The Shoals at Chickamauga Lake

Great location. Great place to live. Silent and good lake view. Easy access to highway. This is my first apartment in US and really like this place.

The staff and community here are amazing, super friendly and always willing to help. If we need anything we’re not afraid to contact the office for assistance.

This community is a great place to live no issues with anything. I have had no issues living here, they take care of everything I have needed

Parking is an ongoing issue for residents. There are days where I can't park anywhere near my apartment as non residents are not held to rental agreement parking areas. Driving is supposed to be one way for safety and that has not been enforced which is a huge safety issue. Non residents are using amenities that are for resident use such as the dog park and those non residents live in nearby homes, some linger on property and look into and disturb residents. We pay for pest control monthly but I have only had two occasions where they have actually come into my apartment to spray. There are many inconsistencies and I've not been impressed.

We have lived here for 4ish years. Jason has been the best manager we have and same goes for David. He is always on top of matainance, everything is taken care of within a day or if it's something major it's usually fixed right away. The views are amazing. Lots of wildlife to watch. Very family friendly complex.

I love living here so far but wish it was easier to reach the staff when necessary and that things, such as maintenance needs and questions answered, were completed in a timely manner or at least when promised.

We love our apartment and feel very safe here. The staff, Jason the manager, and David the Best maintenance man, are both very professional. The Shoals has many amenities. A great place to work out is one. Bikes and canoes can be reserved for use at any time. Great since a person does not have to bother with personal storage. The Shoals has a beautiful view of the Tennessee River. Also, the Shoals is between North gate and Hamilton Place.

For the most part it has been a good experience so far. Neighbors don't always abide by guest parking rules and parking can be a challenge for residents which has been a huge frustration... Trying to get a kayak has been extremely challenging as we've nor received responses to our request via email or return call.

Great place and location to live. The view of the lake is awesome. Has a pool and gym onsite to enjoy. Good location away the the city but still close enuf to enjoy.

Great place for peace and quiet, with a wonderful community to grow with. My daughter loves seeing the deer that walk along the woods, and swimming in the salt water pool!

I had very good reviews until lately. Maintenence and amenities are slacking. Pool has been closed 8 days now. Really very frustrating to pay for things that aren't maintained properly.

Good however when lease was about up and we asked to go month to month the price quoted took us off guard. Everything has been good overall during our stay.

Pretty good living here only a couple complaints with wasps on the balcony and people leaving trash in the breezeway but other than that perfect and great parking always spots available

Great community. Friendly residents, good amenities, nice quiet apartments. Saltwater pool with grill area under a nice gazebo on the pool deck with a fire pit area to hang out with friends and family. Amazing views of the water and beautiful sunrise and sunset views. What is there not to like? The Shoals is a place to call home.

Been here since 2020 and have loved every minute. The views are nice. It's super quiet. The walls are thick you never hear your neighbors. Everyone is very friendly in the office.

The people here are so nice and it seems like a really nice place to live so far, we needed help with mounting a tv and another resident helped us just because we are neighbors.

I just received my lease renewal and the rent is going up $290 a month. Although they like to tell you that they raise it to reflect the market rent, that is a lie. My current rent is already higher than the current market rate. Renter beware!

Taylor made everything easy for our move in. I am so loving our location, we found the rock quarry five minutes from our place. That is absolutely amazing to go explore. The maintenance guys have been so helpful as well.

Maintenance was on point when I needed them which is super nice!! On time and showed up and really explained what I needed and fixed other things I needed

Everyone is so nice and the view is amazing. It's so peaceful and quiet, and it is also very clean. You can tell that they take pride in the area.

Everything is great living here. The maintenance crew with David and Zay is incredible and beyond helpful. The office staff is very helpful and awesome.

Overall satisfied with my time here. Feel safe and the grounds are always kept clean and neat. If an issues arises it is fixed in a timely manner.

Overall a nice place to live in a peaceful, walkable neighborhood with nice lake views. Nice to finally have stable mgmt. New assistant, Taylor, is super friendly and helpful. Property is kept clean and I always feel safe. My issues with the building is the old doors and windows which are not sealed well and allow cold air in, requiring much effort on my part to seal all around the door at night to keep cold out, but still had a nearly $200 EPB bill for Jan. My sliding glass door is hard to line up with the lock and thus closing and locking is a challenge. Maintenance never properly sanded the edges of a new interior door and thus it is hard to close, and lastly follow up communication from mgmt is slow, usually requiring me to initiate follow-up conversation. The rents are going higher than other communities I have checked.

