I enjoy being a resident. The building I reside is quiet and I feel safe. It's Aldo very soothing and serene when I'm working from home. Ms. Tina is also awesome!

It is a place to stay for now :-) Everyplace has it's own issues and neighbors. You just have to make the best of it. The office staff help where they can but there are also some neighbors who feel entitled.

Everything was easy and the move in was great. I really have to say that Ms. Arketha was very polite and helpful through this whole moving process. I would recommend anyone who is interested in renting an apartment to come to arrive Odenton you would get great customer service and support.

the manager are not truthful when come to there word and issues, the manager doesn't respond to emails, and expect the same respect and replies back they email.

I wish I could give zero stars. This place is HORRIBLE. The apartments are old and crusty and the rent is way OVERPRICED for the actual quality of the units. They slap white paint over everything and merely changed the hardware on old cabinets to cover the fact nothing has been updated in decades.The walls are so thin you can hear neighbors conversations and people running up and down the steps. The management team is UNHELPFUL and notorious for sneaking in random fees and are extremely quick to do so, but if you have a question they are unresponsive. I DIDN’T FEEL SAFE AT ALL WHILE I LIVED HERE! The maintenance staff are CREEPY. They flirted leaving inappropriate messages when I tried to coordinate maintenance repairs. I ignored the flirting at first to get the needed repairs, but when it wasn’t reciprocated I believe they started coming into my unit when my roommate and I weren’t home. I noticed random lights would be turned on and the door to my bedroom and bathroom would be wide open when I always kept them shut. They even had the nerve to lift my toilet seat up.To add we also had a brick thrown right at our front door leaving a dent which I can only assume was them because it happened right when I noticed the weird break ins. We had to install a security system in the unit which thankfully deterred them from trying to attempt any more weird break ins/brick throwing. I couldn’t even go outside to walk my dog. They would always drive up to me on their golf carts and scared him causing him to develop severe reactivity and fear. When I started to completely avoid them they began to steal my Amazon packages out of the Amazon locker and held them hostage forcing me to speak to them. They even called me on Thanksgiving (when their offices were supposed to be closed) and left a voice message saying they took my package then sent me a picture that they had my package trying to force me to talk to them and feeling very uncomfortable. Their communication system has many flaws. When we were in the process of moving out THEY put down the wrong move out date then charged us extra fees saying we didn’t move out before the lease ended but we in fact left wy before that because that place was so awful I didn't want to stay there after finding somewhere else to live. I could add so many other reasons why you shouldn’t move here but if you are a single female I definitely would not recommend just out of concerns for your safety.

I am nearly half-way through my second year at Arrive Odenton South & I do not plan on renewing. Aside from rent increasing approximately 7% from one year to the next, here's how my experience has been. Maintenance requests are not completed in a timely manner. Sep. 2023: Notified on the day of move-in that my scheduled move in time would be delayed since the apartment was not ready. With hindsight being 20/20, this should have served as the first warning of what was yet to come. Albeit, I was excited to move into my new place and was willing to overlook this matter. Sep. 2023: Originally issued a mailbox key for the incorrect mailbox. Mistakes happen, right? Sep. 2023: Completed the initial unit inspection and was told that all deficiencies would be addressed and a maintenance request would not have to be put in for each item. This was not the case. Dec. 2023: Submitted an initial complaint that groundwater was flooding the P-level and introducing debris in front of our units. The issue wasn't resolved until Mar 2024 only after getting the Anne Arundel Dept of Health involved and after several maintenance requests. Jul. 2024: Submitted an initial maintenance request for a leak in the unit above me. Discolored water (likely sewage) was dripping from the exhaust fan into my bathroom and posing a health hazard. I’ve personally submitted five maintenance requests and have had staff submit work orders on my behalf. The root cause of the issue had not been identified until January 2025. I suspect such is only the case since the local FD was involved. Oct. 2024: My mailbox was mistakenly assigned to the neighbor who moved in across the hall from me. I was unable to collect my mail since they changed the lock and key. It took three weeks for a new lock and key to be issued. Safety: Apr. 2024: There was an armed robbery at the corner of Blue Water Blvd and Annapolis Road. The suspect fled on foot and discarded their firearm less than 10 feet behind my unit. Late Jul-Oct 2024: At least five vehicles were broken into and/or had their wheels stolen at Arrive South. Property management addressed the issue once and has since installed a license plate reader (Jan 2025). Will additional access control mechanisms be installed? We have military members living in our community since the property is located just outside of an installation. The community, especially our Armed Service members, deserve better. Take your hard earned money and live elsewhere.

Been living here for about a year - no issues at all - Had a ceiling leak into my living room and the maintenance guy came right out and fixed it. Community is quiet and no issues - people are friendly. Only wish people would clean up after their dogs or park where they are allowed! Other than that there are no complaints and im looking forward to renewing my lease when the time comes.

Cons: When I moved in the apartment was not clean. Stains in the cabinets, baseboards, counter tops, window sills, etc. There was even dirt on the floor. There was also lots of evidence of wear and tear, which is fine, but I didn't want to get charged for it. There's also piles of dog poop around outside and it is dimly lit. Pros: The maintaince team gets things done very quickly. The neighborhood is very quiet which is very nice. I like the smart thermostat and central air a lot too. Appliances are energy efficient. My first BGE bill was quite low.

I have been living in my apartment for a little over 6 months now and it has been a wonderful experience! The spaces are clean, the staff is attentive, and the noise levels are not too bad.

It’s been a decent stay. Property is nice however there are security concerns that need to be addressed. Towing is not enforced and the sketchy characters that hang on out at the gas station find themselves traveling into the neighborhood at night which have caused issues. The lack of coverage in the north leasing office is problematic

The Staff Is Excellent. The Maintenace staff does great work. I have been here for only a month, and they have taken care of all my needs in my apartment. The apartments are very nice looking. There were people outside partying really loud the first night we moved in. The windows have a draft but it's not too bad that we can't keep a good temperature inside.

Experience has been good so far. More maintenance request submitted than I would like, but overall the community is great. I would recommend living on the southside rather than North side. I'm considering moving to the South when my lease is up

This is a nice area close to shopping centers, bike trails, parks, bowling, eateries, swimming pools, skating rinks, gyms, childcare and schools. I just couldn't ask for more....I am a big fan of the community and have live in about two other communities in the area and this is the best one thus far.

This complex is NOT safe. There is not security and no cameras. My car was stolen during the daytime and I reported it to the rental office and nothing was done. The stairways are dirty and maintenance does not fix things properly. Would not recommend living here

I can’t wait to move. This place has drastically gone down since I moved in. Today my vehicle was stolen in broad daylight from in front of the building. There is no security here and when I called to complain about my vehicle the only thing I was told was to contact the police. Would never recommend anyone move here

Lovely and clean property. The staff is great. The location is very accessible. There were a few maintenance issues. We live in a 3 br 2ba where it is bit small for us. We look forward to staying for 2 years .

It’s ok…rent is high and not that many amenities. Things get fixed but not that fast alot of birds and poop everywhere. It’s been ok living here but ready to move

Generally the neighborhood is calm. There have been a few issues but overall ok. There needs to be better lighting in the parking lots, and cameras ! Corners were clearly cut when updating the apartments
