Hallways never get cleaned. Gates or access doors broke for years. Homeless sleep in hallways and empty apartments, bathe in pool. Garbage picked up whenever, can sit in hallways for days even though you pay for pickup. Dog poop all over garage. Place is filthy. Management rude as heck. Don’t ask questions cause they will get nasty with you to the point you want to snap out. Don’t do it.

Have been here for 3 months and regret it: 1. Roaches- asked for exterminator to come multiple times from the first week we arrived 2. Apartment was not clean when we got it- asked for it to be cleaned again before we moved our stuff in 3. Incredibly noisy upstairs neighbors- this far management has done nothing. “Well we can’t be sure where it’s coming from because noise sometimes travels” 4. Almost all public areas always smell like weed 5. The trash room. Wait till you see it.

I moved into this apartment complex in April 2020. Since I’ve been here the gates have been broken I have not been able to utilize my fifth floor parking deck that I purposely chose to live on to have easy access to the highway. On top of that the fire alarm goes off at least twice a month without any reasoning for at least 20 minutes or more. This is an inconvenience and the property has not tried to accommodate residents with all of the issues that have taken place. I’m not sure if they have switch management but it was definitely not like this when we first moved in. Trash is constantly everywhere on the parking deck and upstairs leading to the apartments. The elevator is always broken which is again an inconvenience for people who have to carry groceries up the stairs because the fifth floor parking deck is closed. At this time breaking the lease may be option because this is just a disaster to live here. I’ve had several friends try to move to this apartment complex and I’ll turn them around because I have experience so many issues in the few months that I have lived here. I wouldn’t want anybody else to experience what I’m going through right now and we paid a decent amount of money to live here. You can never get to an actual live person on site because the number goes straight to an off site call center. They tried to help you as best they can but since they’re not on site what they can do is limited. if you want to complain to corporate they don’t have the number you had to ask management for the number which is very weird being that this is an apartment complex that has a lot of issues. If you’re interested in moving here I suggest you keep looking and save yourself the trouble do not move to 2924 Brookhaven.

I have lived here for over 5 years and I feel as though I am not appreciated as a resident. I have only lived here for so long because moving is a hassle, but I can assure you I will not be renewing my lease here. I know they have had several different management companies, but I have had a poor experience during my time. I am a leasing agent for another company, so I know the day to day and what’s expected. The lack of response time and lack of customer service is unacceptable. I rarely ask the office for anything and when I do, they make it seem like I’m bothering them and they do not communicate with each other. Good luck with getting them to answer the phone or respond to your email, once you are a resident. Any property you live at will have it’s fair share of issues, so the fire alarm constantly going off and the gate always being broken doesn’t phase me as it does others. The only positive I have is the maintenance team is extremely friendly and VERY responsive to requests.

There is always a problem which management springs on at the last minute.. the parking garage gate rarely works. For weeks management has been saying not to park on certain levels for “maintenance” but no maintenance has been done.. now parking is over crowded. The fire alarms are ALWAYS going off, always. The hallways smell. The up keep is not that great. Definitely would not recommend living here.

Property relatively quiet. Property management has made tremendous improvements on security. Community programming shows an effort to bring neighbors together in an active manner. Property grounds are clean. Overall a great place to live.

I’ve lived here for almost 2 years.. when I first moved in I loved it was very nice and well kept, but we have new management now who don’t know anything and are very lazy... the gate is always broken, the elevator is always broken, hallways smell like trash, parking garage floods when it rains.. and management doesn’t have an answer for anything when asked as if they don’t care.. but they do care to come up with new rules like pool hours/passes, where you can and can’t park, etc .. I can’t wait until my lease is over!

The experience moving into this apartment has been terrible. When we moved into our unit, it had not been cleaned properly (urine around base of toilet, filthy garbage disposal etc) because of this or the previous tenant our apt has (not had) roaches. We moved in June 20th, and as of today, after 2 pest control visits we still see them and management does not seem to care. After being lied to on several occasions by the leasing consultants, ignored via email, and just poor professionalism, I am not sure what else to do. This wouldn’t be so frustrating if the office would simply say, “We’re wrong and we are sorry you’re having this experience. Let us fix it for you,” but they seem to be more concerned about being right. About what I don’t know. We have not been able to unpack, we can’t cook, or keep food in the house so we have to eat out because we are scared that it will make the problem Worse. I would not recommend anyone living here. I’ve lived in Atlanta 5 years and I have never had this problem at any other complex I’ve lived in. Consider living anywhere else.

