Ranches

So far it’s been peaceful here! Everyone has been nice, the area is nice and I’m a lot closer to my family which is a big bonus for me! Happy with the choice to move here!

The whole experience living at The Ranches has been amazing! Steph, our landlord, is very on top of things and goes above and beyond simply managing our lease!

I love living at The Ranches! It’s a great neighborhood to raise my kids in, and it’s perfect for taking my dog on walks. All of my neighbors take pride in maintaining the outside of their homes, and the gym and dog parks are great!

The town homes are Very clean and issues are addressed quickly. Kid friendly neighborhood, it’s pretty peaceful area. We enjoy our time outside and in!

Nothing but good things to say. Caleb is an awesome maintenance guy and Stephanie is an angel. We appreciate, not only their professionalism but their kindness too.

Management and Maintenance are great. They really care about their residents. Whenever there is a need it is taken care of promptly. Thank you

I love living at the Ranches! I love the amenities, and it is really well maintained. The water heater turned off within the first few weeks of moving in, and it was fixed the very same day!

Love the place and how it’s incredibly dog friendly. Neighbors are friendly, Wi-Fi is good, and the move in bonus made it incredibly affordable.

I've lived at The Ranches for a year now. It is well kept & well managed. Stephanie (property manager) & Caleb (maintenance) are always super responsive. The neighborhood is relatively quiet with easy access to gyms, groceries, freeway, etc.

Everything is good here, the staff is fantastic and the property is comfy and safe. We have lived here a few years now and don't plan on going anywhere else for awhile because of the staff.

We enjoy living here and love the amenities the ranches provides. Our kids love going to the office every day to say hi and get little surprises!

As great of a community as you can get! The property is well taken care of and can't say enough about Stephanie and the other staff that works for the ranches. Absolutely would recommend as a place to call home.

I love it here, the lawn is always cut, it’s always clean, neighbors are very quiet and we all keep to our selves. The gym is a plus, and I love Stephanie as our manager she’s been the best one we’ve had in the last 5 years.

I absolutely love living here at The Ranches! Stephanie is the best and made moving in absolutely seamless. If there are ever any issues she will follow up on it right away without question.

It's been a positive experience moving into The Ranches. The management is excellent and the place and area is so beautiful. The numerous nearby lakes and mtn trails are endless. I've had no complaints since moving here. I do wish it was closer to my work in Salt Lake but I don't regret moving out this way. It's been a pleasant surprise. Thank, Kelley

Stephanie is the best to work with any issues we’ve had was dealt with quickly and professionally! We love the area here it’s close to all the things we love to do!

They take care of you and make sure we’re always up to date on anything that changes. They’ve been very good to us this whole time. We’ve loved living here.

The new management is great compared to the old management. The grounds are well kept and they have a great maintenance individual on grounds during the week.

I love it here! Best place I have ever lived. If you are looking for a quite beautiful neighborhood this is the place and the rent is affordable!

It really helps to have a very responsive property manager (Stephanie) & maintenance manager (Mitch). Overall the property is well maintained with regular communication.

The Ranches Townhomes are a great place to live. Good location and a great view. The neighborhood is quiet and safe. The staff are incredible and friendly. The only issues we have are with internet and TV. The media package isn't our cup of tea. Working from home is sometimes a challenge because the fiber optic internet isn't always reliable. That's our only complaint.

We love living here, the property management is fantastic and the townhomes are great, they are located in a great area and have an amazing view.

Pretty good over all. Office staff is amazing. Residents need to take more responsibility for pet poop. Construction noise is all gone which is great. However since moving from an end unit to an inner unit I can not change my review of the noise as it is not good. We can hear everything the neighbors do and I imagine they can hear us as well. The sound insulation is horrible.

We’ve enjoyed living here. The office is very good at communicating and always wants the best for everyone. You can tell they really care about every resident.

Been here for a year now and still love the place! Staff are amazing and take care of any issues right as they occur. The main office even got us a dumpster free of charge for holiday overflow of trash! 11/10 would recommend this great place to stay

Since Stephanie and Mitch have taken over we have only one complaint and that is the internet. Everything else is fantastic, if we have something that needs to be fix Mitch is right on it and if I call or email the office for anything Stephanie is always very kind and listens to what we need. The Ranches has become home and we are very happy here.

No complaints here! I've been here since April and love every min of it. Stephanie is fabulous at front desk with her professional and pleasant customer service! and Mitch is prompt to respond to any repair concerns.

Stephanie in the office is wonderful and made my experience living in this community great. The units are clean and well kept inside and out.

It’s peaceful here and feels like home. I’ve never had my own garage before. The experience to move in and to feel out paper work was also super easy, and we love the gym!

Great management. They go the extra mile, within what they can do. Maintenance is willing to listen to the actual issue and not do a one size fits all fix.

The Ranches is home, the townhomes and property are pretty and comfortable The property management and maintenance are fantastic. They care and that's all you can ask for.

It's a nice neighborhood for my husband and I to walk the dogs and run safely early in the morning. We like the fitness center, and the location is great. It just appears to be an overall quiet neighborhood.

Since moving into this community is has been such a wonderful experience. The Townhouse look very nice and clean from the outside and excellent maintain from the inside.

Living here has been so nice. Walking the neighborhood is quiet and relaxing. This is a beautiful area. We really love North Ogden and the Ranches.

I love my place, been here two years now and couldn’t be happier. Follow the rules and management leaves you alone. I appreciate the renewal credit!

The property looks nice inside and out besides all new construction. Over priced media package you have to get, if it goes out your out of luck. I left garbage can out of my garage and got a $50 fine. $126+ for basic cable and 50mbs internet $30 more for 100mbs. I could go on but place not worth my time

My husband and I had everything all set to move out, and have been chasing our own tails trying to get anyone with TEC management to work with us. We lived in The Ranches for 3 years, and we can't even get the courtesy of the manager calling me back when I have asked to speak with her directly. You go to the leasing office, there's a note that says call this number, you call the number and they tell you to go to the leasing office. The houses are nice but the management makes it NOT WORTH IT. Be ready for some wild rules/inspections, also.

We’ve had a great experience at the Ranches! The new management in the office have been great! Carrie and Scarlett have taken extra care of us which is so appreciated. We relocated from out of state and this was the perfect place to land! Garages are awesome, high ceilings, great floor plan for the square feet. Love the views and walking paths.

I absolutely adore our home. The maager an doffice staff are wonderful to work with. Any maintenance issues I have had have been handled within 24 hours. The Ranches is a beautiful community that I’m happy to call home!
