Property Ratings at The Residences at Belmont
Today management announced that they are only allowing us to use the gym (previously available 24hrs a day) from 9am to 5pm so effectively every resident working full time has lost access to an amenity we pay for. This is deeply unfair and misguided. Not to mention the pool hasn’t been drained or even covered it’s just filthy water sitting out in the open. Maintenance requests are taking weeks to be fulfilled. And management isn’t responding to anyone’s concerns.

Great location and peaceful community; dated interiors and few amenities
I've been here awhile and if you're thinking of moving here I wouldn't,I have had a water leak for over a week before getting someone to look at it.My dog hurt it's paw at the rocky dog park,cobwebs under the stairwells,dog waste in bags piling up on ground because dog waste containers are full,and rats living around the dumpsters.Also don't feel safe ,there should be security at night.

I've been living here for quite awhile and for what it's worth it's getting worse.The maintenance on these units goes for days without even looking to fix issues,ceiling leaking water for over a week,dog park is just a fenced in mud and rock yard.Bags of dog waste lying in bags on ground because dog waste containers are not emptied on a regular basis.I can't complaint to management be cause they hardly answer the phone.I have a rude neighbor that lives below me that plays loud music all hours of the night.It's been getting pretty dingy here between the cob webs along the stairwells and the rats now living around the dumpsters.And as far as feeling safe we could use some security at night.

Love the insides of these apartments but management could be a lot better. And for the amount of money we all pay to live here they could at least pay someone to power wash the exterior to get all of the moss and dirt off.

I have lived at Belmont for over a year now and I'm still very happy living here. It's in a great location close to stores in Central Park and downtown. I feel safe living here since the police station is right next door and my job in only a few minutes down the road as well. I've only had one minor issue living here, which the maintenance team was very quick to respond to. I highly recommend these apartments.

My experience here at Residence at Belmont has been great so far. The amenities located here are well kept, the grounds are kept neat as well, the office staff is beyond helpful. I do wish they had a 12-month lease, I would not consider leaving if they had.

Management is poor and there is RATS in the dumpster. The rash overdoes because there is only one compacter.

There needs to be something done about maintenance there is not reason for the A/C to be out for 4 months
They've finally started fixing things! I would no longer rate Belmont .5/10, though I would be wary of any bottom floor apartments (they probably have mold).
This community is great! Very clean, extremely diverse and everyone is friendly (a little nosy but friendly) haha. The staff is extremely nice and my family loves it here!
The old residence manager was terrible no people skills, and didn't seem to care about the property. Now they have brought back Jackie she is taking a concerned effort to reach out and make the property better and back to what I remember. A clean quiet complex
The application process was very easy especially during the tough times of Covid-19. I was able to move in exactly when I wanted to and am loving my experience so far. The office and maintenance team have been outstanding fixing a few minor issues that I had when I first moved. It is very quiet here and a great place to come home to after a long day of work.
Overall its an excellent community of people. So far everyone seems friendly, the pets are friendly.
It's a very clean and quite apartment complex. Staff is very friendly and helpful with the process of moving in and while living at Belmont. Love that there isn't a breed restriction. It's very affordable and very well taken care of apartments.
In general I found Belmont a good and friendly apartment conplex. Neighbors are good and respectful towards each other.
Do not live here until the mold issues are at least partially addressed. These apartments will make people with allergies feel sick on rainy days when the mold is at its peak. The physical appearances of most buildings is enough to know that the mold is most likely inside the walls of the apartments
Perfect location and the apartment is very beautiful specially with a fireplace. It feels like a single home inside the apartment.
The office staffs are very friendly and helpful. Landscapes are pretty here.

Property manager here is amazing and is ALWAYS on top of any issues or concerns you have. Very friendly and knowledgeable. The neighborhood is always clean and has a dog park which is great for pet owners. Some owners will leave dog toys in the park for your pet to play with as well so no need to go buy your own I guess. For the size a price of the apartments here I feel the price is valued very fairly. Very happy with Belmont compared the the other options in Fredericksburg.
This is a quiet and laid back community. The apartments feel spacious and there are an abundance of parking spaces.
I love it here at Belmont. My daughter and I love the sense of community and immediately felt right at home. The convenience and location you simply cannot beat and you definitely get your moneys worth in living space compared to many of Fredericksburgs apartment communities! This peaceful, friendly and inviting apartment community instantly made us feel like we were home sweet home!!!
Great place to live if you're used to the swamp. Water frequently seeps up through the floor, so it would be a great emulation of that environment.
Residences at Belmont is a very quiet community, very clean, and a very professional personnel to help you with all your needs. Thats why I call it my home.

Little to no maintenance and never in a timely manner or with proper notice beforehand.
This place is too expensive for what you pay for...which is a mouse infestation, toilet leaks, overflowing trash, and management that brushes off resident's problems. These are pretty significant issues that shouldn't be shrugged off. Why is management or facilities there if they aren't going to help. Don't waste your time or money. Go somewhere cheaper and nicer.
When I signed my lease in February, I was told the badly cracked and crumbling sidewalk (multiple places) would be repaired as soon as the weather warmed and the bare mulched area with no shrubs around the building entrance would have new ones put in in the spring. Nothing has been done. It's very embarrassing to have company come over and see the entranceway to my apartment building.
Love my apartment and management, their pleasant and accommodating.
To Everyone that is looking for a Quite place, that is family friendly & everyone is so pleasant, Commons Apartments is the place my husband & I call home, which is something to say in the world, we live in now. We are right by the Heart of Central Park, close to all the wonderful restaurants & shopping. Everything is a walk or a short drive to everything your heart desires. We are able to go to the parks for adults, children & the new friendly K-9 park is available to which My husband & I enjoy since we have a Labrador retriever. I call Commons Apartments a place of no worries, everything is a phone call away & usually fixed that day. It makes my husband & I feel like Royalty. It's nice to have everything right at the palm of your hand. God Bless Everyone, hope you can come & call Fredericksburg, Va. your home too.