We were not aware of any issues related to pest control prior but have a pest control company that comes out weekly to conduct preventative maintenance within the community. An agenda is also presented to the pest control company to address concerns in apartment homes as they are brought to our attention. Our team prides itself on superior communication and customer service and we apologize if we fell short. No set hours for pool use, which is fine for a private house but these are public apartments which residents have to work for a living and they should definitely not have to worry about noise long after 9 pm!!! Glass has existed on the third floor of the parking garage forever! What good is a cop doing rounds if they are not reporting that? Obviously it’s not the cops job to clean it, but it is to report it so maintenance can clean it...unless he’s just living there for a discount! Constant false fire alarms because they don’t even take steps to prevent them, like having cameras monitor the alarms, so when they’re pulled, people will be caught! They need to enforce something like that!

This place is absolute trash. Had problems since day one. I highly recommend everyone stay away from this pile of garbage complex. Save yourself a lot of headache and pass this place by as quickly as you can. Today was the tipping point. Absolute worst customer service and professionalism. Don't appreciate being laughed at by an office member when I was telling her about what another staff member told me. Counting down the days before we leave this god awful place.

Hi there! I’m a real reviewer and I’d like to be honest with you if you don’t mind! THIS IS AN AWFUL ESTABLISHMENT! From the constant pool party takeovers and the random alarm that goes off every other day at 3am. The maintenance guys that will harass and stalk you! The rude leasing agents that obviously went to Everest college and didn’t graduate! All the way down to the uninvited water bugs , the constant reek of marijuana! Overall I’m glad that I had the opportunity to stay here so I could finally understand my worth! I’m better than this and you are too! DO NOT LIVE HERE!

The staff is extremely unprofessional. The do not answer the phone and have to be reminded numerous times to follow up with your issue. Once you sign your lease be prepared to not be treated as a paying resident. Your issues are not important to Prelude. If your a/c is out, toilet is overflowing, or water isn't working they will not have any urgency with finding a solution. You might even be told to check back in 2 days depending on who is in the office. Also, as many others have mentioned the "luxuries" of this community are always broken. Some current items that haven been broken for months are: the parking garage gate, the Jacuzzi, both of the patio grills, the lights in the parking garage, and the lights in the hallway, just to name a few. I would suggest taking Prelude's negative reviews seriously and spending your money somewhere that cares about their residents.

I have lived here months the gate has worked a couple days max the doors from the garage to get inside don't work so what is the point of having the remote if none of the security amenities work. I don't feel safe! Paying all this money and nothing works! Maintenance never comes. The jacuzzi has never worked. Someone was just murdered and we don't feel safe. We are paying high price to live in the projects. Staff is so rude. Sad I have nothing positive to say
Gate has not worked since I have lived here. Maintenance never comes. Staff is rude. You can and won't get and answer or a call back not even for emergencies. Don't call yourself a gated community with NO GATE. Jacuzzi has never worked. Nothing does and they don't seem to care
I'm the one that don't listen to reviews. I've been here 3 months. On my move-in date my neighbor was moving out because someone tried to break into her apartment. A few cars have been broke-in into and last night a girl got shot as she was walking into her apartment. Everyone said its starting to get bad here.
Pros: -Maintenance at an apartment level is great, quick and does their job. -Nice location Cons: -Office staff seems to be overwhelmed maybe due to being understaffed. -Maintenance of everything else sucks. (Gates always broken, call system is inefficient and out of date, entry doors broken, elevators constantly broken, treadmills down, grills were broken for like 4 months, hot tub hasn't worked since i've lived here) -CONSTANT BREAK-INS (I would venture to guess not a month goes by without 2-5 apts being broken into). Management doesn't seem to be addressing this issue because all they do is send out alerts. (Won't be renewing because of the safety issue, unless it's seriously addressed) Overall 2/5 stars. Could easily be improved if some care and control of safety were put into this place. Not anywhere near worth the amount i'm currently paying.

