The apartments are spacious and comfortable. There is a Walmart in walking distance which is a huge plus. The staff are real nice. I would recommend this place if you are looking for a new place to live

I love it here this is a very clean quiet well put together environment very safe for kids we have the best women in the leasing office very helpful and nice people everything is brand new in our apartment the maintenance crew always making sure everything is working properly in our home every month the pool gym and computer room is very nice and comfortable i love being home i have everything here they even have an amazon locker which is really cool

This place is the worst. The area is very bad. They break windows and assault people.The deposit is lost for cleaning and painting the apartments which should be the landlord responsibility. I had roaches is my apartment.Extra parking space for your car costs you 25 extra.The rent is very high for the area and goes up yearly very quickly.Nancy is good but Carolina has no customer service skills. El lugar es de lo peor, asaltan personas , rompen ventanas de carros. El deposito lo pierdes para que limpien y pinten el apartamento que debe ser responsabilidad del complejo.te cobran 25 dolares por parqueo extra. Yo tenia cucarachas en mi apartamento.Nancy es buena pero Carolina ni habla contigo.
If I could give 0 stars, I totally would. I signed a 1-year lease here end of 2015. When signing, an office staff sits with you to go over the lease. They informed me that they would only charge to clean the floors and repaint walls if it was necessary (these two things come out to about $900 taken from your deposit). They also said that visitor parking was in front of the office (after 6 pm) and the one way street. I thought the one way street was the section in front of the office (parallel to Walmart parking) all the way to the other side of the building. Well they towed my car (I had to pay to get it out). Turns out the one-way in front of the office is NOT visitor parking. Only the 15 spots on the one way street leading back onto 248 st. When I brought this up to the office staff, they said that they never said the portion of the one way in front of the office was visitor parking. Lies.I receive a certified letter a couple weeks after move out saying that they'll only be returning half of my deposit. I cleaned my unit and made sure everything was in the condition they gave to me. Nothing like holes in the walls or blue paint splattered everywhere or hand prints. I wrote a letter stating that I left the apartment almost new; I made sure that there was no reason they would need to charge for anything else and didn't see why they were charging me almost $1000 in fees. They simply responded with a crass email stating that it was stated in the lease, which I signed. They did the grand favor of highlighting the smallest print I have seen under "5. Security Deposit e. Resident acknowledges and agrees that landlord will charge repainting of the premises and general cleaning of the premises including tiles grout at the time of move out." They also charged me $4.50 for certified postage. I didn't ask for the mail to be sent certified and I don't get a tracking number as to track when the mail gets to me. They do! So why did I have to pay $4.50. Unfortunately, since I signed the lease where it said I agreed to the repainting and cleaning section I copied word for word above, my lawyer said I was bound by that contract to comply. And as for going to court for $4.50 of certified postage which I did not benefit from and refused to pay, he said that it would be pointless and would come out more costly going through with the process. These people are tricking jerks. THINK IT OVER 500 times before signing a lease with them. And if you do, MAKE SURE TO READ IT!
I think for what you pay you get a lot. Yes they are very strict, but then again if they aren't people seem to do and destroy whatever they like. They tell you at signing your lease that it's a none smoking community, no pet policy, it's a very quiet community and I bet the restrictions is as to why. They tell you your kids should be adult supervised not that they're not allowed to play. As for the monthly ac and pest control maintenance, they give you a day ahead notice. I have hidden cameras in my unit and not once in the year have I caught them lurking or touching anything or moving things around. They go in straight to the ac closet or to spray around for pest. For the space and luxury you get you can't beat it for the price. Yeah I've heard gun shots and sirens. But who cares? Gun shots are the most common thing now days and the sirens? Cops are everywhere. It's not like we're living outside. Doesn't matter where you go, crime is everywhere. Check this place out! Management is always very courteous and professional. They just don't tolerate nonsense that's all!
I had great expectations for this place; however, their authoritarian style of managing is a true turnoff. I signed a one-year lease w/ them in 2015, that allowed them to dictate to me how I lived within my unit, i.e. you cannot smoke anywhere on the grounds or in your unit, your kids cannot play around the hallways, lot, or grass, etc. The 3/2 unit is spacious; however, it does not boast enough closet space for storage nor adequate parking space. Having just moved in & having a full time job, it is expected that there were a few boxes still unpacked, imagine my surprise after getting off work I found a note attached to my door (visible to anyone walking by) telling me I faced eviction if I did not store my things away. It took them 4-months to get the mail box situation straightened out (all the while threatening eviction) which resulted in my mail going undeliverable. Everything can warrant your eviction............ Under the guise of checking your AC & spraying, if you are not home they prowl......you tend to notice when things have been moved from one counter to the next; however, they will give the excuse that during the process something was knocked over so that's why it moved across the room. Furthermore, because I chose to live on the 3rd floor (it was the cheapest @ $1230) I was instructed that if I have any disabled visitors, I would simply have to visit w/ them in the parking lot although you are not allowed to congregate in the hallways. They believe in posting their notices on your door with tape (envelopes require too much extra work). Another issue for me (though they have no control over it) is that although they have impact resistant windows for storms, it does not keep out the constant gunfire going off all times of night, people walking the streets all times of night, and the constant sound of police/fire sirens constantly zooming by. Thank GOD, I'm moving back to Cutler Bay.
This apartment is totally new, very close from the highway. The best is the price vs quality. My wife and I love it. A lot of space and good energy surround this building. I recommend it 100%. Thanks to apartments.com I could find it.
