Property Ratings at The River House at the Trailhead
There are many apartment complexes that will pay for your water, sewer, trash and more NOT this place. Rather, they make you pay for their utilities in all of the shared “common spaces.” No one lives in the clubhouse, and we are not condo owners with a vested interest in the property yet, they bill every tenant for their operating costs. Additionally, parking is a nightmare, gang activity at going on at the professional complex garage right next door to property and the units are of below average standard for the price.

We are so excited to move into our new home at The River House Apartments! It's such a beautiful place that we're lucky to call home. The property has got to be one of the most beautiful places in the city - it's so peaceful with all the trees and the river view. Our apartment is amazing - we absolutely love the layout and hardwood floors. The layout was really well thought out to include plenty of storage. The natural light that comes in through the huge windows is also a plus. One thing that makes this place stand out is the community amenities. There are so many great spots to hang out outside, like by the riverside or in the BBQ areas. There's even a really great fitness center that was just updated. We cannot express enough gratitude to Kristina, a standout member of The River House Apartments team. From the moment we began our search, Kristina went above and beyond to make us feel welcome and ensure we found our perfect apartment. Her dedication, professionalism, and warm demeanor made the entire process seamless. A special shout out to her for making our transition to The River House Apartments such a positive experience! Management: The management is super helpful and friendly. From the moment we started working with this property to find our home, they made sure we had everything we needed and more. They are always available to answer any questions and handle concerns with genuine concern. Property: The property is beautiful, right next to the river. The apartments and surrounding area are clean and maintained. There is a dog park, large and fenced, with grass and doggie "playground" equipment. The workout room is nice and up-to-date, and there is also a playground for kids. Mostly quiet except for when there is maintenance being done or lawn work.

Living here for over two years has been an absolute joy! With both old and new management, I've consistently been impressed by the level of service provided. Under the new management, they've really stepped up their game. Monthly events have brought the community together, and they share monthly newsletters to keep us in the loop with local events. They've organized awesome wine nights, coffee events, delicious food truck gatherings, and so much more! Thanks to these wonderful events, I've even had the pleasure of meeting several of my neighbors and have formed lasting friendships with them. And the location is breathtaking! While there have been some hiccups like the unheated pool in the summer, which was a bit disappointing, overall, the property is well-maintained and has a welcoming atmosphere. I'm really grateful for the dedication and effort the management puts into making this place such a wonderful home for all of us! I have recommended this place to my friends and family and believe so many would love to live here!

Ruthless exit practices. Do not rent here if you have any notion of moving before your lease ends. They hold you to a 2x + last month rent Fee for breaking your contract, regardless of the demand market. Even if someone moves in right behind you, you will still be charged this insane fee in this 2022 rent market. They're going to charge me almost 4 months in rent to break my lease. Management should feel ashamed for this business practice. DO NOT RENT HERE!

River House apartments are updated and in a beautiful area. We have gotten to go walking on the centennial trail, made my commute to work quicker with the freeway access, and we have been able to get settled in. The community is welcoming and our neighbors have been very pleasant!

I absolutely love living at the River House apartments. The office staff is friendly and responsive, maintenance is great, the location right on the Spokane River cannot be beat. The apartments are beautiful, with high ceilings, plenty of storage and large patios. The pool and outdoor areas are amazing. I truly cannot say enough good things about living here!

Riverhouse was a great place to call home. The staff, including maintenance, was excellent. The location was the best, right on the river with the trail to walk the dog. Miss it, if I move back to the Pacific Northwest I would consider moving back to Riverhouse!

Its a great place to call home. I love being next to the river and trail. They think of everything from a bike stage locker to a beautiful outdoor lounge with a fireplace. Its also very quiet and the office staff and residents are so nice.

We loved living at River House at the Trailhead apartments! The location was amazing, we were able to go on daily walks on the gorgeous centennial trail and a fast commute to the freeway. We even kayaked down the river and landed at our apartment complex and walked the kayaks to our apartment. Such a fun place to live! The apartment is up to date and spacious. We always felt safe and had friendly neighbors. I would recommend living here!

Wish I was still living at Riverhouse! My apartment was situated 50 feet away from the Centennial Trail, right on the Spokane River. It is the quietest place I have ever lived and an unbelievably pleasant place to stay. Many options for shopping and dining and close enough to the freeway to enable speedy commuting. The staff I talked to during my three year stay there were always helpful and the place is managed so well that the few items that came up were handled quickly and met my expectations for quickness and quality of service. A quick shout to Jen in the office and Mike, the maintenance chief! The staff that I talked to over the last three years were friendly, helpful, and always wanted to make sure that they were doing their best to make my living experience at Riverhouse as enjoyable as possible. They succeeded!

Being a resident at river house at the trailhead has been great, Ive met some great neighbors and made friends within a few months of living here. I dont enjoy the few parking spots if you dont have a covered car port, there have been times where I had to park across the complex but the other than that, I love this complex. The receptionists at the leasing office are very understanding and nice, its make living here much more enjoyable.

Riverhouse at the Trailhead has exceeded all of our expectations. We have been accommodated and always given help when needed. I have grown to love each and every one of the office staff/maintenance and appreciate this place so much. As apartments aren't always long term homes, I will cherish this apartment in my heart for a long time.

I have lived at River House for over a year now and it has been a wonderful experience. My dog and I love that we sit along the centennial trail. I have a corner, top unit with large windows and the natural lighting is amazing. Honestly its been such a joy to live here. The staff is friendly and genuine, neighbors are nice, common areas are all well maintained. I highly recommend, 5/5 stars!

I love this community very much if youre looking for a family oriented home, surrounded by beautiful environment and a staff that seems to care this is a good place. What are you going on a walk around the community sitting on your own patio were going for a bike ride on the trail. This community has what everybody wants

Price is fair, easy access to the centennial trail and the apartments are pretty good. Staff is nice and easy to work with, maintenance is quick to respond. Pretty good parking too, usually find a spot close to your apartment if you’re not paying for a spot. All in all, best apartments I’ve lived in.

This community as a whole is amazing. We enjoy the ability of being close to the city and yet far enough away it doesnt feel like youre in the city as well has having the trail in our back yard. However there are one or two issues that I have which is one the over watering of some areas make it almost like a swamp to walk through. And the maintenance team has some communication issues sometimes. But otherwise its a great place to live!

This is a perfect spot for me and my 2 pups-the trail is right outside the door. We walk every day along the river, and they are in the best shape they've every been in. The apartment is everything I could ask for. I have a one bedroom, and there is more storage than even I need. There is a pantry, and even though I like to stock up, I haven't been able to fill it yet. The property is beautifully landscaped, and maintenance is great-I've only had a few small requests since I moved in 6 months ago, but every time I ask they are right on it. I love it here even though we haven't been able to use pool or other amenities due to Covid.
