Property Ratings at The Lodge at Redmond Ridge
I want to start off by saying the on-site staff in the leasing office and the on-site maintenance are all very kind and professional. My issue is with how Lincoln Properly Company chooses to not maintain the resident buildings and the issues with garbage, noise, plumbing, heating and cooling. The communal hallways and stairwells are covered in graffiti, spiderwebs, trash, mysterious sticky stains, peeling paint, leaking gutters, etc. Inside of the units, the plumbing backs up every 2-3 months and the walls are so thin you can hear and smell everything your neighbors are doing. Also be prepared for fire alarms to go off in the summer because the attics get so hot. Despite these known issues, the fact that Lincoln Property thinks they can raise rent by hundreds of dollars and spend that money on a full remodel of the “clubhouse” that no one uses, while ignoring the areas residents use on a daily basis is beyond disappointing. If you value living in a building that isn’t falling apart, and privacy/quiet living space, look elsewhere. The sense of community and walkable neighborhood however is nice, and the on-site leasing staff and maintenance staff are all great.

parking is a big issue and the rent is sky high
There has been consistent management and maintenance staff turnover. Parking continues to not be monitored despite implementing a tagging system.
The service is very unsatisfactory and the staff are polite but not knowledgably and only say what you want to hear then do the opposite of what you need done.

Given some of my negative experiences and the lower quality materials, I would be uncomfortable recommending the community. On the positive side, I like the locale, the maintenance people are friendly and helpful and the residents I have met have been friendly.
There are far too many people living in this complex than there are employees, so maintenance has always been very busy. There are issues with trash/recycling and people just dumping items they shouldn't, people with dogs who don't pick up after them, too many delivery trucks and people speeding through the complex, and parents who let their kids roam around unsupervised in the parking lots. I wouldn't describe it as a quiet community. But the office staff have always been very responsive and positive. I think there just aren't enough enforced expectations on the renters and the quality of the community has gone down because of all the short-term renters.
Overpriced, poor service and response to maintenance requests. Expect rent to go up by %20 per year.

The maintenance professionals are always nice, respectful, and able to find a solution quickly. I am comfortable having them in my home which makes me grateful.
Units are a bit older but community is quiet and comfortable. Price is a bit high but everything in the area sort of is for a rental.
Community is nice, friendly, office staff is great and best of all pet friendly!
its a nice place to live but I have to say it used to be nicer, back in the day it was a very silent community which was something we really enjoy, nowadays its a lot louder and has a few neighbors that are not the best to be around

Great location. Friendly, efficient staff. Corporate attention to large-scal maintenance has been good - replacement roofs; complete exterior repainting; complete lighting upgrade throughout to LED fixtures. But, upper floors are not accessible. Snow removal lackstimliness and efficiency tremendously; Cleaning of building common areas (breezeways, stairwells, etc) non-existent. Dumpster trash collection appears unmanageable. Trash in Mail Room collects, overflows trash bin regularly, and often sits for days
Overall it is a very good place to live for me, in the townhome section. I cannot speak to the apartment section. I would like to see the rent decrease a little bit to be more in line with the market, and also would like to see people take better care of the garbage and recycle areas. I sincerely appreciate the support that we dog owners receive from the apartment community and the office staff here.
It's a very pleasant, quiet, and comfortable living space with friendly neighbors and staff. I miss having the amenities open.
I enjoy the community, more specifically the area in which I have a town home. Everyone pretty much keeps to themselves, our neighbors and friendly and quiet.
I love the apartments and the management - just struggle with the daily hike from wherever I park. It's a big struggle when I have things to get out of the car.
The customer service was excellent! I have chemical sensitivities and couldn't move in because of negative effects on my health from new carpeting. The office staff was so understanding and helping me now with a different unit with good carpeting with out off gassing of new.
The unit was spacious and plenty of storage room and I was excited to try out living in Redmond but I was unpleasantly surprised. Maintenance is understaffed and there isn't enough free parking and few months waiting list for reserved parking that's nearby. The unit we rented wasn't in habitable condition with smelly drains and damaged appliances. Also, the neighbors have to sense of awareness during late hours with loud conversations and even yelling and dropping things. Sometimes that lasts past midnight. I would never want to live here for another lease term ever again.
It costs too much for something that's not considered luxury. They would not be able to afford it, or want to spend that much at The Lodge, when they could rent a house in the same area for the same costs, if not less.
Lack of snow removal during storms made complex virtually inaccessible. Managements declaration that they would no longer accepts packages for residents was a contributing factor in our move. 3 consecutive ~$100 rent increases, with less and less amenities.
The townhouses we viewed were clean and up-to-date. The location is convenient and we're hoping to rent from here.

