The Park at Vinings

This apartment complex has a major roach problem! They advertised weekly pest control, however cockroaches quickly infested my unit. I found one on my toothbrush. Multiple in my dishwasher. ON MY PILLOW NEXT TO MY FACE. One night I counted 20 roaches just in my bedroom! I put in request after request for pest control treatment, only for everything to be blamed on the vendor. They said they would change vendors and I should give them another chance, so I did. The new pest control did not come at the scheduled time (which was important to me as it was difficult to get off work), and so I had to spend my own money to buy bug killer, bomb my own apartment, and shelter my animal from the chemicals. Even though I pay a monthly pest control fee. Finally the vendor came weekly 2 or 3 times, and I saw the cockroaches decrease. Problem solved, right? Nope. It's been about a month now, here I was thinking pest control was coming weekly while I was at work, and here come the roaches again. I again requested pest control, except now I'm being told that I'm on a waitlist for pest control. I have to wait 14 days for pest control to get around to me. "Pest control is by request only." I guess I'm buying more bug killer. Think Park at Vinings will pay for it? Probably not. I may have the cheapest rent in the area, but I get what I pay for. Please do yourself a favor and find another apartment complex. Also, when the property manager responds with "Please call us so we can address your issue," I want it noted that I have talked to Laz and Brandy multiple times about this. Brandy has at least been kind, though ineffective, but Laz has been rude and downright confrontational. In fact, he was actually the one who said pest control came weekly when I originally toured the complex in April. I am tired of talking to people who cannot or will not solve my problem. They obviously have not had roaches for roommates.

I am amazed that this supposedly has an average of 4 stars. Maybe something happened recently with Management? But, I see other reviews of non-responsiveness. I called but could not speak to a a person. I left a message and also asked to be contacted via the website. BOTH were ignored from last Friday.

I applied for an apartment there. They haven't replied to my emails and they haven't returned my phone calls all week. Thankfully I also applied to another place at the same time. The other place responds to emails and phone calls as you'd expect, and they approved me in 2 days. FYI my credit is perfect and I make more than enough so be very careful if choosing to apply here, at least have a backup plan ready to go

Management is very poor. They are least bothered about the safety of the people living in this community. This is not a safe community anymore as there are lot many break-ins happend just in few weeks.

Broken Gate for months.water leaks everywhere.trash mountain for display. 3 break-ins in 1 month and management cares nothing other than rent.

Do not Plan to rent an apartment in this community, too many Burglary since last 2 months. Management not fixing Front gates, so lot of security issues. poor management response.

Main Gate is not working for almost 3 months & its not fixed yet but its a gated community.... Management is not taking action to fix the gate. Cameras needs to be installed in the main places like every corners where stop signs are there in the community and should be in working condition. Since cameras are not installed and entrance gate is not working 3-5 robberies in the last 3 weeks , people lost their valuables. Each incident occurred during day time, when the people go out for shopping or small outing and incident happens immediately within 15 to 30 mins after they go for shopping/outing. Not safe place to stay here because of recent incidents

pond, tennis court, swimming pool, these months I experienced a fast and also good quality turnaround in all service requests. They are prompt and customer friendly. Tarin is always helpful and friendly. You are awesome

I lived there for two months. I couldn't stay because of the roach problem. Seeing one or two but this was an infestation. I couldn't fully unpack or sleep well.

Tim was the best from the day I moved in until the day I moved out, helpful, and wasn’t just looking to move people in but he cares about the wellbeing of his tenants. I loved the area and very quiet community!

I lived here for 3 years and loved the little forest oasis in a busy area of Smyrna. You would never know that 285 is across the street from the entrance to the community. Some mornings watching the squirrels play in the trees and able to walk around without being run over was always a pleasure. This is a place you can call home and have easy access to major highways and shopping. The staff is always personable and professional. Don't forget the maintenance staff which is always ready to fix any issue you have in your apartment. Be it user error or not. If you want a place that is relaxed, close to everything, and bonus of a great staff look no further than Park at Vinings!

My family and I currently are unable to live in our apartment due to water damage that has been consecutive for the past three years mildew is forming and we have two little children and the property manager is not using any sense of urgency to help resolve this matter. I was told that I cannot withhold rent for any reason even though I wanted to use it to apply towards hotel fees. Please do not stay here!! You will regret it! Take your money elsewhere you can get way better living conditions.

