Property Ratings at The Palmer
Do NOT be fooled by the newly built apartments. I thought the place was great in the beginning, but things quickly began to get worse and worse. Parking here is a nightmare. They claim only 1 car per resident, but this is a lie. They say cars need to be registered to enforce this, but that is also a lie. There are 2 cars parked outside of my building that haven't moved in the 8 months I've lived here. The registrations expired in 2018, so they clearly aren't being used. Management didn't even respond when I reached out about it. They claim this is a "smoke free" complex. Also a lie. There are cigarette butts everywhere and you can't go for a walk without being slapped in the face by the smell of cigarettes or weed. The garbage area is never maintained. There is just a giant mount of trash sitting in the cardboard area and it STINKS. Oh and let's not forget about the piles of dog piles EVERYWHERE. No one here picks up after their dogs and the management refuses to do anything about it. They will not hire anyone to clean it and they require "video evidence catching the person in the act" to do anything at all. Oh and good luck with maintenance. It took over a month just to get the water filter changed on my fridge. This place is a nightmare that should be avoided at all costs which is evidenced by the mass amounts of move outs I've been seeing recently. It is NOT worth the price.
The absolute worst apartment complex in Charlotte, newer is not always better and this is a prime example. I moved here when they first opened and things considerably got worst as they expanded. Here are a few reasons for a poor review. The grounds were not designed to manage multiple residents. Terrible Terrible Terrible Parking, Awful communication. When emailing the office through the portal it takes literally a week or more for them to respond. Usually for something immediate, I have to directly email a staff member to get a response. The response time got worse and worse as more residents moved in. I was understanding at first but then they hired more people so no excuse for sub-par communication. The amenities are over exaggerated. The gym is small and smelly, the pool is bare(the website shows more seating and style then what is actually presented), and overall it's underwhelming. Other complexes nearby have way better features. They say it's a smoke free property, LIE, and they also do not enforce this rule. I even sent the resident managers emails and their responses were lack luster. They always proved that they have better things to do than address residents. Information is poorly disseminated constantly. Also, when inquiring for more detail, again late, inconsistent, and overall unclear responses. We were asked to fill out a paper work to register our cars on the property. I asked why, how this information will be used, and will this help the terrible parking situation, NO RESPONSE EVER. We still to this day, do not know why we filled out this additional information. Rent is higher than other places nearby but the quality and amenities are lower and sketchy situations continuously happen in these apartments. Do yourself a favor and look elsewhere. There are other apartment complexes in a similar area that are safer, staff are more competent, and grounds are well kept.
