Property Ratings at The Oaks
Firstly, when looking for apartments in Santa Clarita I kept seeing people online talk about how Canyon Country was the "bad part of town" -- if you see this, do yourself a favor and ignore it. There is no bad part of SC, it's objectively one of the safest cities in the country. Maybe there's a need for people to flex about how hard they have it, idk. With that being said like anywhere there are pros and cons. Pros: - Quiet, peaceful, picturesque, well-maintained. - Friendly neighbors. Didn't think twice about leaving my door unlocked if I went out for a walk or something. - Good location. Close to freeway, <5 mins from Target, multiple groceries etc. - Great staff, esp. maintenance. Only had a couple of minor issues but they responded fast and fixed them first time. - Clean, modern units. When I moved in appliances still had some plastic wrap on them. Cons: - Parking. Garages are tiny, if you have one. As in can barely open your car door. Most people park on the curb. Hard to find parking depending on ToD. - "Gym" is a joke. Missing weights, tiny, no A/C last time I was there. Don't think it's been updated since 1995. - Forced to pay rent via 3rd part company that harvests your personal data, no way to opt out. - Annual rent increase without explanation. Overall I'd say the pros outweigh the cons. Just get a gym membership, accept that parking stress is part of apartment living, and that there's nothing you can do about how rent is paid. The property is owned by a large company that I assume sets the rent and mandates the use of the 3rd party company. It seems like the team that actually manages this property really cares and does a great job.
The complex is nice and the units look nice, but they are remodeling the units so fast trying to get a new resident that the units are falling apart. For the amount they overcharge you for their “amenities. They have valet trash that picks up your trash when they feel like it. Charge you for parking but don’t enforce it so don’t bother paying extra for that. Homeless people constantly breaking into the pool areas. In the community app, any complaints about security (which is nonexistent) are deleted. If you raise concern about the crime in the area, it is also deleted from the group forum. In the past 6 months, I’ve had a water leak, broken hvac system and now I’m dealing with holes they created and haven’t fixed and it’s been 3 weeks. You can call, no one answers. No one replied to emailed. But if you’re a day late in payment, they are knocking at your door. You are paying high prices so the exact same experience you’ll get with the apartment complexes on Jake’s way. Waiting for my lease to end to leave this place.
The Oaks is perfect for if you need to be close to Grocery Stores, Gym, Costco, Target, Lowes and more. It has the most accommodating staff and multiple pools. Theres also easy access to the 14 freeway. There's also a lot of other dog walkers in the community that you can befriend. They also accept cats.
i was living in a 2 bedroom/2 bath apartment in this community. Pros: 1> Attached garage in some of the units. Mine had one.This had a plug point which was very useful for our hybrid vehicle 2> Washer and dryer inside the unit 3> Central air conditioning and heat 4> No problem at all of guest parking. There is ample space for guest parking 5> Very close to CA-14 highway. 6> Close to Costco,Starbucks and Stater bros. 7> Maintenance is good 8> A park for children 9> Good fitness center and 3 swimming pools on property Cons: 1> They increased the rent too much after just 1 year stay. It felt like they dont want people to stay after 1 year. My rent went up from $1700 to $1900. Overall, this is a good place to live.
BECAUSE KEEP GOING UP AND UP ON THE RENT AND ITS NOT WORTH IT AT ALL ...
It is a great location. With great staff that will take care of you. Who also treat you as family and not some client. There are three wonderful pool with jacuzzis a beautiful play area for the kids with playground and not to mention their pet friendly. I couldn't ask for a better place for my family
I've been living in Oaks for about 3 yrs, now that's rare for a rented apartment isn't it? First I was in a one bed, then I needed 2 bed I moved into a 2 bed in next building. I have roamed and searched a lot in Valencia / canyon country neighborhood and while some might argue there are better apartments, I'd challenge you to find this quality at this price point. The best of all its got the best gym / pool in the neighborhood, irrespective of even apartments they are insanely expensive like a good 200-300 / month higher than this. You'd not find a place with better amenities, so if you are a fitness / pool freak like me that also needs to have a good quality living when you get back home in canyon country neighborhood, I'd suggest you come down right now and check it out
My family and I have been living in this apartment for 7 months and it's been great. The community management will sometimes hold contests or give out free treats to its residents. They're very responsive whenever there are issues with our unit (broken microwave which they replaced with a new one, roof leaked in bathroom which they fixed). They communicate regularly (via email) with the residents. It is in a relatively safe community and quiet. Kids are out either in the playground or pool or just hanging out. Parking can be challenging but there are options such as getting another 1 car garage, or perhaps a covered parking. I've talked to a former resident who also praised the apartment community. All in all, I would recommend this apartment.
