So I could write essay after essay about every reason not to rent here but let’s keep it simple. Do NOT trust anything your told in the leasing office because the gate never works and most of the downstairs apartments flood with SEWAGE. As the cherry on top, roaches are pretty much a constant issue. If I could give less than 1 star I would.

This place sucks! DO NOT move here! Our air conditioning went out during heat wave and they didn’t fix it for almost a week. Place is dirty, they are rude and they do not communicate. They are always turning off water.

Just moved here. The place on the outside looks beautiful. Beautiful trees/amenities etc……. However I am a little disappointed in the extreme outdated kitchen and bathroom. The apartments had a few issues that I was able to look pass because Maintenance says they will fix it Monday. HOWEVER!!!!! This is my 2nd night at this apartment and it’s roach infested!!!!!! I couldn’t believe my eyes when I turned on my kitchen light! I took pictures. At this point I just want out of this lease!

Does it really take long to get approved or decline in this apartment complex? We’ve been waiting for almost three weeks now and we have not heard from them. We tried calling and the office tells us that they’re waiting for management. I’ve tried emailing BHManagement and there’s no reply, not a single one! I know you need to make sure your tenants are legit, but can you also send a message if you’re still processing the application notice so we know if we will wait or not. We have submitted everything you required of us. I hope we get an answer soon so we can move on…
I love living here. I been living here for about 10 years and this is what I consider home for me and my daughter. The Maitnance here is great. I appreciate everything you guys do in time of need.

I have lived at the Oaks of Woodland Park for nearly two years now. I'm impressed with the professionalism and organization of the Management and Maintenance teams. I've not lived anywhere that has such communication with the residents. It's truly impressive.

My experience here at the oaks of woodland park have been so blessed especially through a hard pandemic for all of us they have understood and the maintenance team are very quick and great.
I have lived here for a couple of years now and I am sad to go this place is very nice well kept and the staff is exceptional five stars
The Oaks of Woodland Park is a fine complex; I have a large apartment for a fair price. The cabinetry is unfinished wood, so you will need to buy your own liners, and there are some bug issues. Communication with Leasing Staff is quick, but unprofessional, and makes me feel a little uneasy. In my first month, I have needed maintenance to come 3 times, and all three of those men were professional and friendly.
We have lived here almost 12 years, not even thinking about moving.
I love the place highly recommend it.
The staff is amazing but my biggest gratitude is with Wanda she take me step by step in the process of application. She was available everytime time a have a question.

At first i was excited to move here being the very first place i moved to when relocating from NY but now i am in disgust with all the roaches and bugs
I have enjoyed my residence at The Oaks of Woodland Park in Tampa, Florida. I have lived here for almost 10 years. It has a great location, and is near to everything in Tampa. My maintenance requests are always completed in a timely manner, and the workers and staff are courteous and efficient.
Not happy at all wouldnt recommend anyone to live here seriously this is my first time moving out of my parents house and this is the first place I get to call home and sadly I am already looking foward to move out day in September.
Dog pop everywhere. I am forced to break my lease due to other residence (neighbor not abiding by lease). Loud music nothing is some about it. Dogs on NO lease is a norm here. You pay $28 for trash your charged twice 8 plus your $20 monthly. When trash is sometimes not picked up in front of my door. Neighbor is trashy throws food and liquids over her bacony. Keeping the birds in front of our building viewing the pond. Very over priced my one bedroom with a loft is out dated walls cracking lights flickering flooring not done etc and maintance comes and does the bar meminum.
This is what to expect from this dump. Tons of roaches,termites and silverfish. I have a video with 3 roaches and a silver fish in my toilet bowl. Also, don't let them tell you that the train will not come with air horns blazing at all hours like they did me because it did. My fault for not reading these reviews and falling for the leasing girls charm. * I wish I could upload video and really show you. I have excellent credit, never missed a rent payment in 20 years but had to break the lease. They now say I owe $4,700. I moved a week after rent was due because they wouldn't remedy. 3 years later and they will not negotiate the amount "owed".
BH Management is one horrible company to rent from. They practice many shady business habits. If you enjoy paying more in rent then they advertise this is the place for you! There are 2 convenience charges for every rent bill due, and their valet trash service is mandatory. If you have a pet they may need to get a job since they charge $300 deposit that doesn't cover pet damages and an additional $10 a month that also doesn't cover damages. On top of that they don't cater to pet owners since there's maybe 2 waste stations throughout the entire complex. If you love local law enforcement you will feel right at home since they will be in the complex at least once a week. And their newest "perk" is a locker system for your packages that you have to sign up for and put in credit information so they can charge you if you don't get your package soon enough. They informed me that if you didn't sign up for it they would do the honor of returning the package to the sender for you.... how great is that? I have never written a review for any apartment complex before and even though the apartment it self isn't the worst for their most recent prices of $1000 plus it simply is not worth that. I would stay clear of this place and after a few months have decided I will not renew my lease.
rent is very affordable for the nice upgrades they put in to the new apartments. it's quiet and the neighbors are nice. my big complaint is there is no overhead lighting or ceiling fans in the bedrooms. it's not exactly comfortable.
These apartments are nice until you need a repair or new equipment. Our dishwasher has never worked correctly and our A/C unit is grossly underpowered. A 2 ton unit for 1600 sq ft. The apartments are pretty and have nice grounds maintence but if you need repairs be prepared for the argument of a lifetime.
