Property Ratings at The Park on Forum
I toured these apartments on a Sunday and thought they looked ok on the outside. I noticed the grounds didn’t look kept up and assumed it was a minor maintenance issue. I asked a couple of residents who were moving out about their living conditions and they said they didn’t have any major problems and it was fairly quiet. After completing an application online I called the office for nearly 2 days with no answer. Finally I got a text message at 10pm inquiring about my application! The application process has been horrible and a waste of $200. LOOK ELSEWHERE. If this is any indication of what’s to come, I’m glad I experienced it before signing a lease.
Love this beautiful place. It’s tucked away in an established community surrounded by homes. The new management is making some great changes and you can tell. The new staff is extremely friendly and helpful. The new maintenance staff is quick and thorough.

THIS IS MY PERSONAL EXPERIENCE RENTING FROM FORUM AT GRAND PRAIRIE APARTMENTS. I’ve only been here at these apartments for one month, and after being here the first night I started seeing roaches. There were crawling all on my furniture and inside the refrigerator!!! A couple days after that there was a rat in the kitchen. So I’m currently dealing with roach infestation and rats. Called four days straight to notify the office but couldn’t reach anyone because they never answer the phone. I wanted out my lease immediately but the only thing they offered was mouse traps and pest control!! Here I am a whole month later and the problem hasn’t gotten any better. I’ve spent a lot of money on treating the apartment myself also. This is just filthy!!! They moved me and my children into this apartment without making sure it was pest free and it is inhabitable for ANYONE live in. I will be reporting them to the health department for moving a new tenant in under these conditions. Please think twice before renting from these apartments. These are the worst I’ve ever seen. Do yourself a favor and RUN, don’t walk away!!!!!!! DO NOT RENT HERE!!!

This place is terrible and management is even worse. If you want to live in a community where you abide by the contract and not their made up rules, live somewhere else. Everyday you wake up and they change something for the worse. I’m tired of living here and they don’t even deserve one star.
You will wake up to an overflow of trash every morning, sometimes it will be in the street. Gates are open at all times and they will still charge you for a remote (pointless) pool is always dirty , washerteria is filthy. No speed bumps so take caution ,no outgoing mailboxes. Outdated and overpriced.
The apartments are just ok! Basic living if that's what you need. The Gym needs to be updated, they claim its 24 hours but its locked after the office close. First floor be ready for big cock roaches, I've requested pest control plenty but they are coming from the little nozzle that's in the washer room that's in the ceiling and a little nozzle that's in the guest bedroom bathroom that also sits in the ceiling. The pool is always dirty and needs more lighting when swimming at night you cant see jack because there is only like one lamp post. Oh! let's not forget the absurd Water/Trash fee they charge, I have asked and asked and asked for a billing statement, it has even gotten to the point to where someone was putting notices of threatened law suit against the complex due to the water/sewer charge they are conning their residents out of. Overall if you are not looking for anything spectacular this is the place. Every time I submitted a maintenance request it was handled. so no complaints there. But I do really think this apartment complex is doing something fishy with the water and trash fee. Trash fee is $18.00 and the water is normally $70.00
Haven't even completed a week and this place is full of nightmares. Dishwasher has mold.(promised a new one next year) The bathtubs are permanently stained, has caulking dried inside the bathtubs. Looks like the handles and faucets are burned. Master toilet seems to be chipped and stained also found urine on the base from who knows when. Roach infested. Extremely filthy is an understatement for this unit. Sructure it self is okay just really outdated.
We are first time renters and we choose The Forum because it did look nice, quiet and well maintained. After a few weeks of constantly having to request orders that would not be fulfilled things began to go downhill. We are now at almost a year of being moved in our work orders have yet to be resolved The property seemed to be properly maintened at first sight but after a sudden burst in new renters things started to become less civilized. Trash bins are over filled and people just throw the trash on the side of the street by the bin. There is insufficient parking There is also an overwhelming amount of other vehicles / people trying to gain access without the proper gate code which ends up blocking the entrance to actual residents which cuts down on the sense of security that was once here Safety doesn't seem to be a big concern to this apartment complex, no speed bumps through out the property. People seem to pay no concern to pedestrians including kids or dogs it surprising no body has been hurt due to the Reckless driving. Also the people in the office are almost never helpful Cannot wait for lease to be up
Location is perfect! Fairly new apartments tucked away in a mature neighborhood. Price is good for quality of home.
