The Landing at Herndon

Recently the property changed hands and they setup a new portal. They didn't automatically port over the tenant details. My auto-debit for the rent from my bank on first of every month was setup on the old portal. I was out of town for a couple of weeks and when I came back I realized I was late on rent. Reason: I had to set up the payment details again on the new portal for the new management. Not my fault. I had to pay a 10% late fee on the rent. My pleas to see my good rental history and to waive the late fees as a goodwill gesture fell on deaf ears. Absolutely no customer service. A rip-off.

Assembly Herndon offers a fantastic location, with nearby parks and a shopping complex for easy access to groceries. The apartment complex boasts excellent amenities, including a well-equipped gym, and the maintenance team promptly addresses any issues that arise. Overall, it provides a convenient and enjoyable living experience.

In DIRE need of renovations & leasing office (especially the property manager) is classless, unpleasant & lacks client-facing etiquette.

This is a beautiful community. Tawny is a great help, she is very kind and gives good information about the community. The units are very nice here, it’s in a great area next to a shopping center, bus stops, and close to the elementary schools! Quiet neighborhood. Great experience so far :)

Assembly Herndon has good management team however this complex has excellent assistant manager which is professional, dedicated excellent customer service skill and you will never go back twice for the same issue always takes care and solves the problem at the very first visit.

Terrible experience. Our unit had lots of bugs. We requested for pest control to come and take a look which they did but nothing chaged. We started to discover more and more bugs in our apartment. Then we were transferred to another unit after like 10 days of spending in our initial apart. The sinks in our second apartment were clogged. Both sinks were filled with water. The toilet was leaking and the shower was leaking water too. Door was broken in one unit. And the floor had nails all over. So as we were walking around we noticed there were nails coming out of the carpet. Too dangerous. My sister stepped on it and hurt herself. I WILL NEVER EVER RECOMMEND THIS COMPLEX TO ANYONE. Cant wait to move out.

We were looking for a roomy, clean, quiet, private, family oriented, 2 bed/2 bath apartment near our place of employment. We found all that we wanted at Assembly Herndon.

Horrible customer service, old, falling apart. Leave broken A/c unit for 5 days in 100 degree weather... constantly bugging you about access so no privacy. Thin walls. Broken stair cases and rude staff. Makes you pay full rent even when you have no access to amenities...I’d rather be homeless than pay to live here.

Great location! Clean, safe, affordable apartment homes. The biggest perk is definitely having adequate parking. That has always been a struggle for us in this area.

I am THANKFULLY about to be free of my lease from here. I moved in because it was cheap and in an okay neighborhood. Now it’s not as safe with the Sunoco that’s on the other corner being robbed at knifepoint. Aside from that horrible situation, the apartment is super old and you can hear everything. There is mold, the furnishings are trash, cabinets are peeling apart and not matching, the metal for the faucets are literally disintegrating somehow and there are things constantly breaking. My toilet has never worked properly since I’ve been here and having maintenance come multiple times. Honestly I could be okay with these issues...but management is what left me with a bad taste. Shante is the manager and I have never experiences some terrible customer service. Sending important announcements about closed areas that you’d get towed if you are in at last notice, telling me strangers are coming into my home TOMORROW to do inspections that they already came to do without telling me prior to the fact (which is against the lease) and being rude when I emailed back with my concerns, and NEVER responding to emails prior to the fact. Rules are never enforced, trash piles everywhere and kids leave their bikes everywhere and will ride straight into the street, people leave their belongings in the hallways, nailing the slot for rent shut without notice so if I hadn’t thankfully made it to the office before they closed that day I would have been charged late fees for not being able to put it in the rent check slot,and people smoke basically right outside your window so it’s smells terrible inside my home. Yessenia is the main office has been the only good thing about this place, give that woman a raise! If you are a someone maybe renting their first place and looking for a crappy apartment for low-ish rent, welcome home!

Unresponsive and unwilling to listen when there is an issue. 3 major leaks in 3 different parts of my apartment and Ive only lived here for 6 months

The Assembly of Herndon is an amazing complex. Clean & beautiful inside & out. Amazing office staff as well as maintenance crew thatll fix any issue within the day. Close to many stores.