Thank you for providing us with your feedback and for the kind words about our maintenance staff, we too feel that they do a great job and deserve a shout out. We apologize that you don?t seem to be enjoying your overall stay with us at Prelude at Clairmont Apartments and we appreciate the opportunity to address your concerns. As with any controlled access system, the gates or arm swings are going to take some abuse. Unfortunately, we have experienced issues with the gates ranging from deterioration as a result of heavy use to damage as a result of cars colliding into the arm. In some cases, our maintenance team is able to make the repairs on site and in some cases we are forced to rely on a third party vendor to make the repairs. In any case, we always try to get the gates back in working condition as quickly as possible but do on occasion suffer delays as we wait for the vendor to visit the property to inspect and make repairs. We were recently made aware of entry doors that were not operating correctly and we have since repaired those. We will continue to make it our focus to inspect the entry doors on a more regular basis. We are not aware of issues with the elevators but invite you to contact the office so we may hear more details regarding your concern so that we may provide additional attention if needed. Treadmills, grills and hot tub had all sustained some serious damage, all were in need of major repairs and all have been completed and are currently in good working condition. Crime is an unfortunate part of our world today and neighborhoods across the nation are affected by incidents. Although we do take steps to prevent crime from happening at our community, we too are not immune. We work closely with the Brookhaven Police Department to ensure we are notified of any incidents in the surrounding area so that we can communicate that to our residents. We recently partnered with the Brookhaven Police Department in hosting a town hall meeting to hear tips and strategies for preventing crime as well as to further discuss the more recent incidents. All of our apartments are pre-wired for alarm systems and each resident is encouraged to utilize these systems to help prevent becoming a victim. In addition we do have a courtesy patrol which patrols the grounds of our community at random times both during the day and at night. We continue to encourage our residents to report any suspicious activity and to look out for one another. Our goal is to continue working closely with the Brookhaven Police Department as well as our residents to ensure that further incidents do not occur at our community. We apologize that you don?t seem to be enjoying your overall stay with us at Prelude at Clairmont Apartments and we appreciate the opportunity to address your concerns. As with any controlled access system, the gates or arm swings are going to take some abuse. Unfortunately, we have experienced issues with the gates ranging from deterioration as a result of heavy use to damage as a result of cars colliding into the arm. In some cases, our maintenance team is able to make the repairs on site and in some cases we are forced to rely on a third party vendor to make the repairs. In any case, we always try to get the gates back in working condition as quickly as possible but do on occasion suffer delays as we wait for the vendor to visit the property to inspect and make repairs. We were recently made aware of entry doors that were not operating correctly and we have since repaired those. We will continue to make it our focus to inspect the entry doors on a more regular basis. We are not aware of issues with the elevators but invite you to contact the office so we may hear more details regarding your concern so that we may provide additional attention if needed. Treadmills, grills and hot tub had all sustained some serious damage, all were in need of major repairs and all have been completed and are currently in good working condition. Crime is an unfortunate part of our world today and neighborhoods across the nation are affected by incidents. Although we do take steps to prevent crime from happening at our community, we too are not immune. We work closely with the Brookhaven Police Department to ensure we are notified of any incidents in the surrounding area so that we can communicate that to our residents. We recently partnered with the Brookhaven Police Department in hosting a town hall meeting to hear tips and strategies for preventing crime as well as to further discuss the more recent incidents. All of our apartments are pre-wired for alarm systems and each resident is encouraged to utilize these systems to help prevent becoming a victim. In addition we do have a courtesy patrol which patrols the grounds of our community at random times both during the day and at night. We continue to encourage our residents to report any suspicious activity and to look out for one another. Our goal is to continue working closely with the Brookhaven Police Department as well as our residents to ensure that further incidents do not occur at our community. Lived here for a year and loved it. Although the rent office is not as friendly as they should be I enjoyed my stay at these apartments. It's quiet and very private. I would refer anyone to these apartments. Nice size for a great price.
This place is very nice but the gate is always broke and exit doors arent always closed, this is due to the teanants. If staff can get a handle on minor things, such as making sure doors and gates are securely closed, buildiing up keep; which they do a pretty good job at most of the time but you can start the see the aging of the property due to the lack of importance of the ambiance, the luxury of having everything that should work would be awesome and if the facilities could be 24hr access as it once were would be great as well. Maybe a few emails to teanants twice a week informing them of the displeasures of the complex would help tremendously on maintaing this beautiful development.
It is a very pricey apartment. The gates are often not working, causing an inconvenience and some vandalism. While parked in the parking garage, my catalytic converter was stolen off my car. It is a very convenient location, out from the noise of Atlanta but still close enough to not be away from the nightlife.
