I planned on signing another years lease here at the Mod however I'm not so sure. I can't seem to get any maintenance work done. I'm always told by the maintenence person that I need a work order even though I've submitted a work order via phone and have gone into the office several times with my requests. The last time in went into the office she told me she forgot...really. Time is drawing near. I need a little more professionalism regarding these issues. It's borderline incompetence.

I'm being charged for renter's insurance that I already had, for which I had provided proof to the prior management here. The current management claims there is no record of that, and because I did not upload the coverage declaration to an address that I was never provided, they feel they are justified in adding this extra $50 to my rent. Basically, they are ripping me off on a technicality, as I have been covered for the whole period of the extra charges. I feel justly entitled to be reimbursed for these extra charges, but if I'm not, I'm out of here at the earliest opportunity, which is too bad, because I generally like it here when I'm not feeling like I'm getting scammed.

Completely infested with roaches. Ownership and management could care less about the roach infestation. I place roach traps out and they are full within days. If you like roaches being in everything you own, go ahead and move here.

It has always been up and down here at the mod, but the new staff that has taken over are petty vindictive and dismissive to the tenants of these apartments. They look at us as less than. This might actually be true with the tenants that have been brought in over the last 6 months as there are drug dealer and prostitutes flinging their wares openly everyday. I wrote a bad review 3 months ago and was given a letter of non renewal for my lease after almost 8 years as a tenant. I was told that that they did not have to tell me why, but the manager could not help herself and told me that it was due to the bad review (I recorded the conversation) what of the people that cannot afford to just up and move what of them? Are they to live in fear of retribution from the management if they dare to criticize the staff and their poor performance? Any ways I am moving in less than a month but will pay my rent for the next two months just to be rid 9f them and move on to a new and better life.

There are roaches everywhere. I’ve sprayed. I’ve bombed the apartment placed Traps. Called Maintenance. They’re in the rooms the bathrooms kitchen living room refrigerator
I've only been a resident at this community for 1 week. The move in was a pleasurable experience. The office staff was great in providing assistance with getting me moved in and maintenance was expedient in getting repairs I requested completed. Therefore, so far so good.

I'm giving 4/5, though I feel like 3 is more appropriate, but hear me out. When I've had an issue, I've shared my concern with the office staff and ultimately things get taken care of. The manager for this property CARES. I've had nothing, but pleasant experiences with Nohemi at the front office who since I came to look at the unit and has been phenomenal. Your experience and expectations matter to her. I can't appreciate more than I do that I feel heard. There is a bit of a roach problem, I'm not even going to lie. It's disturbing to someone who has NEVER had that issue! There is no lapse in getting pest control over the issue if you are vocal. My experience here is a quiet and safe environment which is important as a mom of two!! My only complaint is parking. I have a nice spot close to my unit, but it's usually preoccupied by people who don't even live here and to pay for that is asinine to me. Over all, this place is a 3? however, the management and staff make it an easy 4 for me.

They keep the place clean the office staff is polite and will work with you the only downfall is people just leave vehicles parked in the same spot for weeks at a time.

It's a good place to live. I feel safe in the complex and it's a quiet place. The amenities are nice two great pools, dog park area, and baseball courts. The gym is not 24 hrs which is a bummer since I work the hours it's open. The office staff are friendly but getting maintenance has been a small challenge. Overall I would recommend The Mod as a good place to live.

We’ve been living here for a week now. Like most moves there were unexpected problems. The A/C stopped cooling adequately our first night. The maintenance team here had it working right super quickly. Management has been responsive to all our my questions both leading up to, during and after the move. The property is beautifully maintained and most every one we’ve met has been friendly. Have also only heard good things about the place from others who live here since we’ve moved in. No regrets.

Nohemi is the best. She is so friendly and actually listens to people. The place seems nice so far. It is in a decent area, right of of the freeway which is convenient. I was a little dismayed at the size of the emenities in the 1 br 1 bath that i have. Still, I have been treated fine by various staff and even some neighbors.

