I cannot express enough how grateful we are for the Maintenance Staff at Auburn Hills. You hear horror stories of other Apartment complexes in Topeka regarding Maintenance issues and Property Management, that is far from the case here. We have had very few issues in the 3ish years we have lived here but, the times we have, Maintenance is on top of it. Their response time, their friendliness and how much they care is truly unmatched. We continue to be residents at Auburn Hills because of their staff and their care for their properties. I highly recommend moving in if you are looking to find somewhere safe and well taken care of!

Snow removal Thank you for clearing our stairs better, they were so bad! Also thanks again to the maintenance guy who got my frozen car door opened & shoveled behind my car so I can get out!! Awesome!

Move in It’s was good and easy but it was cold lol but the move in progress was easy and smooth.

Amazing Staff! They are always very kind and helpful! Very rarely do we have a problem with our apartment but, if we do it is always fixed quickly!

Best Home Ever Auburn Hills is my home. I have lived here for 22 years and have no plans to move. Absolutely love my apartment!!

Worse place I have ever lived they won't fix the A/C, and the halls are nasty they won't fix the washer, and dryer for 2nd, and 3rd floor. Neighbors complain about loud music which it wasn't us. When my Brother, and I moved in the bathroom door to his was busted, and the middle door to my bathroom was busted The shelves for the cabinets are warped. Neighbors won't keep their dogs quiet. Plumbing issues all the time. Girafitti all over the railing of the stairs. Cockroaches were spotted in the parking lot. Lot's of tweakers walking in the parking lot.

This place is literally the worst place to live. When i moved in, nobody had cleaned from the previous renter (there were hair ties, hair, and Bobby pins on the floor). I had my tires slashed, charged outrageous fees with no explanation, loud neighbors, and there was a serial arsonist who lit three of the buildings on fire. The apartment smells like thick cigarette smoke and weed and the carpet smells like cat pee. Also, the management are rude and disrespectful. They are also extremely nosey. I had management demand to enter my apartment (with no warning) multiple times because they wanted to “check my appliances”. Isn’t that maintenances job anyway? When my tires were slashed, management had nothing to say (not even an apology on behalf of the property). The management acts super nice until you sign a lease. Then it’s game over. Also, if you ever have friends over, don’t because they will assume another person is living with you and call you to question your every move. I would recommend to never rent here if you value your privacy or safety.

Been here since September 2020. Needed a place ASAP and this is what we could afford. Old apartments need a lot of updating. Our apartment is spacious but lots of old appliances. Also maintenance seems to take along time to respond back. We were out a dishwasher for almost a month. Our upstairs neighbors yell and cuss constantly :/ Wouldn’t recommend anyone coming here unless this is what they could afford.

This place was infested with Brown Recluse spiders so badly they got in all my furniture and were coming out of the wall vents...I even got bit. They wouldnt address it. I left.

My wife and I are about to sign our 4th year lease. We had an opportunity to move to another location in Topeka. We are choosing to stay here. The Management + staff are very kind and helpful. They are always willing to answer any questions. Maintenance are always on the go when there are orders to be done with no long waiting periods. (keep in mind, you're not the only tenant). For what a tenant pays here is amazing for the market. Plus, not many other properties are allowing animals these days. Also, sometimes they offer, bbq's etc Vote for Whispering Pines!!

Nothing ever gets fixed, roaches, constant weed smell, now charging water fee. Rent is way to high for what you get. Worst apartment complex on the west side for sure. Heck my last place in central was a dream compared to this garbage.

My husband and I are moving from Penn and decided to take a look at a few apartments in topeka. Upon arrival we were greeted by Sarah. She was super friendly and made us feel very welcome. The property looked pretty clean and natural with mature trees. We look forward to coming back soon to rent an apartment!

***SERIOUS HEALTH WARNING*** IF YOU VALUE YOUR HEALTH AND THE HEALTH OF YOUR FAMILY AND PETS, PLEASE DO NOT EVEN CONSIDER THIS HAZARDOUS PLACE!!! This apartment complex is by far the WORST place I've ever lived, and my last apartment was constantly broken into by homeless people. That's saying something. The old owners were a complete delight compared to Prism. I called constantly about the same issues (outlets not working, busted water pipes, etc) but I let it slide thinking they were busy. Well, because of the outlets not working and the crappy placement of the subpump in the bedroom closet, it rained heavily and my apartment was flooded. I called as soon as I noticed and they told me they wouldn't come out because it was dark! What use is the emergency maintence if they won't come during an emergency?! After three calls they finally came out and said there was nothing they could do. After a 5th call they brought a dehumidifier, but guess what, BLACK MOLD STARTED GROWING ON THE WALLS! WHITE MOLD STARTED GROWING UNDER TGE CARPET! The office told maintenance to claim it wasn't mold, that it was just some sort of powder! I'm allergic to mold so my fingers started breaking out and my pets started getting sick. I told the leasing office about the mold and sent several pictures and they offered a month early lease termination and then told us the apartment had to be in just as good-if not better condition than when I moved in. I started getting hives and throwing up so I moved out after the leasing office nor maintenance were responding to my phone calls. Then they have the AUDACITY to bill me $1,719 due to their neglect when I had the right to move due to it being hazardous to live there and the apartments had been informed weeks before and they never sent maintenance out after bringing the dehumidifier. They are already trying to lease it out again so obviously they have not followed protocol for black mold removal, they probably slapped another coat of paint over it like they do EVERYTHING. Oh, you have a crack in the wall? PAINT IT. Your ceiling is falling through due to water damage? PAINT IT. DO NOT LIVE HERE, THEY DONT GIVE A CRAP ABOUT THEIR RESIDENTS!

The friendly and knowledgeable office staff make getting an apartment easy. Large rooms and close to the freeway.