The community and environment is great. Having the pavilion across the street is extra convenient and was an ideal area for families. The location and price was hard to beat. However, a couple issues I've found in the two years I've lived here: parking is tight, but not bad as there is street parking available. The walls are not insulated well for sound.
I would highly recommend this location because of the friendly naibourhbod and it is very peaceful area. I would not Recommend because of the traffic and the inconvenience of carrying to 3rd floor.

I loved living there! I only needed a place for a short time, as I was waiting to get into my house... but the lodge at Redmond ridge completely met my needs. It was lovely, clean and quiet. Colin and the other staff members were kind and helpful. No complaints about anything.
I would recommend this apartment community. They have a wonderful working staff and if you run into any problems they're quick to attend to your service requests. They're very respectful and I love how welcoming they're.
My only hesitations are 1) price, and 2) parking. Everything else is wonderful!
Kindness and friendliness is really underrated in society today. Personally for me nice people make my day. And based on that YES I would recommend the community.
Maintenance crew is always. Absolutely always on point and has never left me in a negative situation or thought. Some of the general community problems have gradually resolved over my time here, such as parking!
Sometimes maintenance requests are somehow lost or not tracked properly. The isolation of the walls that divide the apartments is null.
I would recommend the community to friends for safety and proximity to schools. The cost is high for units with garage.
It is a safe, quiet respectable complex and the neighborhood setting is very non commercial, peaceful and beautiful. I would never recommend someone choosing a unit on the ground floor facing the parking lot but I also know the opposite side (wood facing) is very dark, colder and shaded causing mildew, moss and mold issues for the storage units on patios and the apartment because of how close and tall the surrounding woods are. I know I have high expectations regarding routine maintenance and appearance of a house/home/apartment complex but others may be more laid back. I do appreciate how close nature is all around compared to having obnoxious loud traffic and commercialization close by.
It's very quiet and peaceful here surrounded by the woods it's convenient to everything I need.

the people that work here make the community a great place to live. Staff is always very friendly and genuinely cares. They go out of their way and work very hard to help.
I do like the community and my neighbors, the office personnel and the maintenance team, but because of my expereinces listed above, not sure how passionately I would recommend the place.
The community is clean and the grounds are kept well. Getting assistance from the staff is always easy and an enjoyable experience.
I’m very happy living here. My three complaints are the parking situation, package pick up after office hours, and snow plowing. I don’t think we should have to pay to park in a reserved spot and it should not be a fight to find a place to park if you don’t have reserved parking in a suburban setting. It’s iften hard for me to pick up my packages because I can’t always make the office hours. I wish there was another solution. I was disappointed in the lack of snow plowing. You should have paid to get our streets plowed. I had a neighbor help for 2.5 hours helping me dig my car out of a covered space because the snow and ice was so bad. I realize weather is out of our control but it was not plowed when they said it was. It was terrible. Literally everywhere else was much better off than our complex.
The staff is very friendly and took care of the matter quickly.
The staff so far have been amazing to us! We recently moved in this month from a horrible previous living situation and the staff have been nothing but personable and helpful in our short time being here. We absolutely love living here.
Many of the previously repaired areas within our unit are noticeable and reflect poor workmanship.
Many positive things about why I would recommend The Lodge. The staff are Always friendly, even if you have had a negative occurrence with something. They always support you and figure out what the right thing to do is. I have teenagers and they are very understanding and polite to them?????? which isn't always the case at other rentals. Apparently no one else had a teenager OR theirs are perfect ?? I luckily had privileged of renting one of the only hardwood floor apartments, this is a HUGE bonus. With a pet that sheds it is a blessing to sweep & clean COMPARED to carpet, sweeping and allergies! I highly recommend this being the normal. I would think replacing carpet would be very expensive! The only downside is picking up packages. The office opens at 9am & closes at 6pm. It's a little cumbersome to me just because of my work schedule. Leave at 5:30-6 & don't get home until after 7-8pm. But understand not reasonable for them to keep staff open late. Maybe a delivery service to apartments if requested for certain times you are expecting something important? The Lodge has been a remarkable experience! Thank you for having me!!!
We have always received exceptional service from the staff at Redmond Ridge. This maintenance request was no exception. Jay was fantastic, prompt, and fixed the problem completely!
Smooth move in. Flexibility shown by management for me to switch from an ADA accessible apartment to a townhouse is appreciated. I always felt like Collin was working for my benefit. The gym is not crowded even during busy times and its easy to get my hands onto the equipment. Maintenance tickets are resolved promptly. Love the high ceilings and gas fireplace. Very nice trails in the vicinity. Neighbors in general seem happy and recommend living here. Management and staff seem to know folks by name. I have yet to meet someone with negative/mixed feelings. The only negative for me is the location as its 15-20 minutes away from 520 during rush hours.
