      I moved in January, and the leasing personnel are helpful. The unit I moved to is great, I love the amenities, and the maintenance team is always helpful and nice if I need something. I recommend it.

      Needs Improvement

      While the community isn't the newest, the units are acceptable; however, it's the poor communication and inaccurate representation of each unit, the community and unit amenities, and the basic necessities of the units and community that will lead us to not renew with this community. We've been here for less than one month and have issues with our HVAC, plumbing, water heater, pool, and mailboxes, to name a few.

      STAY AWAY!!!!!

      I stayed roughly 6 months before deciding to move out. This was my first apartment and I had a terrible time here. Maintenance didn’t fix anything! Every time you put a work order in it goes unnoticed. I was without air for 3 months. I communicated this problem to this leasing office multiple times. The staff constantly was changing every time I went to the office. It’s ridiculous! Please don’t spend your hard earned money here.

      Gates are broken, appliances are broken, mail boxes are broken, and your problems do not matter to management. They will lie to your face and make empty promises that they have no intent on fulfilling. Do not give this place your money it is not fit to be called a home.

      Went for a tour, and they were very nice. Finally decided to move forward to apply for residency. Emails were ignored. Tried to apply online, but the website does not work properly. If this is the service for prospective residents, imagine what it is once you've signed a lease!

      Save yourself the headache and find somewhere else to live.

      I had an incredibly disappointing experience with this apartment complex. The management is terrible and completely unresponsive to the needs of their residents. There are only two maintenance workers for three large communities, which means that it takes an incredibly long time for any issues to be resolved. Additionally, all of the leasing agents, including the manager, were very rude and only cared about gaining new residents, not maintaining the current ones. When I first moved in, I was not informed that I would need to get gas until two months into my lease, and the water was not getting warm. It turns out that the hot water tank needed to be replaced, and the dishwasher was not working either. Then, immediately after that, the dryer needed to be replaced. My kitchen sink kept getting stopped up, and it took the maintenance workers a month to get to my request. I also put in a maintenance request for a sliding door that covers the washers and dryer in December, and it is currently May, and my lease ends in one week, and the sliding door still has not been fixed. The property is not clean, with dog poop everywhere, and they never provide dog poop bags to the stations. The community is marketed as a gated community, but the gates are always broken, which makes it unsafe. The trash compactor for all communities in this property is also disgusting. The apartments sit on a hill, and there are lamp posts, but the lights do not work when entering into my community, making it difficult to drive at nighttime. Overall, I would not recommend these apartments, no matter how good the price might be. The management is terrible, and they clearly do not care about their residents or maintaining the property. Save yourself the headache and find somewhere else to live.

      Don't move here

      I have lived here since 2019 the past year has been horrible and worse with new management staff. Gate at peaks is Broken 90% of the time since September it's only worked for 2 weeks. It's been broken since December for the second time since September. They no longer have security at night. Trash compactor breaks at least once a month so then they bring a dumpster that sits outside for your guest to see. Piles of trash and it smells. Next hopefully you don't require maintenance because it could be awhile. Ac went out they brought a window unit and maintenance didn't come back for a whole week not even to look at it to find out what's the problem. I had to call every day asking when they would come they would tell me they put in a maintenance request but then the next day they would say I don't see one let me put another one. Right now I have two maintenance request over a month old and have Heard nothing from them. Landscaping is aweful once you start looking around lots of dirt no grass trash old falling apart breeze ways dirty they show you nice parts on the tour to make you thinks it's nice here but it's not. Fitness centers are a joke the virtual golf never works. The pool bathrooms at the peaks are always dirty and not taken care of. They only care about new tenants and getting you in once that happens they stop fixing stuff and just raise your rent. Please don't move here it's not what it seems like at all.

      the apartments are nice but the management and leadership is bad. they say one thing but its wrong. its like they dont train their workers or they hire incompetent people. wouldnt recommend if you like your sanity

      No timely maintenance

      It has only been a month that we moved in, and already are getting issues. Two weeks ago our master bedroom toilet stopped working. Althought we notified management several times and put in maintenance requests and they kept promising "today it will be fixed", well as of now it still has not been fixed, and there were no communications whatsoever from management to us, unless we ask about the delays. We saw a good deal when we chose to move in, but really it comes with bad services. As of now I will never recommend this place since such an issue cannot be resolved in a timely manner. So disappointed.

