Property Ratings at The Preserve at Westover Hills
I've been a resident here for almost two years, and during that time, the front office staff has completely changed at least four times. This constant turnover directly reflects the severe management issues. From the very beginning, communication has been a problem. When I first moved in, the property had no maintenance personnel on staff, a critical detail not shared until after I'd moved in and waited over a month for basic repairs noted on my move-in walkthrough. Major Ongoing Issues: Persistent Water Problems: Beyond general leaks, the property constantly struggles with its water infrastructure. The parking lot is in horrendous shape due to underground water erosion, and the water has been turned off for "repairs" almost monthly since I moved in. Constant Pest Battle: Pests are a recurring nightmare. Whether it's wasps outside, roaches inside, or ants everywhere, residents are left to deal with a constant infestation. Egregious Communication & Security Failures: The current front office staff is the worst yet, characterized by a complete lack of resident communication and an alarming apathy towards safety: It took two weeks for them to notify residents that the mailbox building was damaged and mail could not be accessed. They canceled the front gate's cell service contract without any notification, leaving residents like me stranded outside the complex with no access to open the gate. There was no one in the office, and calls went unanswered. As a direct result, the gate has now been left open 24/7 for weeks, leading to packages being stolen – an issue the office was completely apathetic about. Disruptive & Incompetent Management Decisions: When changing parking permit types, instead of a simple email, they had a tow company slap incredibly difficult-to-remove tow stickers on residents' car windows, something that just felt like harassment. They exhibit a shocking lack of knowledge regarding their own apartment policies, particularly concerning reserved covered parking spaces. New residents are being told they can park anywhere, directly contradicting existing contracts and guaranteeing conflict among residents. The Few Positives: Good Location: The property benefits from a good location with quick access to 410, avoiding the higher traffic of Potranco or Culebra. Reliable Power: I've never lost power here, likely due to its proximity to the NSA building.
They have Bugs in the apartments , I was told this is normal to have bugs from outside inside your apartment here in Texas! Literally every time u walk around u just find a random bug just dead inside your house and they house is clean from top to bottom I mean looks brand new and still just have bugs popping up all over bathroom living room kitchen dinning room. & all they do is send exterminator out this is the second time a exterminator is coming out and we haven’t even lived here 4 months smh. Will not renew lease here
We had a situation about our billing with the apartments and when we wanted someone to happily explain the situation and how to resolved it they basically were rude about it and hung up on us. Without saying good bye or anything. This is including the manager here. Once our lease is up we are going to move out of here. First apartment we ever had and wasn’t a pleasant experience at all.

We have been in this complex for over three years now. Great place to be! Maintenance has always done promptly and in professional manner.
First of all, thank you Apartments .com for helping me find and compare this place. I am actually happy to pay my rent and happy to live here. I'll start by saying I've had the WORST apartment experience before I moved here. So I was very afraid to be moving into another apartment. But it has entirely blown me away. The first face I met in the door was Shaunna, a lovely and kind lady who is really relatable and approachable. She made the process so easy and took care of it all. After moving in, they responded to a few minor maintenance concerns promptly, and absolutely floored me by going so far as to follow up with ME about getting them scheduled. The wonderfully warm and loving ladies who manage operations in the office have been so extremely pleasant to be around, and always welcome my small daughter so warmly. She knows them by name, and loves to visit them. I just visited the office today to address a possible security concern, and Shaunna made the time to listen as I recanted the experience, was engaged and genuinely concerned and invested in hearing me. The neighbors have been approachable and friendly. I was a little nervous about the open breed policy, but all neighbors have had their large dogs on leashes and will make strides to give my daughter and I walking distance, which is highly courteous and respectful, and the gesture does not go unnoticed. It is very appreciated. We make sure to respect the space of the resident pets as well. They've cut off the water only twice for repairs since I've been here, and it's never been for long. I've never found myself put out because of it. They diligently give the community notice, and then post a notice once it's back on. While writing this review, maintenance came by to do a quick check on all faucets and sinks, and they were SO sweet and respectful when I told them my toddler was napping. All in all, I'm very happy here. I originally chose a lease not too long and not too short. I knew if I wasn't happy, I wouldn't want to be locked in too long. But if I made it too short, well... our last complex was known for jacking the prices way way up after the first lease term. (Our old apartments made their final price raise of $500/mo which lead to us abandoning the place.) But now, knowing what I do... I really wouldn't have minded a longer lease. We are happy, and we have a home again.
I have lived here going on a year and I cannot wait to move out of this complex. When my roommate and I moved into the apartment, I noticed the carpet coming up in both bedrooms, the caulking in the bathroom appears sloppily done and the apartment needed serious updating especially the cheap materials used for the cabinetry. The staff are friendly, but they do not attend to problems. Maintenance does not respond to requests until about a week or two later, but I'm still waiting on them to check my A/C which causes me allergic and asthmatic reactions whenever I have it on in the unit. I have asked them to address it for approximately two weeks but no response yet. I figure they will address it when I move out in August. The unit is overpriced for what they offer: not guaranteed parking, noisy neighbors, pot-scented apartments, and a small pool. Guests generally take up all the parking to the point where it's the hunger games. I often cannot park near my building and it's not safe in the complex. Lighting is limited through the complex, while the drive way into the complex is extremely narrow. I honestly wouldn't live here if I were you.
The office staff is friendly enough, but there really isn’t anything they can do for issues. I have lived here for more than 2.5 years, they repaired the foundation when we first moved in, that caused cracks in the walls all over our apartment. They still haven’t fixed it. There have been two fatal shootings here in the last 18 months. They still do not have increased security. Now, I have new downstairs neighbors, they smoke pot almost nonstop, it comes up in the bathroom, and they will not do anything about trying to stop the smell. Very disappointed.
There is a great sense of community here that i havent found anywhere else
I love these apartments , if you have a problem they fix it right away and the office people are really nice and the maintenance people are smart and work hard everyday

I would consider this a very dog friendly apartment complex-which I love-but isn't for everyone. Also the walls are pretty sound proof as I almost never hear my neighboors but the buildings are somewhat in need of updating.
I have had nothing but positive experiences since I have lived here. I recommend it all the time.

Affordable price for the quality of the apartment.
I love the location, amenities, and friendliness! The pet fees are a little too pricey for me which stops me from getting a pet, unfortunately. Beautiful floors and beautiful before and after the upgrade. I have had a great first apartment experience so far. They offer a school discount which is half off the deposit fee. They offer computer use with Internet and printing availability. They have a gym, doggy park, and a nice swimming pool.
The Staff is super nice I really apperciate how they helped us out when we needed a home in such short notice. Pamela my favorite agent she helped us out alot her smile makes me happy. I love my neighbors they are very nice and fun. The pool and gym area is amazing I love the outdoor seating area you can bbq and have an awesome conversation with family. I love my complex you should live here its also perfect for military families.
