West Sacramento enjoys the unique privilege of being a fairly quiet residential community right next door to a thriving metropolis. Separated from the state capital only by the Sacramento River, West Sac (as the locals call it) shares virtually all of Sacramento’s resources, cultural and otherwise. The I Street Bridge and Tower Bridge both feed straight into Sacramento’s historic district and downtown entertainment district. On West Sacramento’s side of the river, one of the biggest attractions is the shopping, but scenic areas like River Walk Park and venues like Raley Field give folks plenty to do in their own neighborhood.

Property Ratings at The Montecito
I just wanted to say everything in the review titled "Needs to be condemned" is true, except I haven't seen any roaches in my unit and I've lived there several years now. I have pretty low standards and spent most of my time away, so none of this bothers me too much. The Safeway and Big Lots being practically across the street was a big plus but they've closed down recently, and that was ~80% of my reason for living there. Another big plus for me is that it is very close to the bus stop and the transit center. They started charging for water/sewer/disposal this year which I'm not pleased about. Expect $45 dollars tacked on to the advertised rent for this.
Lived here for 1 year and in that time experienced constant roach problems. The manager would bomb one apartment at a time which obviously did nothing to actually cure the problem it just sent the little bastards to a new apartment. The management would wait for a new complaint to come in and they would have it the exact same way again. The property managers are practically impossible to get ahold of personally and when you finally did they were almost always rude and unhelpful. Maintenance was not much better but I will give them some credit because they didn't have much to work with as far as knowledge and supplies but would always come out and do what they could. They were always pretty nice too. They advertise the apartments as having hardwood floors but only 3 units have hardwood floors. Don't even bother with using the air conditioner because they have them all rigged up in a tiny closet area and it only slightly cools down tee bedroom and doesn't even touch the living room. Not to mention the cost is enormous with the type of air conditioning unit they put in there. You can hear EVERYTHING through the walls and ceilings. I mean I can hear regular conversations if my TV is off so if you don't want to accidentally hear something you wish you hadn't keep TVs or radios on at all times. Also remember they can and definitely do hear everything you say and do as well. They advertise high speed wifi which isn't true. They have never offered such a thing at any time. The parking isn't assigned so it is a competition every day to find parking. You will end up on the street 90% of the time. They only have 3 washers and 3 dryers and they break all the time!. The laundry room had been broken into and had the washers broken into for the change 6 or 7 times since i have lived here and management does not care what so ever. You'd be better off just going to the laundry mat. I noticed they are advertised with dishwashers but they do not have dishwashers. The "picnic area" is really just a bench where many different tenants go to smoke weed and drink in the middle of a dog poop field. It's nothing more nothing less. The outside walkways on the second floor are all rotting away and are truly dangerous.
