Property Ratings at The Mustang at Ocala Apartments
New owners just bought this place (October 2022) and are raising the rents by 500 dollars and more upon renewal. This comes after painting units a trendy gray and putting in stainless steel kitchen set. Apartment is still very small, still not soundproof, and parking is still a nightmare. Don't let them fool you into thinking this is worth that kind of increase.
The building I lived in was absolutely infested with roaches! Hundreds of them. They crawled on me in my sleep and got in my food. The complex gave weekly treatments that barely got rid of some. It never got properly treated. All of my neighbors had the same issue. Office staff is rude and does not care about the terrible living conditions. I had to call code enforcement after a month of not having a working front door that let rain and bugs in. DO NOT LIVE HERE!
I renewed back in September but once it hit the year mark of me living here things just started to fall apart the stairs creeks like the wood underneath is broken, the knobs on the cabinets and drawer would fall off, and etc but it was a great home for the first year but I am definitely tired of this place
We came to Carriage House from Maryland. Found the property online, and my husband arranged to see the apartments. He was shown a 2 bedroom unit. We signed for a 1 bedroom with a garage. Upon arrival from out of state, we found our unit clean and move in ready. We have had good experiences with the management, office staff and maintenance personnel. The only drawback we have found is the community located next door (Spring Manor/Berkeley Pointe). We have found the front office staff and maintenance crew to be kind and responsive. We have just renewed our lease for an additional year.
Do not waste your money here. You can’t just come home and relax without being pestered by the townhome. Tons of drugs and drug dealers.

The place is very nice with nice neighborhood. The one bedroom Apartment that the professional staff showed us, the kitchen and the living room are too small. The bedroom upstairs is too Small due to the amount of things we have. The garage is ok. I would recommend anyone who doesn't have enough stuff.
All staff( I office manager and front office personnel on site are tops! The best apt team I have ever experienced. Also, the maintenance team are friendly saying hello whenever we pass and they quickly respond and they always know how to fix things!! If he entire CarriageHouse Townhome team are awesome!
Old. My front door frame has holes in wood and the fresh hold that holds the door you can pick up it is not secure. The upstairs bedroom still gets hot at night- already been checked told it's ok but it's still hot. The dryer takes 3 hours to dry a load of clothes
I love the people that work in this community. Judy and Jody are very courteous and professional. The service tech are very responsive.
I loved the apartments and it will fit my needs well. My expected move in date will be late summer
Nice place to live. Well kept and managed. Quiet and friendly atmosphere.
The office staff is friendly and a pleasure to deal with as well as the maintenance staff. Any requests for something to be fixed is completed within 24 hours. I like having the ability to communicate and pay rent online. It is so convenient.
Everyone here made our move as easy as they possibly could and responded quickly to maintenance requests.
I did look at other places and wish I would have started here first this would have saved many hours of driving and disappointments.
The apartment shown was very nice, clean and updated. The staff was professional, helpful and informative
Quickly fixed issues and was friendly with the toddler who was curious as to what he was doing.

The office staff are very nice and understandable they are always on point with everything I'm so happy and blessed that I live at the carriage house it's clean they keep it safe for us to live here we love it some people say it's a little expensive or it's to small for some but for me I don't see that I see how the staff is how well kept and on point they are on makeing it home for me and my husband it's best decision we made to live here we love it!!!

The townhouses are too steep in price. For what it is worth it should be a little lower in price with rent and you shouldn?t have to pay a monthly pet fee once you paid such a big deposit.