      Roaches, marijuana & cigarettes smell, broken gates

      If you don’t mind roaches, marijuana/cigarette smells, broken gates, poorly kept amenities, zero customer service, and backed up work orders…then this may be the place for you. Take it from a current resident ready to move out. Management company changed and this place is a DISASTER.

      Not Worth It

      I've lived at The Residences at Vinings Mountain for 7 years, and the quality of living in the community has gone completely downhill in the last year. I would not recommend living here (I'll be moving out as soon as my lease is up). Management is slow to fix everything in the community, from issues in individual units to broader shared amenities. Gates were broken for 9 months (and appear to be broken again now), while The Residences at Vinings Mountain still promoted itself as a gated community. When questioned about this, the office staff either shuffles off responsibility, or says that amenities aren't guaranteed in the lease. This may be true, but amenities DO play a factor into deciding on which apartment complex to move into. If none of the amenities are in working order, then there's really no value in the community. Gyms have had a lot of missing and broken equipment for over a year, and are rarely stocked with wet wipes or sanitizer. Restrooms at the gyms and pool are often not stocked with soap, paper towels, or toilet paper. Internet has not worked in the community center for over a year. Every maintenance request I've had in the past year has taken a very long time to get resolved, and has often required multiple visits because things weren't fixed right the first time. The staff at the leasing office is either underprepared or unwilling to help with issues living in the community; it's hard to tell which. The corporate team at Mission Rock Residential never return phone calls, leaving all issues to be handled by the onsite team, which is counterintuitive, because the onsite team doesn't handle them in the first place. There are a ton of apartment complexes in the area, with new ones opening up every day. I'd suggest looking into any one of those before considering The Residences at Vinings Mountain.

      Lipstick on a pig

      Moved in with promise amenities will all be fixed within 2 months - they were never fixed. I came into an apartment that was not cleaned, carpet not cleaned or vacuumed. Upon move out, I was charged $175 for apartment cleaning. I had 2 maintenance requests; 1 took 2 months to process and the other was never acted upon. I killed 3 cockroaches and countless other bugs. The walls are too thin. The gate was never fixed/functioning/working properly. My key fob failed and needed to be replaced 5 times. Gyms equipment was continuously broken/down/not functioning. Completely unsatisfied. I have never had so much need to interact with 'the office' for issues concerning this apartment and complex.

      Dont Bother

      I can go on and on about why not to move here but let's just say between the bugs, horrible maintenance staff, poor insulation and thin walls...i advice you look elsewhere.

      Unsafe Neighborhood

      I have lived in this neighborhood since mid-2019 and we have seen an increase of car break ins throughout all three properties. The gate for the views neighborhood has not been working since early 2020. It’s made it a lot easier for people to come in and take people’s belongings. Submitted trouble tickets will take at least a month to be looked at and you’re better off learning how to fix it on your own. The landscaping is maintained quite frequently and helps to make the neighborhood look better. Each property has their own pool, which is a huge connivence and they all have their own gym. Some pools are bigger than the others. Some of the gyms have more equipment. There is also an Amazon hub, which makes it great when you order a package and it has a secure place to hold your package. With the rise of package thefts, this is a positive. If you’re not worried about your vehicle being stolen or broken into, lack of maintenance support from the staff, or having to deal with thin walls, then go ahead and give it a try.

      Poor Customer Service

      I applied online and called to have my questions answered, but the rep could hardly hear me because of the noise on his end but blamed it on my connection. He also sounded apprehensive and bothered by my questions. He asked to place me on hold and disconnected the call. I've noticed other reviews stating poor management and maintenance staff now I'm questioning my decision on this property.