I moved into this apartment because it was the only one I could be accepted into. But little did I know it would be a terrible experience. They pushed our move date 3 times over 3 days because they couldn't get our unit updated. When we moved into our unit we didnt know it was the more expensive one and there were a bunch of issues included. We have a roach problem they won't go away no matter what we do. Our front door couldntlock properly for the first few months no matter how many times we called maintenance. They finally came out to fix it. The back of our bathroom doors paint is peeled and scratched up like an animal wanted out. There are a ton of stains on the carpet and theres water damage on the ceiling. They gave us the wrong utility key and they changed the laundry room lock with our warning anyone. So my laundry sat all night and I had to pay for to run the washers again because the office was closed and I couldn't get in. It's a frustrating situation and I don't recommend.

I just received my first rent statement and I'm shocked at all the extra fees. Some seem legit, but being forced to pay for a valet trash service I don't use seems wrong, along with the package service when the machine is broken. Plus, there's a $36 "Lock Misc" charge that I'm clueless about. The complex itself is reasonably pleasant, and I rarely ever hear my neighbors when I'm in my place, and there's a washer and dryer in my unit, so those are big pluses, but being forced to pay these charges for services I don't use or need means I'll very likely be looking to move when my lease is up, because who wants to pay for stuff they don't use.
Clean neighborhood with easy access to freeways! The easy access means it is also A bit noisy. Apartment is updated with laminate flooring and countertops painted.
Super quiet area! Neighbors are super nice and considerate. The area is decently clean and well kept. Parking is typically not an issue. No problems for me so far!
In general, it’s been good. For the most part, neighbors are friendly, or at least cordial. Like most communities, there have been a few incidents of theft in the parking lots; My daughters car has been broken into twice, including theft of her catalytic converter. Other than that, I have signed my fifth lease recently, so I’ll be around for a while!
I feel safe and the community it's very clean. The office staff is awesome you can communicate with them anytime. Most importantly your work order is done in a timely manner!
It has had it ups and downs but has approved over the year gates been working more often but parking is still not very good cars with expired tags and just sitting in spots in the front and not moving or moving a few spots when tagged but never towed and the washers always seem to have just a few working but other than that the staff is very nice they do seem to switch a lot though but you can see they are trying to improve the property the property is clean and there is a security guard that i have seen walking around!
The process was long, I had particular delays that the leasing office really took a next level of patience with. I appreciated that so much. Probably the best renting experience I’ve had in a long time and the friendliest leasing team I may have ever met.
Everyone here is so nice, the people that work here genuinely care, i love my apartment its so cute and everything here is so cute! I would say to get a covered parking spot, it comes in handy.

The Mod is nice and quiet! The neighbors are friendly! Pet friendly! My daughter and I love to be at the pool and just swim all day when we can ! Great place to live .
I like living here, and we've had great experiences here. The rent is a little high, but other than that, it's a great place to live. We are just off the highways, but you don't notice that at all. It is very quiet at night here, which is great!

This place is affordable anfmd the interior design is not bad for the price. It could be better with the parking and sometimes management seems a bit overzealous