Residing at PAV apt complex for the last 6 months. All amenities Swimming pool, Gym, Children Play area and Tennis court are well maintained. The staff is always professional and my issues addressed and resolved on time. Specially Timothy(Tim) is very friendly and always prompt for any help. Tim is very patient and hard working guy, I appreciate it. Thanks Tim and other management team. Close to Costco, Cumberland Mall, Farmers market, Aldi, SunTrust Park, Teasley school. Only rent is on higher end compared with other near by similar communities.

I am staying in this apartment since 2 years and my stay is amazing . Apartment having lot of amenities to enjoy with , apartment is nice and clean inside and outside . Maintenance service is very quick and prompt, every request resolve in 2-4 hours . Specially leasing office team is very helpful and friendly .

I would never suggest this place to anyone. I have never wrote any reviews in my life but this time I'm super frustrated. I didn't write is as anonymous too as people shouldn't consider its a fake review. I got an 2BHK apt at Park at Vinnings by 22nd Sept. I clearly told them before signing that the counter tops are sticky and the floor is sticky , please clean and give me.. They said we will give in very good condition while giving keys. I was happy and I signed the lease. The day I got I checked , there was no hot water coming anywhere. I even made with gas company and they have turned it on by 22nd itself. I still waited and gave them list of complaints and clearly mentioned that hot water is not coming and it has to be fixed. Even though its an emergency they didn't treat it that way , they said they will tell to maintenance by Monday. Its almost 7 days I got this apt and not able to use it as there is no hot water, sticky counter tops, very very old oven. I am staying in my colleagues place sharing rent and wasting my money in both the places. I moved most of my things and everyday I'm taking clothes and going thinking they would resolve it soon. WHO SHOULD BE RESPONSIBLE FOR ME WASTING MONEY BOTH PLACE EVEN MAKING THE APT READY FOR STAYING. GIVING A USELESS APT AND MAKING PEOPLE SUFFER IS NEVER GOOD. I went to leasing office in person and gave the list with issue on Sept 24th and also called many times to the leasing office and they are keen cutting your line and only response you get it we will surely get update from maintenance. Some maintenance person has come on Monday but not sure what they looked at and I see nothing fixed. They didn't even clean the counter and they are telling me that its because the previous tenant has put stickers. Is it my responsibility to clean and use it ??? NO HOT WATER, STICKY KITCHEN COUNTER TOP, STICKY FLOOR, LOOSE FIXTURES, TIGHT SCRAPPY DOOR LOCK, OLD OVEN, CUPBOARDS WHICH DOESN'T GET CLOSED properly for letting in roaches. This is what you get when you get an apt at Park at vinnings. I made my husband change his view and made him consider this apt when he told me to take in the other community with same price good new apts.

I absolutely love this area! City life feeling minus the city life traffic. My apartment complex is surrounded by trees which gives rainy nights a homie comfort. Huge space with endless closets, choices between renovated units or none renovated units providing you with a price that well fits all budgets. I made a great choice, thanks to apartment.com! ??

I am living with my roommate and looking for a place to stay. The Parc at Vinings are a great place to stay and a wonderful community of mixed people.

I've been at the Park At Vinings for almost a year. The Park At Vinings is very quiet and the renovated apartments have the best kitchens. The Apartments are very spacious and have big closets! The property management staff is okay, Some of the staff is nice and very helpful. I wish that they would handle some problems faster and more efficiently in concern to maintenance . Overall they are a good apartment complex which is really beautiful and quiet.

We moved into the Park at Vinings a little over 4 years ago, and immediately liked the property and staff. In the last 1 1/2 years, a new company purchased The property and immediately began making cosmetic changes- roofs, siding on all buildings, new signage, pool area reworked and improved. Additionally, as each unit becomes vacant, it is renovated with new kitchens, hardwood floors and most of the carpeting removed. The previous company made sure that the property was immaculate and well-maintained. While the new company is obviously interested in maintaining the property, they don't seem as committed to landscaping (minor complaint, but a complaint nonetheless). We really like the office staff, and absolutely love the pool ( which is open year-round, by only seriously maintained April through October).