I was considering moving here, but after hearing the horror stories from friends who live here I changed my mind. The new management, Assembly Herndon, is incompetent and they have reduced what Panco Management use to offer the residents. Service requests are not attended to in a timely manner, garbage is overflowing, and there is no communication from the office regarding package deliveries. They have brought in most of their own staff who are rude and indifferent to the residents and prospective residents.

We took over the lease through the sublease process. They told us that their Management is getting changed so it will take couple of days to get the new lease. After 2 months of chase with their Assistant Manager it got signed. Initially it was written that sublease is allowed but suddenly they put another amendment that sublease is not allowed anymore without declaring upfront. Their own staff is not aware about the new amendment.Their staff is so rude and dishonest that they never informed us about the new rule. Now due to some personal reasons we have to move out immediately and they are not allowing us to sublease and wants to us pay $7000. We really feel like cheated. Beware of their Assistant Manager who’s so lazy and rude. We are stuck now . Don’t know what to do.

I lost almost 800$ with in a day and again 400$ with in a week. The leasing office staff blindly did mistake ,for there mistake I paid . The management is not at all taking responsibility. Be careful !!!

Worst worst experience with the Management. They are not even nice talking people in the leasing are very rash and they all are liars. I would never ever ever ever ever rent this place.

Everybody that works in the leasing office are liars! I was looking for apartments near my work and something cheaper. I went to the leasing office. They couldn't show me the apartment before moving in. My mistake for accepting it. If I would've seen the apartment I would have not moved in. The bathroom was a mess. The shower door was broken, the carpet had stains. The countertops and cabinets look very old. There was food crumbs in between the cabinets. Since the first day we had issues with the washing machine, drying machine, and the fridge. I called for maintenance took them a month to fix. I had to go to a different apartment to wash and dry. The second week I notice the two bedroom had bed bugs in the ceiling. It was a lot, with marks and all. I called for that, they came to "treat it" which it didn't solve the problem. We called again. No body came to treat it. Every time I will go to the office to complain they looked annoyed at seeing me. They did "pest maintenance "every 3 months and they wrote down as good conditions. Which is a lie since I moved in we had bed bugs. The maintenance guys all had attitudes every time I called for an issue. After 14 months of being in the lease I decided to move out. The bed bugs are still there. Never treated. I had to throw away two entire beds because it was filled with bed bugs. The office sent me a paper saying I had a move out balance for glazing countertops and replacing carpet, blinds being broken. They went inside the apartment without us turning in the keys to take pictures. They are lying about some of the charges. Never did I have an issue with any apartment complex. I do not recommend anyone to move in here regardless of the price being very low. They're not nice people

Do no trust anyone who recommends this community... -First, the noise. A combination of running, screaming kids EVERYWHERE day and night and noise carrying easily from one apartment to another (thin floors/ceilings?) makes it hard to relax at home. I'm in a top floor apartment and regularly am bothered by noise worse than anything I've experienced in 4 previous apartments in the area. -The quality of the the community and actual units is bad and very overpriced for what you get. The community is old and management is pathetically lazy about upkeep. I walk up the stairs to my unit and there are rust stains everywhere (on the stairs, running down the walls, etc.). In my unit, which is an "upgraded" unit, the floor in the kitchen and bathroom is cracking and peeling (doesn't seem to be any type of real tile, just some kind of paper). By the fridge part of the floor is just plain missing. There is a hole in a door. Overall I was not particularly happy with the the state of the apartment when I moved in. Filling out the move in inspection form took a while... -Maintenance is horrible. I moved in during the summer and they had the heat shut off for the unit. So, when it got cold I needed someone to come turn it back on. Maintenance guy calls me right back and says we are on it. Jerk never even came to my apartment. I had to have an on call emergency maintenance guy come when I got home from work because the apartment was too cold. He said he would have his manager look into why the first guy never did anything. Of course I heard nothing. I should have known better to move somewhere where the model/show unit I saw had stained carpets and someone was in the managers office during my visit threatening legal action about an unlivable apartment. -The gym is an absolute joke, both in terms of quality and size for the community. It's about what you'd expect at a small cheap hotel. -The "office center" is only open during their office hours which makes it useless during the week.