We are loving our location and the spectacular view from our window here at The Shoals of Chicamauga on the Tennessee River. Also at the Chicamauga Dam we can go left to Hamilton Place or right to Northgate Mall. Either way there are plenty of good places to eat and to shop. It is quiet here and we feel safe.

Taylor at the front office helped make my move in as easy as possible. The apartment was perfectly clean and ready without any issues. Beautiful view of the lake and it’s a very quiet residence. Would highly recommend!

Love this place, it has everything you need. It’s close to shopping and close to water sports. Excellent service from the manager staff and the staff that fixing things.

The Shoals Apartment Complex is an awesome place to live. The staff here is amazing. The location is perfect with a picturesque view of the lake. The apartments are very spacious with up to date appliances. I would recommend this complex to anyone.

Cute quiet community love it here! Always parking with beautiful views of the water, cute little 24/7 gym and laundry room. Perfect place to live!

My apartment could use some repainting. Carpet was not replaced before I moved in and has some issues. Did get 3 new appliances, but the stove is old and the touch button cover was cracked. Maintenance team is amazing now. Previous ones were incompetent. Management is evolving into a good team. Apartment has some issues, generally from previous ownership trying to not spend money on prevention.

No dryer ventilation, which is somehow allowed. Many holes in baseboards, sagging ceilings and uneven floors. Ground floor units smell like and likely have mold. Maintenance staff is great, but contractors are extremely slow (sometimes weeks to months late). Outdoor landscaping looked bad during our lease term, but seems like they’re trying too get it looking better. Customer service overall is above average.

Moving in was easy and the apartment was clean. The water pressure is very good and the amenities are well maintained. Really happy to have moved in.

We love living here. Been here 3 years so far. Office staff is great. Maintenance is great. Everything is clean. Views are amazing. Close to everything without feeling like you live in a busy area.

We first lived here when our children were still young. They have fond memories. We were transferred to Jackson Tn. Later we returned and our same apartment just became vacant again. What luck. Our children are now adults and have there own families. My husband and I have a studio or you could call it a bungalow. Our neighbors are friendly and it’s quiet and peaceful. We consider this our home always and now we are home again. The office staff is very helpful and professional. The maintenance team is extremely knowledgeable and fixes any issues in a timely manner. David, the team leader is very knowledgeable and has a wonderful happy attitude every time you meet him. We do love it here at The Shoals on the Chickamauga.

I have had a great experience living at the shoals. There have been a few bug problems but pest control does come around quite often and spray. It is a safe community and close to downtown and Hamilton place. The apartments have been updated and are well insulated which you can’t say about the newer pop up apartments with the paper thin walls.

Not bad. Communication could be quite a bit better. Maintenance does a great job and seems very professional while doing their tasks. Have had some issues with the managers in there in ability to stay on task with promises.

I have enjoyed living here for the past three years. The scenery is great. The apartment layout is awesome and feels like a home. My neighbors are friendly and helpful.

I have lived here for 3 months now. It is a wonderful place to live. The staff here is amazing. I’m sending a shout out to Tae, Jason and David they all go beyond what they need to, to insure you living experience here is top notch. I would highly recommend The Shoals to anyone looking for a new home.

The office support staff and maintenance team are professional, knowledgeable, friendly, and thoughtful — the very best! The apartments are very old, with ongoing problems associated with the age of the structures (old window/window screen/blinds systems, old ill-fitting patio doors and screens, old plumbing and wiring, etc., and occasional noise issues) with unusually high rent price points. Nice neighborhood, good location, with some pretty views.

Beautiful views and environment!! Perfect spot by the water, friendly neighbors and love the balcony size! Recently moved to the state and super glad we found this spot.

We love it here. The power goes off sometimes but it’s usually not the complexes fault. Nice and spacious apartment for us and our dog. We love that we can walk down to the lake or go to the restaurant down the hill.

Everything is great other than the landscaping. There are dead trees still and spaces where the tress were removed and not replaced. A lot of positive things are being done but landscaping is not one of them.

This property is so beautiful and I’ve enjoyed being closer to nature and away from the hustle and bustle. It’s definitely a little nook of serenity.

Enjoy living here. Quite, close to downtown, and I feel safe. The pool is a plus and grill. I would recommend to friends or family. I would renew my lease if we don’t find a house before then.

The staff here is amazing. The complex is in a great location. The apartments are spacious. I really like being close to the lake. The amenities like the pool and gym are a nice asset to the community.It’s only minutes away from the airport, mall and popular attractions. For anyone moving to this area I would recommend this complex.

Love it here! The views are amazing :) My dog loves the trails all around the Complex. We love walking down the the water and being so close to Greenway Farm Dog Park.
