Amarillo welcomes residents with its distinctive Texas character and sweeping views of the Texas Panhandle. Home to over 200,000 residents, the city offers rental options from downtown lofts to suburban apartments with plenty of space. The San Jacinto neighborhood draws renters with its historic architecture and local shops. Rental costs remain moderate, with average rents around $841, and one-bedroom apartments averaging $830 monthly, representing a 1.5% year-over-year increase.
The Route 66 Historic District and Amarillo Cultural District anchor the city's arts scene, featuring performances at the Globe-News Center for the Performing Arts and exhibitions at the Amarillo Museum of Art. Just outside the city, Palo Duro Canyon State Park - the second-largest canyon system in the United States - offers miles of hiking and biking trails. The medical district, centered around the Harrington Regional Medical Center, serves the community's healthcare needs.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Park at 54th Apartments
Everybody great great maintenance everything close by very nice
Staff is somewhat friendly, especially the office manager. Great space and affordable, however it is hot year round. The AC units they have are for 300 square foot spaces. They only have one in the living room, when they really need one in the bedroom too. It gets unbearably hot in these apartments. My only other complaint would be the laundry room. The washer only runs for 30min max and one time it broke and ruined almost all my clothes. It’s also communal and people don’t always take care of things well. The dryers work great tho.
Comfortable, no-frills living on Amarillo's southwest side. If ever there was a problem, staff would take care of it. Neighbors were nice and respectful, and laundry was a quick walk across the courtyard. Best aspect about living here? The price. I worked only part-time when I lived here 8/2011 - 8/2012, but I was able to afford rent and utilities without a problem. You'll also love having John Stiff park directly across the street, and easy access to groceries, night life, and I-27. A remarkable value overall. Bryant
Theses apartments are one of the best kept secrets in Amarillo. The location is great since it is pretty much centered in the west side of town. It also has close access to I-27 if you need to get to Canyon or any other part of town. The staff is super friendly and helpful! The rent price is definitely the best bang for your buck as well. You won't find a nicer apartment for the price. The newly built covered parking is also a great addition and perk since the summer sun can cause damage to your car while also making it miserable to get into it. All in all I am very thankful I was able to find these apartments.
No complaints, the rent is affordable, any maintenance issues have been handled quickly, they spray for bugs on a regular basis, the staff is courteous, and the complex as a whole is clean and well-maintained. Excellent place to live.
I have lived here with my 2 year old daughter for 6 months and we love it here. I just renewed our lease. The place is clean, and the staff is courteous and thoughtful. Tammy, the manager is a complete sweetheart. One big concern i have in Amarillo is pest control and bed bugs, and they are on top of it. They come in periodically and spray for the tenants. Any time I have needed to call maibtenance, they had the problem fixed by the end of the day.
The Park at 54th is the worst possible place to live in Amarillo, Tx. If you read nothing else, read this: Rent somewhere else. While I lived there, the apartment flooded twice and it took them SIX MONTHS to repair the water damage. Worse still, the apartments are unbearably hot year round (even if you leave the air conditioning unit running non-stop). On several occasions the entire complex went without consistent hot water for weeks on end while the apartment complex denied there was any problem. Who can live like this? At one point, we literally had to contact the city in order to force the management to install smoke detectors in every room as required by city code. But do you know what the icing on the cake was? The horrible, unprofessional, and spiteful staff. When we finally ended our lease (we're slow learners), they charged us for a window that had been broken cracked from the OUTSIDE of our apartment by the grounds keepers. Nothing, and I mean nothing, could ever compare to the horrible renting experience we endured at the Park at 54th Apartments before we closed on our new home. No apartment complex is perfect, but this place is the scum at the bottom of the cesspool. When shopping around for a bargain-priced apartment, skip this place. You'll be glad you did.
These apartments are a complete waste a money. When we lived there our apartment flooded, there was water coming out of light bulbs. The apartment was always and forever hot and we had to run the A/C in the winter. The management and office staff are horrible and don't take care of their people, and the laundry facility is run down and a constant disappointment.
These apartments are one of the best I have lived in Amarillo. I haven't had the need to call maintenance, there's enough space for all of my belongings and the best part its affordable. The lease ladies are really nice.
