We have been extremely happy with living at The Kelley. Maintenance is prompt, the community events are regular, and the complex is clean. The only thing I can say that’s not positive is the landscaping on the exterior, both inside and outside the complex, is not as upkept as other complexes on Samuel’s Ave. but that doesn’t impact my experience at all.

I have been a resident of Kelley apartments since 11/1/2018. That is when the place opened up. I like my apartment, its location, the amenities, the staff, etc. Having said that, I should also add that some of the so-called improvements have had an adverse effect on my perception of the Management's priorities.

I enjoy the unit I live in itself, it has a good layout. I also enjoy the location of The Kelley, however, I unfortunately did have to put in several maintenance requests upon move-in and am still having some issues. I also believe the amount of cars I see being towed is aggressive and seems unnecessary in most cases.

0/10 experience, 0/10 would recommend. Leasing office never responds in a timely manner. There were 3 wasps nests on my balcony when I moved in. Apartment was not cleaned properly, paint marks & chips everywhere. Was not approved transfer or move-out with no fees even with all the issues we had when moving in.
The Kelley is close to downtown. Rent is fair and the complex is very pet friendly. Your friends will get towed away at some point, and your car might be as well if the front office staff screws up.
The Kelly is an urban dream! Nature access, a quiet environment, and gorgeous landscaping. We love the view from the pool and fitness area. We also enjoy grabbing a hot chocolate or mocha from the machine in the clubhouse. It has been a great place to live and we're glad that it's our home.

The complex is now average use to be excellent the staff however is nice and maintenance too. I think reaction time here is getting worse however as a 5 year resident i feel response time to work orders is slipping. I haven't seen it like this in a while however while it takes time things do get done you just have to keep reminding staff about it. This has changed a lot since i first being here. However all in all i do enjoy the complex and the piece and quite and security with amenities when we can access them they are pretty nice. I have been living at my current place since the first month it opened. The staff is friendly and helpful. The amenities are top notch. The landscape is beautiful. I have no complaints.

I transferred from one apartment to another and found that the quality I had enjoyed in my first apartment was not consistent through the community. Luxury apartments they are not.

The amenities were good but the maintenance of them is poor. I was told them might have been closed because the services might have been contracted out but that’s still no reason to say they are completed work orders. I also see no urgency from management to get these things fixed and make the community more presentable.

Simply a great place to live. I have lived here for about 5 years and have been pretty happy with accommodation's and location. The maintenance and office personnel are very nice and respond to work order request very quickly. I recommend this place to any one looking for a good nice quite place for residency if you don't mind paying a bit above your normal price range.

For anyone searching for apartments, I would highly encourage you to look elsewhere. While the apartments themselves are great, the management company is not. On October 28, 2023, I noticed a large water leak in my laundry room and the start of mold growth. I immediately notified the management company through a work order and the emergency hotline. No one from the management company came to inspect the unit until October 30th or 31st, even though I notified them that the water damage was taking up approximately half of the laundry room ceiling. (For context, the laundry room ceiling is approximately 3-4 feet above the shelf that holds my laundry detergent, so I was not able to see the leak until I noticed some water droplets on the floor). The property manager told me on October 31st that she would send a demo company out the next day to tear out the mold, but no such team arrived until November 10, 2023. I notified the property manager that I was physically unable to stay in the apartment, because the mold was making me sick, and began staying with a friend until this was resolved. A little later, after no updates or inspections, I sent an email to the management company to request rent abatement. I was told that such “rent concession” requests must go through the property manager and would hear back shortly. I did not hear back from the property manager until November 8, 2023, where she denied my “rent concession” and stated that I failed to timely notify them of the water intrusion so this was my fault. Finally, the management company got a vendor to begin repairs on November 10, 2023, and did not finish until approximately November 16, 2023. The vendor had to come back multiple times to touch up the paint, clean the apartment (as it was left messy), and reinstall the washer and dryer (as they were left in the hallway blocking one of the bedrooms). This was an extremely stressful time for me, and I was frustrated that the management company was not doing the right thing or being compassionate to their tenants. As a result, I had to file a lawsuit against them. I did win my lawsuit, but I shouldn't have had to go to court for the management company to do the right thing. This was all an extremely stressful time for me, and put a bad taste in my mouth for what had been an overall average experience with the management company. I highly encourage people to look elsewhere if they are looking to stay near downtown Fort Worth.
