of my dedicated, non-obstructive garage, a rule that is not explicitly stated in the lease or provided in any written Community Policies. This action represents clear disparate enforcement, as I observe countless other tenants parking similarly without consequence. The management's subsequent failure to respond to a formal request for the legally mandated written parking policies confirms that this enforcement is arbitrary and inconsistent, creating an unnecessarily stressful and negative experience that feels like pure tenant harassment right at the start of my tenancy.

I’ve lived at this apartment complex for a while, and while the location and potential are great, the management and upkeep have been disappointing. The office staff is friendly enough in person but rarely follows through on resident concerns. Maintenance requests and community issues often go unanswered or take weeks to resolve. One of the biggest problems is cleanliness around the property — there’s dog waste all over the grounds, and it’s clear that enforcement of pet policies is inconsistent. It makes walks around the community unpleasant, especially since the dog park was recently downgraded instead of improved. What used to be a decent amenity for pet owners is now small, poorly maintained, and often muddy.

I wouldn't recommend The Tobin Estate if you are a light sleeper. There is a popping/dripping sound due to a water heater that management is aware of; it occurs at all hours and is particularly noticeable in the evenings and early mornings. Management is aware of it and has mentioned it is affecting several units. If you are one of the units that is affected by this it will likely wake you up whenever you are trying to sleep. Besides this issue, the community and amenities are really nice.

I’ve lived at Tobin Estates for over 4 years and tell my friends I’ve got a billionaire lifestyle—minus the mortgage, lawn care, and stress. While they wrangle plumbing and roof repairs, I just call my “staff” (aka the amazing maintenance team). Omar fixed my plumbing in hours—felt like I summoned a concierge. I often have the pool, indoor/outdoor gym, and Residence Hall all to myself, like I rented the whole resort. Other times, I get the camaraderie of fellow residents who also know they’ve cracked the code. Even Chat-GPT said I’ve got 70–80% of billionaire amenities. I say it’s 100% luxury, 0% headache. I love it here and plan to stay until they build me a statue.

Part of the first phase and the staff/apartment was/is still great. With new changes growing pains are expected but the change to how parking spaces are handled (payments for guest parking) especially after leases have been sign is wild work. Tobin is the place to be!!! Everything is so beautiful here - the apartments and amenities. It’s a great community for dog owners as well with the dog park and dog spa that is offered. I take my pup on nice walks and to play with friends at the park daily. It’s a safe, great place with kind staff and I recommend it to everyone!

So far it's been great! Love the amenities, it's so so quiet but you can tell people are active just very respectful of noise pollution. I love the greenery around the campus and how well it is up kept. My drive to work is also very scenic through the near by neighborhood and I like that I'm not too far from uptown/downtown without a bit of that inner city chaos.

The apartment complex harmonizes nature & urban living perfectly for me. Amidst 300-year-old trees, I enjoy serenity while staying close to city conveniences. Hummingbirds & occasional owls enchant me. Lush greenery surrounds the pool, lounge & gym. Relaxation is easy with hammocks & Adirondack chairs scattered around the grounds. Just 20 mins from downtown & 5 mins from the airport, everything is within reach for me. The staff has always been friendly and responsive. Love the apartment we live in. It’s spacious and has 3 full bathrooms. We couldn’t be more happy with the amenities to include dog park, gym, pool and residents lounge. Noise Disturbance!!!!!!

I’m beyond disappointed with the management at Tobin Estate at Okwell Ct. For weeks, I’ve been dealing with a serious noise disturbance caused by a resident who parks their Mustang right outside my bedroom window, with the exhaust pipe facing directly at it. Every morning at 4 AM, he starts the engine and lets it idle loudly for 20 mins before driving off. The noise is unbearable, and the smell of exhaust seeps into my apartment, making it impossible to sleep. Being repeatedly woken up at 4 AM is unacceptable, especially when the lease agreement clearly states that residents should not disturb their neighbors. It’s frustrating to see that management is either unwilling or unable to enforce their own rules, leaving tenants to deal with the consequences of their negligence. I’ve reached out to management multiple times, and while they promised to handle the situation, they did NOTHIN! When I followed up today this is was their response - If the noise is impacting your sleep, we suggest considering heavier curtains or a white noise machine. WHAT?!?!?!?!?! We're paying $2500+ for the appartment just to be waken up at 4 AM every single morning!!!! I feel helpless I have to stay here for 1,5 yrs

Tobin Estate has a wonderful tight knit family community, especially when it comes to pet owners, not only the dog park but the pet spa and the dog waste disposal stations always stay in stock to help keep community clean. In other ways, the office always organizes events to bring in the community like bagel parties and valentines gift baskets. Maintenance requests are answered with urgency and the maintained team does an impeccable job at communicating and updating status on the requests. For that reason it’s hard to beat!

I’ve really enjoyed my time living at The Tobin Estate! The community is absolutely lovely, with beautifully maintained grounds and fantastic amenities that make daily life enjoyable. The pool, fitness center, and shared spaces are top-notch, and it’s clear that the management puts a lot of effort into keeping everything in great condition. One of the best parts of living here is the staff. The team at The Tobin Estate is dedicated, friendly, and always willing to go the extra mile to ensure residents have a great experience. It’s been a pleasure working with such a delightful and professional group. The only downside is that it can be a bit noisy at times. Whether it’s from neighbors, traffic, or general community activity, sound does carry more than I’d like. That being said, the positives of living here far outweigh this one issue. Overall, I’d definitely recommend The Tobin Estate to anyone looking for a wonderful place to call home!
