I have moved a lot for work and i have to say royal colonial is the spot. Right on the water, nice staff, all redone. Very quiet and everyone is respectful. Would highly recommend.
We lived there for 2 1/2 years and loved it. It is so convenient and close to the beach. We met a lot of great people there and the property looks beautiful. We loved our apartment and the ocean breeze.
My family and I moved here about 1 year ago, it’s been a great place. Our two kids love it. The location is perfect, we are so close to literally everything. The people that live here are very friendly as well. Apartments are very well maintained.
Since moving into Spanish River Apts in November I have been nothing but impressed with the community, apartment , and the staff which is on the property daily taking care of the grounds day after day !! The property manager Sheena , who also lives her has been available whenever I've needed anything to be done asap !!! I am a very particular person when it comes to service and maintenance and they are right on the money and things get done within a day or 2!! As far as the grounds and our view !! You will not find a better place in Boca!! 2 pools right on the Intercoastal, staff cleaning grounds and building daily , and covered parking if you want . I wake up or sit by my pool watching every boat you can imagine go by right in front of me as they cruise the Intercoastal, I could not have picked a better place and will be here for a long time . Oh did I forget to tell you? Try and find a place like this in East Boca and compare prices ? Some places I looked at were rediculous and over priced and I feel Spanish River was very fair for this area , you can walk A1A as well as wall to the beach !! That's my review and its worth coming by and at least check out the community, you won't be disappointed!.
I just renewed my lease at Royal Colonial Apartments for the third year. I can’t say enough about the property and manager, Sheena . Anytime I have an issue it’s resolved immediately via text (AMAZING). I enjoy my weekends poolside watching the boats go by. It’s a beautiful family friendly community with an amazing sunset view. Can’t rave enough about the community and my home.
Such a great place to call home, the view is outstanding and the property manager is such a sweetheart, lived on the property for four years now, very blessed to call this place my home!

This complex is ran by cheap, money hungry people. Will avoid at all cost to repair anything in your apartment or on property to save a buck. Many current residents warned us before we moved in but we loved the view so we took a leap of faith. I COMPLETELY REGRET SIGNING MY LEASE. Jimmy the landlord only cares about his profit margins and could care less about his tenants. Never answers when a problem is occurring. So many things broken around the complex including the gym equipment which he refuses to fix or replace. The property manager isn't any better. If its not going to benefit them, then your problem is not important. The walls are extremely thin and you can hear people talking that are 2 apartments down. just overall a horrible experience. Glad my lease just ended!!! I have rented many times (9 to be exact) THIS WAS BY FAR THE WORST EXPERIENCE I HAVE HAD WITH RENTING. STAY AWAY!!!!!!!!!!!!!!!!
I am a an apartment renter by choice...Beautiful view of the intercoastal and a short walk to the beach- can not beat the location in such a beautiful environment. This is the second property i have lived in owned by Investments Limited. They made the ease of the transition from one property to another super easy and worked with me to make it happen smoothly. Jimmy Batmasian truly cares for his tenants and is vested in this being our home, and that we are comfortable and enjoy living here. He is focused on updating and maintaining high quality properties. Mandy our new property manager manager responds quickly, follows through on requests and maintenance quickly, and follows up on all requests and repairs made. I highly recommend Royal Colonial to anyone wanting an easy living lifestyle on the island of Boca Raton...
The best place to live!!!!! Nicest staff always there when you need anything! Million dollAr view on the water ! Very quiet and safe ! Easy walk to the beach you can't beat it!
