Property Ratings at The Ridge Overland Park
Management isn't able to do much, overall its poor quality shows and is maintained with a lack of following through. Seriously, encourage you to look else where. You do not want to live here longterm! Kind of agreed by the majority and oh the horror stories...
I am extremely disappointed with this place & would not recommend them to anyone I know. The management lacks professionalism & DOES not respond to emails or return phone calls. I moved in on 6/30 & have had a cockroach issue since day 1. As of today 8/8 pest control has been out 4x yet I continue to have to kill roaches daily. I’ve asked management multiple times since 7/21 to be moved to another unit & have yet to get an answer. I’ve sent emails with pics as well as called & left messages but still NO response. Since being here I have NEVER used the kitchen because it’s unsanitary & that is where I see a lot of bugs. I am unable to sleep, suffer from anxiety, VERY uncomfortable & I just literally have no peace, among so many other things. All of these things I have expressed to management but still nothing! I am appreciative that pest control is TRYING to get the problem under control however I should NOT have to suffer with this problem for however long it takes to fix it & honestly even once the issue is resolved I will NEVER be comfortable in this unit. I’m just disgusted, my view is tainted at this point & I’ll always feel as if the bugs will be here. I need to be moved to ease my mind & allow me to be comfortable in my own space. The lack of communication on Jenny’s part is unacceptable as the manager & it’s sad that she couldn’t spare 5 min in the last month to try to find a resolution to such a HUGE issue for a new resident. I love the area/community but aside from that this is NOT a place you want to be. This is definitely a lesson learned for me.
Worst maintenance I have ever experienced. AC goes out and they wait until it's cool out to come by and tell you it's not an issue now. Our locks haven't worked since we moved in over a year ago. Neighbors leave trash and appliances outside. This is the worst place I have ever lived and I moved here from Troost.
Mediocre facilities with non-responsive management and maintenance teams. Decent amount of room for the price, but unprofessional staff from top to bottom. Pathetic for the area.
Worst apartments I have ever lived in. Horrible management. They paid for “five star” reviews. I lived with black mold they said was “dirt”. Nothing was EVER fixed. My house would be above 80 degrees in the summer from a faulty ac. These pictures are a JOKE. The complex is the most run down place I have every seen. Plus the last year I lived there they tried to raise my rent by $350 in one time!!! Save yourself the stress and move somewhere else.
This place will raise your rent over $100. They won’t have maintenance come fix your problems, you’ll be waiting over a month to get your refrigerator or dishwasher fixed. They pick and choose who they like and who they don’t. They are the rudest most unprofessional girls I’ve ever encountered. You don’t want to live here.
Excellent apartments, great management and good neighborhood
I really like this 700ft apartment you guys have! I am currently living in a place that id rather not live in and i would love to live here. It is spacious and has a fireplace, balcony, washer and dryer hook ups. I really hope they still have a room available by the time January comes around because it would be nice to live in a new place. I am from Topeka, KS and i want to move to a new town for college. I plan on attending Johnson County Community College to get my RN once I get situated in Overland Park. I can not wait to start my new chapter in life when i move, and hopefully that journey can happen in this apartment.
I love this place. 2 bedrooms with a large living room and kitchen. The place had a gas/wood burning fireplace for a cozy winter evening. Nice size patio overlooking a beautiful courtyard. Neighbors are wonderful. Staff are very approachable. Clubhouse has a 24 hour gym and a huge pool. So glad I found this gem!
