Its proximity to downtown, combined with its cozy, tree-filled suburban vibe, makes Brentwood a terrific option for those looking for a quiet, attractive neighborhood still near the city. Brentwood Park serves as a gathering place for residents, providing tennis and basketball courts, playgrounds, and a swimming pool. The park is also the location of annual events like the Violet Crown Festival.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Preserve Central Park
It's a complex of 1/1s and very few 2/2s which means no kids! It's super quiet and I can hardly ever hear neighbors. Accessible to all major highways, and a mere 12 mins away from the heart of downtown. Management is super nice and doesn't act like we are imposing on their life which is common with management. It's crazy that this is still so inexpensive when every apartment next to it is over 1,000. Two pools, one goes 6 feet, two laundry rooms, two coke machines, A LOT OF parking.
I love where I live. I'm in the north-central part of town, close to all I need, and close to neighborhoods important to me as a long time Austinite. Lamar Blvd is one of our main thoroughfares, but this apt is set well off the street, so traffic noise is minimal. There's a certain decorum here, people are well-behaved. We are across from the DPS, next to a funeral home, just north of an EMS and Vet's office. We spend about $200 less here for 1-bedrooms, 1-bath, than the average in Austin. But our apartments are roomy. Also: very solidly and well-built, we hardly ever hear each other. Quieter even than a condo I once owned! The staff are extremely responsive, and any problem is usually addressed the same day! I've yet to hear any complaints about rates, service requests, noise or neighbors generally, the setting or the environs. Of course, there's a decent pool (too Hot here!), laundry rooms, .... all is fine, we are happy! I can get in the car and am close to everything. Or I can leave the car and go for a nice walk in the neighborhood on the adjoining streets just to our West.
