Property Ratings at The Ridge Apartments
I’ve lived here for too long meaning 1 year and wish I could go back in time and stop myself from making a bad decision. Even with new management, this place has so many issues: outdated cabinets and counter tops(everything sticks to the counter tops because they use cheap paint), outdated appliances, the stairs and walkways are held up by stabilizing wood beams(literally falling apart), paint over hair, bugs and mold in the apartments, painter’s tape residue on everything including mirrors, windowsills and flooring, low water pressure, constant inspections (a/c, appliances, fire extinguisher, patio space, pest… why don’t they inspect my car too, at least that would be useful). If you tour this place, look closely in the corners, you’ll find 10 years bad luck, oh, sorry that’s some poor person’s hair they pulled out from all the stress this place gives you. Valet trash is useless, maintenance is useless, management is useless. Unless you’re useless, don’t sign a lease. You’ll regret it.

When I first moved to this complex it was perfect for my budget and it had everything I needed. I lived here for 4 years and for the most part it was a pleasant experience. However, once the new manager took over and the maintenance staff changed everything went downhill from there. Communication was erratic and not clear; orders were unfulfilled, and services were not done. I went a whole year with the paint on my tub falling off and was giving a ton of excuses as to why the order service could not be completed. The trash valet doesn’t get picked up within schedule and there’s no way to opt out of the service. The property is old, built in 69, but I was willing to overlook that due to the “low” rent at the time. The current rent prices do not match the location, age of the buildings, quality of services or overall value of the units. Just go up the stairs of the building next to the office and you’ll get a feeling of the conditions you’ll be living in. There are newer apartments in better locations for the same price range.

This is the worst apartment complex I have ever lived in. The bathtub peels it’s so nasty I can’t even take a bath. There was mold all over the bathtub when moved in and called matenance and informed them they looked at it and look at me and said it wasn’t mold to my face and wouldn’t do anything. I have an auto immune and it’s made me terribly ill. The kitchen is minuscule for the price you pay. The water constantly leaks and there is no water pressure. The railings outside wave if a wind comes worrying me that they are incredibly unsafe. The walls are paper thin and the neighbors have complained about noise from just existing which I’ve never had a noise complaint from another apartment before. The dishwasher isn’t installed correctly and fell out on me. The AC doesn’t work at all and has been complained about many times in which maintenance never shows up to fix. It will day cooling to get down one degree cooler for over 4 hours and only changes at night when it gets cooler out. The floor in the bathroom is coming up due to the moisture in there and a non working fan. If I cook anything in the kitchen I have to open a window or die of smoke inhalation. If you miss one day late on rent they charge you a late fee which is fine but then also send you a note in your door about getting evicted. And give you only 4 days to get out even when paid. I have to call every time to remind them I paid my rent. The list of things wrong with this place just goes on and on. Please please do yourself a favor and look into one of the other apartments nearby because the ONLY good thing about this place is it’s close to mopac and HEB. Seriously this place is a dump. Do not be fooled by anything they show you because you will not be getting the place they show you!!!! Renter beware!!!!!
The complex is situated right across from a supermarket and a bus stop. The primary reason I chose to live here was for this convenience. However, for the past 3 years, the property has had issues communicating with their renters. During their renovation process, less than 24 hours was often provided to move cars or have them towed. There have been several occasions where no one was at the front office during business hours without notification. A new online payment system was implemented in 2016 before rent was due and the registration code required was emailed only after rent was due. Maintenance requests were moved to a new system that only allowed submissions through an iPhone app or an online portal. If the online portal errors on you, you are given a non-working phone number for support.
Located north of downtown Austin in a very nice area that is surrounded by family suburbs. It is walking distance to an HEB and also there is a bus running to UT campus very close. The management is nice and the people who live their are nice also. The only drawback is that sometimes the front office does not pick up the phone and you have to call more than once to reach them. Overall a nice place to live and I would recommend this place to older students and young professionals who are looking for a quite place away from the main city.
