Where warehouses and rail yards once thrived, now sits a bustling urban oasis with art galleries, businesses, and upscale high-rises. Formerly known as the Northwest Industrial Triangle, Pearl holds a multitude of modern conveniences minutes from Downtown Portland.

The neighborhood is northwest of Portland State University, right on the banks of the Willamette River. Powell’s City of Books is an iconic multi-level bookstore in Pearl, close to Blue Sky Gallery, bars, and boutiques.

Not a Safe Place to Live: Lack of Security!

I strongly advise against moving into The Parker Apartments, especially with Waterton Property Management in charge. I have been a resident for 4.5 years, and I used to love living here. Since Waterton took over, the management and communication have dramatically worsened. The main concern is the ongoing security issues in the "private secured parking garage." Despite paying over $200 a month for parking, my car has been broken into FOUR times, with the most recent break-ins occurring on January 11, 2025, and January 28, 2025. Mind you, these car break-ins have happened INSIDE THE GARAGE, while my car was parked in my designated parking space! The garage door has been broken for an extended period, leaving a 1-foot gap that allows unauthorized people to enter, and no action has been taken to fix it. When I tried reporting the January 11, 2025, break-in via phone, voicemail, email, and letter, I received no response from onsite management or Waterton’s corporate office. I simply asked for footage of the break-in and inquired whether they have any plans for actual overnight security for the garage. I still have not received any form of returned communication. During one of the previous break-ins, the only solution offered to me by management was to move to a different parking space inside the same garage. They haven’t waived any fees or even offered an explanation of their plans to reassure residents that they are taking our concerns seriously and are willing to do whatever is required to protect our homes and valuables. Yesterday, on January 28, 2025, after discovering ANOTHER break-in to my car, I went to the leasing office in person. The staff literally told me, “There was an incident this morning and some cars were broken into,” and suggested my insurance cover it, while telling me to be patient with them, offering no solutions or improvements for security. Their so-called security comes every once in a while for 5 minutes, does a U-turn, and leaves. The property has a long history of criminal activity, with numerous car break-ins, thefts, and vandalism. Despite numerous complaints from residents, including myself, the management has done little to address the situation. The only response has been the installation of a few extra cameras, but no increase in security patrols or repairs to the garage to prevent unauthorized access. I also haven’t been provided with any security footage related to these incidents.

The Parker has wine Wednesdays which is perfect for me because every day should be wine Wednesdays. Also it's just a nice apartment building. Super clean and conveniently located, kind staff, feels a bit like living in a fancy hotel. It's a lot of fun.

We have been living here for just over a week and our time here as well as the process for getting moved in has been an absolute joy. The management staff here are some of the best and most kind community managers I have ever worked with. We shipped our furniture ahead of our move and the staff would kindly place our shipments inside of our unit to make sure they were safe and would send us a picture to make sure we felt comfortable knowing our items were secure. The staff are always very quick to respond to any inquiries or concerns we have and I have never been disappointed by their answers. The building is very clean and well laid out. It's very easy for us to get in, check our mail and get to our room without any fuss. We have an absolutely lovely view out of our window over the shared courtyard area. There are several more shared resident areas that we haven't used yet but are really cute! I really have nothing bad to say about living here at this time. I would definitely recommend giving The Parker a try.

As soon as I toured here, it was love at first sight. Large windows provide lots of natural sunlight, and the staff are incredibly friendly. The halls and lobby are cleaned regularly to the point where you almost wouldnt believe that pets of all sizes Call The Parker home. Any problems that arise for me are solved promptly. The location is also fantastic, being close to a dog park and a five minute walk to the nearest grocery store (Safeway).

The Parker is a great place to live! Its location is great and I feel very safe both in the area and the building. Management is very approachable and helpful which made me decide on living here over other places. Theres a waitlist for parking but so far I havent had any issues finding a close spot on the street.

The Parker is a beautiful apartment building in a lovely part of the Pearl district. The staff here goes beyond our expectations to make sure that things keep running smoothly. The apartments are beautiful with spacious kitchens and beautiful amenities. I'd highly recommend the Parker to anyone who loves city living with a "neighborhood" feel. Anasthasia, Tim and Jasmine have been wonderful, helpful and friendly at all times. The maintenance team (John and Matt) is professional, efficient and respond very quickly to any requests. The cleaning staff is also to be acknowledged - this is the cleanest apartment building I've ever been in! All in all, we are delighted living here!

Beautiful apartment in a lovely area of Portland! The Parker is managed extremely well, is the cleanest apartment building we've ever been in, beautifully decorated common areas make us so delighted to come home each day! Maintenance is given a high priority and that's great with us! The apartments have fantastic kitchens, are designed to feel homey and elegant. We love this neighborhood and the access to all Portland has the offer. And if The Parker runs this smoothly during all this pandemic upheaval, you know it's really well managed! A joy to live here!

We've lived here at The Parker for over a year now and are more in love with it than ever! The staff is in incredible! Through all this pandemic, Timothy, Jasmine and Anasthasia have kept things running smoothly and made enormous efforts to make sure residents stayed connected. They are always helpful and friendly and ready to answer any questions. Kevin and John in maintenance are quick to help with any issues, and follow up to be sure we're happy with results (we always are!). And the cleaning crew is amazing! This building is immaculate! The apartment itself is beautiful. A large, very workable kitchen is a real joy - especially during this pandemic when we have had to do a lot more cooking at home. Our apartment has a great flow, feels open and cozy at the same time. The location is perfect - in the Pearl district but on the he north side, making it accessible to all the city has to offer, yet has a very "neighborhood" feeling. We absolutely love living at The Parker and would recommend it to anyone!

I love the apartment layouts; theyre such a good use of space and the best in all my hours of apartment searches. The entrance is always so beautiful with fresh flowers and smells clean and I appreciate their dedication to cleaning not only the entryway but regular carpet cleaning on all floors too even before covid!

The Parker is a beautifully maintained, well managed building. The apartments are lovely with amazing spacious kitchens. Living at The Parker is a joy! From the amazing cleanliness & beauty of all the community areas to the great apartment... it's truly home for us and we love being here. Britt, Jasmine & Kasey are so friendly and helpful and sure keep things running smoothly! Kevin & Mateo are tops at taking care of every maintenance issue. The garden area is such a beautiful retreat and a really welcoming place to sit & have morning coffee or a glass of wine in the evening. Living at the Parker has been a joy! The lobby and community areas are kept so clean! The staff have been beyond amazing in helping us with any issues and are always friendly and professional. Britt came to our apartment to view an issue with our granite, said she'd work on finding someone to work on it and that it may take a few weeks...then 2 hours later she returned with a gentleman who said he can do the work! I couldn't believe that she went to work right away for us! But that's how just about everything goes here. It's wonderful to call the Parker home!

The Parker is beautiful! Extremely well maintained, beautifully decorated, and has terrific community areas! The staff is super friendly, efficient, and always make us feel welcome. Jenna, Britt & Casey really get things done & are always available and ready to help in any way. We've already had friends move in after they saw our place! A dream place and convenient home

The Parker apartment, this place is magnificent, well-designed, decorative, and gorgeous. It is well located in the NW downtown Portland metro and surrounded by city lifestyles such as parks and fountains, shopping and food stores, sports-bars and restaurants, and monthly ambiance activities and expositions rending the place livable and lovable. As one of the residents at the Parker, I enjoy having a walking distance to happy hours, whiskey bars, movie theaters, waterfront scenes, and to sports activities. The environment is not only clean, but also well organized and maintained. The community is very professional, friendly, and respectful. I do enjoy living here very much.
