The property is not maintained well at all, always trash in walkways and stairs - the valet trash company leave scraps of trash throughout the breezeways and seems there is no grounds person that comes through to pickup property. which is disappointing that we have to pay for a trash service that leaves our living quarters in poor condition -trash and spilled liquid that trails through the walkways and down the stairs and the property has yet to pressure wash the grounds to at least help the situation. I'm embarrassed to even have visitors over because it looks gross. I hate to leave this review, as the units are really nice and the property itself is as well but the upkeep is poor. and the gates are broken and have been since i lived here, which has been about a year now.

I would be hesitant to recommend this community due to the aging condition of the units structurally (I spent the last 3 years sleeping with ear-plugs due to all the creaking and popping noise from upstairs night-owl tenant) and the excessive "Market-Rates" vs Value being charged.
I’ve lived here for 4 yrs. The leasing team is very patient, caring, and professional. Sandra was my wonderful leasing agent. The highly skilled maintenance team responds quickly and is very caring. The property is well maintained and a beautiful, peaceful site every time you arrive home. The school district is outstanding! And was the main reason why I moved there. The reason why I moved out is because I need assisted living or I would have stayed.

I would recommend this apartment community to my family and friends because it is a great place to live. The community is clean, diverse, friendly, and quiet. The landscape is beautiful. Last but not least. Residences McGinnis Ferry would not be a great place to live without the office staff. The office staff is knowledgeable and professional. The office staff are always showing their appreciation by giving back to the community.
The whole team headed up by Christy are great! Requests answered quickly and they stay on top of the grounds.
I enjoyed living there. The office staff was great. I was unhappy about the maintenance supervisor when I was moving out but,overall living there was a dream.
The parking is the only issue we have had in the 3 years we have been here.
I would recommend because of professionalism of staff, spacious apartments, response times of maintenance, and location to stores and restaurants.
I've lived here for almost 3 years now. They added mandatory valet trash and it's not perfect (duh) but the office helps if you call and tell them you got missed or something. Most of the places I looked at before had it so I figured eventually here would too. If my neighbors could follow the rules it would be a lot better LOL The office girls are nice(if it is the same girls. they switch a lot) and maintenance is pretty fast. I'd rather live here and pay for the small services and a regular rent than go to ATL or john's creek and pay everything but my first born for half the size and mediocre service. If they could do something about noisy pets on patios i'd give 5 stars!!

Community is going downhill fast. Trashy with broken down cars in the lots, trash throughout the stairwells, ridiculous trash fees when the trash is constantly overflowing and left outside apartment doors, incredibly noisy, disrespectful tenants. Management not truthful. Much nicer communities in the area to move to.

More updates needed to units but great staff & location. Grounds seem to be well maintained. And no signs of insect infestation.
The whole process though extremely professional, was handled in a way that made you feel really welcomed into the community.
The staff is great, but the rent price vs. Material issues almost isn't worth it.
It's too expensive for me but the location is good and that staff are great.
It offers a lot of green space which is important to me. Also the layout of my apartment is great use of space.
It is a lot of money for apartments this old. The windows, walls, and plumbing is old and you can see it and hear it.
I really do like this apartment complex and would recommend it to others.
It is very quiet and I would recommend it to people with dogs.
Where do I start: Guest gate broke for six months. 30% rent increase. Police presence. Cockroaches in and around units. Uncaring staff. Glad to have moved! Honest opinion- beware!

the maintenance crew here is the best we have experienced ANYWHERE, quick and friendly and they get it done right the first time
I would definitely recommend living here. Fantastic staff, extremely clean, and the people are extremely friendly.
I would recommend it because the apartments are pretty and the balconies are lovely. Also, the office personnel are professional and friendly. I would not recommend it because reasons stated above (dog waste and high rent).

Our tour guide went beyond and above!!...would rent just because of how well she did the tour!
This community is a very safe and helpful during these type of problems plus the service here is very nice and kind that bring end to problems quickly and do it cleanly.

I rented from The Residences for 2 years. It was great in the beginning. I enjoyed living there and had good neighbors. All of that changed in late 2019. New people moved in and things got less peaceful from there on out. Two key events worth highlighting. One is that there was a murder of an 18 yr old boy just a few doors down from my unit. After this happened, the mgmt did nothing to secure the property except put up a couple “no trespassing” signs. My unit faced a wooded area that was dark at night. The building lights never worked and they made no effort to try and make them work. While the murder happened in broad daylight, they still made little effort to secure the property after this incident. Then, the mgmt moved in bad tenants in the unit beneath me. They slammed their doors at all hours of the night, played loud music and smoked marijuana. I couldn’t tell you who lived there because there was a steady stream of people in and out of that unit. The icing on the cake was when one of the tenants from that unit came knocking on my door in the middle of the night harassing me and trying to get me to open the door. I had to call the police and get an escort to safety. I later learned that my next door neighbor had the same thing happen to her a few days later. The next day, I went to the leasing office and spoke with Antinia. She was empathetic and promised to do what she could to help. She offered me a unit transfer, which was not an option given the unsafe nature of the property. That’s about as far as the empathy went in this experience. While the mgmt was never rude, they also showed little to no empathy about my situation and why I was leaving. All they cared about was trying to get every dollar they could from me before I left. They essentially told me that I signed the lease, they have no liability and I owed them the money set forth in the lease if I was going to leave. When I left, I didn’t do a final clean because they were keeping my deposit. They not only voided my deposit but then sent me a bill for cleaning fees, carpet cleaning fees because I had a pet (even though I also paid a steep pet deposit and my pet never messed up the carpet), and a fee to remove christmas garland from my balcony. This experience not only cost me my sanity but also several thousand dollars just so I could have a safe place to live. My advice… avoid this place at all cost and do your due diligence with the Suwanee PD before you sign your lease.

I love it here. It is just too pricey for me. I would recommend it to people with 2 incomes or financial able to pay it. It is a great location and I love the tall trees and not just concrete everywhere.

This apartment complex is a great place to live. I have enjoyed my time here since I moved here. The staff is great to deal with and very happy to help. Any maintenance requests are done in a very very timely manner. I am always impressed by that and always use that as a point to brag amongst my friends. It' also kept clean which is very important to me. So, I would highly recommend it. I wasn't to particularly mention Arely and Samiya who are just awesome!

I would recommend this apartment community; however, I was suggest that my friends/family be cautious of who they live around. Our neighbors above us continue to stomp & run extremely late at night. Even after addressing the situation politely, the noise level from our neighbors hasn't changed. Additionally, I smell marijuana near other buildings & in our bathroom almost every night.

The community is tucked away and quiet. The landscaping is beautiful. My neighbors are questionable as packages were stolen from my front door. Samiya was basically the reason I selected this place. Deciding between two communities, her followup and attentiveness was the Deciding factor. Overall I am satisfied thus far. Thanks Samiya!