The apartments are beautiful!! However we had to go home and come back because no one told us in order to even see an apartment both myself and my husband needed to bring picture id. That information would have been appreciated before we drove 30 minutes.
Everything is great, except we have one neighbor in the 600 building of phase 2 who is a nightmare and because of the turnover with the management of Carriage House, she keeps getting taken seriously when she is clearly a vengeful, mean-spirited person who makes everyone who lives around her fearful of her reprisals. I have had to explain to management (due to the turnover) at least three times about how I pick up after my dog every single time. This woman complains to the office about me and my dog because she doesn't like where I have him use the restroom (in the grass, at least 50 feet away from her apartment). Management gets confused and calls me to warn me about picking up after my dog, which I always do, only for management to then find out the true reason for her complaints, that I let my dog use the restroom in the grass in her line of sight from her side window. She wants me to have my dog use the restroom in the retention pond, which I won't due for many reasons (it's filled with poop from other dogs whose owners don't pick up after them, it is poorly lit (I leave for work before the sun is up and come home after the sun is down), etc.). Furthermore, this woman feeds approximately 8-10 stray cats on a daily basis, doesn't clean up after them, doesn't keep them on a leash per Carriage House's own policy, and continually claims she is "getting them set up for removal," which is a complete lie. The number of cats has grown since I moved in, the smell of all the cat poop is disgusting, and the cats climb on my vehicles and scratch the paint. Furthermore, this woman complains about kids playing on the sidewalk (where else are they supposed to play?), videotapes people as they walk by her window (which I find repulsive and an invasion of my privacy), as well as complaining to the office about other things that are just part of normal, everyday life. Other than this woman, everything is great. But I would not recommend anyone to live near this woman. I see her constant complaints to management (who then harass other residents over her complaints) as an affront to everyone who lives near her. Want to make Carriage House a lot better? Start fining this woman for not picking up after her cats, do not renew her lease, and get rid of her ASAP.
The service here is detailed, timely and efficient! He fixed water coming under four with a new door sweep/weatherstrip. Also air-con corrected blower excellent.
Staff is friendly and quick to please. The only reason i wouldnt give a ten ia because some of the people that live in the Complex are rude.
The management here is horrible. At the end of the day, its just not worth the headache of dealing with her.I thought I would stay here because the price is pretty decent, but I would rather be spending more if I could deal with competent people.
Let this be your last resort. The front office is terrible at communications and you will be the one to suffer from it. Even when you try to get in contact with someone, its hard to do, but if you miss something it all falls on you. They are very rude and nasty. If you can avoid this place at all cost, please do so. Its too late for me sadly but hopefully I can help someone else out there.
Been here a few months and am seriously impressed with the manner in which the area is maintained as well as the manner in which the requests to the office are handled; excellent service.
DO NOT WASTE YOUR TIME OR ENERGY HERE! These people are the worst! Take a very close look at how the apartments are on the inside! They were poorly put together! The sink was put in wrong, the dishwasher was put in wrong. Although they say new appliances, they do not work properly. The baseboards are disgustingly horrible! The carpet has staples sticking out that has gone in my foot a long with family memebers over a dozen time. Please please please DO NOT WASTE YOUR TIME, MONEY, or ENERGY! You will regret it!! They are ripping you off! I can’t wait to move out of this horrible place!! Again look closely at the townhomes. The paint is all over the tile floors. It’s really bad!
Show a model, really nice. Apts. are nothing like model. Bait and switch. The apts. are horrible. Take money think getting something nice. Won't give money back once you see how horrible the apt.you get is. They lie and grab your money. Not get what sell you. Stay clear of this place. It's a dive.
They absolutely do not have the washer dryer available in every unit. Their 24 hour maintenance phone is always off. Girls in the office have no idea how to properly run an establishment. Do not expect for your apartment to be ready on move in day because I've talked to my neighbors and every single one of them had to wait for them to finish the day of. They didn't even have any appliances in my unit nor was the a/c working on move in day. They never answer their phone in the office either so expect to have to go up and talk to someone in person for anything you may need. Extremely poorly run. Not even an apology when they make a mistake. Would never recommend and hope no one else has to deal with these morons in the future.
I've been here about a year. No problems so far. Did hear about the cars... talked with them and turns out they left their cars unlocked..... c'mon people, lock your stuff up.
Decent small apartments, nice little pool to relax by and swim in. Neighbors are real easy to get along with. Only problem is the lack of security, had a few cars broken into multiple times over the past few weeks but other than that, everything goes pretty smoothly.