Is really good apartments i like it. The apartment is good and big, The laundy center is next to my door. The pool is amazing so clean and really good space to enjoy the summer.
I do not recommend this apartment complex because, 1.-incopetent 2 make sure if you make any verbal contract get a written statement from the manager, because she "forgets everything". 3. make sure you understand your contract because they will not go through the fine print and you will pay thousands. 4. they will avoid explaining any hidden fees to make money out of the costumer.
The grounds look nice and look well maintained. The AC is nice and cold. So far everyone has been friendly. I’m happy with my decision to move into the Mod.
I like my new apartment. I like the lawns. The staff is kind and caring. I like the close by laundry room. My overall experience has been wonderful.
Community and people are great! It's well kept. It's very close to many places for shopping. It's difficult to get anyone from the office to call me back but other than that it's great??
The managers, Melissa and the front office workers are great! I've lived here for almost 2 years and have not had any problems. Maintenance also does a good job with keeping the property clean.
Water is off multiple times a month with no warning not only do you pay by not having water when not expected then they will hit you with hidden fees . If that’s what your looking for then look no further .
If you want a apartment that turns off the water multiple times a month with no warning then move in today . Not only do you pay for it once by having no water with no heads up , but then you will be charged for the water being off the following month . Nothing is fixed properly all have the landlord special and everything is jerry rigged very poor apts. but the location is great do to the 101 and I-17 so close
This place is horrible!! Hot water is out almost weekly, cars broken into, gun shots and dumpster fires... people let their kids run around all hours of the night. 11pm and kids are screaming and yelling outside still. Roaches is always a problem and never any parking unless you pay $50 a month and even then someone will take your spot. Pools turn green in the summer and the office will never call you back if you leave them a message. They also love to try and sneak in little “fees” every month. This place is garbage and I can’t wait to get out!

Have had to endure a months worth of cold showers since ive moved in here. The management company works with "third party lenders" who obviously dont fix the problem correctly because the hot water often goes out. The AC in the laundry room has been broken for months and its burning hot inside. They renovated the unit above me and the crew left the water running and flooded the unit and my ceiling in the process. This should be considered an emergency but management at tides took their sweet time responding. Had to go in to the upstairs unit and shut off the water myself, and by then the damage was done. Its a gated community but the gates are left WIDE open all night. Being a property management company involves more than taking peoples money at the beginning of the month Robinson's group. Stay away from this place you can get more for you money elsewhere with more competent service.
Be leery of the fake washed up reviews there is a lot characters in this area recently a car was burglarized there's garbage often everywhere and you can hear the freeway cars and gunshots occasionally but they aren't going to advertise these things when you're paying them
decent place yet over priced. if you arent home before 6 pm parking will likely be on the opposite side of the complex from your unit if any spaces at all. management sent a notice out today threatening to tow anyone parked in covered spots without paid permit at 50$ a month. makes a horrible situation for anyone working later into the evenings. office staff will give you mixed and conflicting information. or fail to mention things and then claim that, since they tell so many people, they couldnt possibly have made a mistake. office staff made the entire move in process as confusing, irritating, and time consuming as possible. they dont seem to care of anything inconveniencing tennants. neighbors are nice, quiet, and friendly. could be a good place if not for the robinson group. do your homework thoroughly if considering this complex.
Ive lived here for almost 6 years now. It was great at first. Very trashy now. There is yet AGAIN a new management company running things 3rd or 4th since ive been here now.. my lease is up in a couple months and i just cant wait to get out of here! this company is terrible! The worst one yet! Painting the outside isnt going to change crappy management! the billing hasnt been straight since they took over. im constantly having to pay unexpected bills because they forgot to put it on the bill or something. $7 here. $35 there. $55 today! its ridiculous. i went in last week to get an assigned covered parking (which is an extra fee) because people keep hitting my car. They told me to come back in a week because they dont know whose parking spot is whose and they dont know what tenants even have a spot and they are going to figure it out now because summer is coming and they know more people will want a spot like me. i told them i wanted it because a car hit my mirror on my car and its the second time someone hit my car and took off. they said, oh. ok well come bsck next week we will have more info then. these people are the worst yet. to add to the frustration, there are ROACHES now. And of course, still have the water issues too... thats nothing new. Always having to shut it off for hours a few times a month. nobody seems to want to really fix the problem. they just stick a cheap bandage on it and wait til next time. Theres a large family with a bunch of kids living in a 1 bedroom below me. Kids are constantly running up and down the stairs playing making so much noise. Management doesnt care. DO NOT RENT HERE! For the prices theyre trying to charge, you can find a better place for the same $$$. Trust me, ive been looking around because im getting out of here.
No parking after about 7 pm unless on other side of complex and they just made more reservedfor "future residents". Trash everywhere sketch people but they made it somewhat prettier on the outside to inflate the bill for this place beware the occasional gunshots