      Overall decent property but Roach problem

      The property is fairly maintained, the staff seems to think you need to keep arguing with them when you report an issue. Needs better client service. Multiple complaints about roaches all over the unit, crawling into my bag, car and my bed and they just brush it off and disregard the complaints about this issue. Good location, close to shops and bars if you don't have a problem with roaches then this might be a decent place to live.

      Living in the Lakeside at Vinings (part of the Residence Community), I have always received help and service whenever I have had an issue. The amenities are great and staff is prepared to help however they can.

      Run!!!

      Run!!! Do not move into this apartment complex. You have been warned. The worst experience I have ever had living in an apartment. The heat has been out for a month and we’ve only had hot water for 2 days of the last 10. We’ve probably put in 15 WO’s to maintenance In the last year and it’s like pulling teeth to get anything done. Don’t do it! On top of that the lack of respect that you receive when you reach out for help is unreal.

      Horrible Experience

      If I could leave less than one star I would. We have lived at this apartment for 7 months and have had to put in 25 maintenance tickets. More than two a month. If they ever show up to fix it, they usually just cancel them, nothing is remediated. Our refrigerator has been broke since we moved in. We spent the first three weeks having to buy ice and it has continued for 7 months. Also, do not believe the amenities they promote. The car wash never has a hose, the golf simulator has no bulb to project, the pool was closed through June, and no one picks up after their dogs. RUN, RUN, FAR AWAY!!!!

      Don’t rent here

      This place is so unorganized. There’s a different property manager each time. I can never recognize anyone in the office but two maybe three people. My work orders can never get done in a timely matter. The recreational areas are beautiful, but always get destroyed by residents who don’t care. Our pool in Peaks opened super late; and WE pay for that. There’s always something wrong with my apartment. We had a leak in the apartment, followed by another one. Than our Ac went out and our water is on a timer. Very low water pressure. The bugs are out of this world. Mosquitoes, Roaches, centipedes, millipedes, ants and snakes. It’s the worst. I made sure not to renew. The money I paid here was ridiculous. Be careful what these people “try” to sell you on. Take your money elsewhere.

      DO NOT BE FOOLED

      Beautiful community, yes! The gym is a bonus, yes! Many of the reviews you will read here and other places must have been paid. This community is old, and it's unraveling. Maintenance issues are way too abundant to be comfortable, AND they do not tell you until after you've signed your lease that the community is on some sort of "water timer" so your bathroom faucets will have low water pressure and sometimes will never get hot. We have to tell our guests how to use the water when they visit. Hope this saves you time and disappointment.

      Better options around

      Apartments are not well insulated and above average sound for noise. Maintenance team let issues linger and lead to bigger problems, such as black mold. Parking is inadequate and they do not enforce their parking rules. Fees, fees, and more fees from the moment you sign your lease. I could write a novel about what makes these apartments terrible. Counting down the days until my lease ends.

      " Well Looka Here "

      Definitely a place that heads should be laid. Im impressed with the concept of resort living. Who doesn't want to feel like their on vacation every single day...MMMMEEEEE!!! The staff was really nice or the coffee was really good that day. Either or....great customer service, and a shout out to Starbucks for keeping everyone sane. My biggest fear when I look at great communities like this one is price. But surprisingly not only is it affordable but they have a great opportunity to have time free before you actually pay your rent. Seriously. When I make my final decision, I promise that this property is in my top 5. Your awesome.

      Cottage in the City

      My cozy apartment has a cottage feel. The vaulted living room ceiling and wood laminate flooring makes it feel much larger that it's "less than 700 sq ft". It has lots of windows,and the best part for me is that there is NO CARPET. My exposure is Northeast, so it never gets too hot from direct sunlight (which is important in Atlanta), but is still plenty bright. A large tree sits just off my balcony and in full view from my bedroom's french doors that open onto it. My apartment complex is well maintained with lots of trees and greenery. We have swimming pools and lovely outdoor areas. I have access to all the major highways and am close to shopping and downtown, without being in the middle of it all. If you like a space that has a cottage feel, but has all the amenities of a city home, you will love this place.
