I should start off by saying the new management has been extremely nice and quite helpful. However, in the process of the ownership change I did run into quite a few issues that I needed to contact them about. Thankfully they’ve solved most of my issues so far and I know that it’s not all their fault. Overall, the experience has been good but the amount of issues I ran into along the way put a lot of stress on me and lowered the score a bit.

Everything is good, except for the management late reply and sometimes they do not reply at all. If you are facing any problem other than maintenance it takes so long to receive a reply back.

I recently moved here in the Fall. I have enjoyed living here. It is a great place with nice amenities. It has been pretty convenient to get on the bus to go to Blinn or Texas A&M.

My experience living here has been good. The apartments are clean and comfortable, and maintenance is usually quick to respond. The staff is friendly, and the location is convenient. Parking can be a little difficult sometimes, but overall, it’s a nice place to live.

Moving in with management change has been tough but I hope that things can be resolved and resumed as normal. I look forward to this upcoming year

Living in our community is peaceful and friendly. The environment is clean, green, and safe. Neighbors are supportive, and there are good facilities for daily needs. Overall, it gives a comfortable and welcoming experience for all residents

The staff is really helpful and chill. They are residents here so it doesn't feel so detached and corporate. The area is well maintained and the greenery is nice too. There's always someone around to help if needed.

Great price but we moved into a cockroach infestation and the AC keeps dripping. Still, after maintenance it should be fine, you get what you pay for and a little bit more.

Awesome staff at wolf pen! They are super responsive and help at the earliest time possible when any issue arise! From the moment I walked in looking for an apartment, I felt welcomed!

The apartment is great and feels like home. However there is a delay in maintenance responses but they do it eventually. There is a persistent roach issue.We are still awaiting response to one or two requests we made ( and management promised to take care of it)before we moved in. Overall good

Easygoing staff, straightforward application process, and promotion due to renovations. So far, they’ve made moving into a better unit easier than ever.

Great apartments! I appreciate the safety around the apartments and it’s also a little away from the busyness of the town. Though, I don’t appreciate how it takes a but for them to respond to maintenance requests

Moved in to a dump of an apartment. Washer and dryer wasn't connected, holes in walls covered with tape and paint, electrical outlets not cut to size, paint peeling off shelves, paint and dirt all over floors, dish washer fell over when opening the door, roach infestation, you name it. Was then charged $100 for damages I did not cause 5 months after move out. DO NOT LIVE HERE! You will regret it.

Living here has been a pleasant experience. The property is clean, well-maintained, and beautiful, creating a peaceful atmosphere. The neighborhood feels safe and quiet, making it ideal for both individuals and families.

Overall, my experience at Trails at Wolf Pen Creek has been positive. The staff is friendly and responsive, maintenance requests are usually handled in a timely manner, and the location is great—close to campus and convenient for getting around town. The community amenities are also nice and well-maintained. The only major issue I've encountered has been with roaches. It's been frustrating at times, but outside of that, everything else has met or exceeded expectations. If pest control were more effective, this would be an ideal place to live.

The maintenance is not the best due to prolonged waiting for easy fixes but other than that everything is pretty nice. I like getting updates on things going on in the complex.

It has been awesome living here. The maintenance takes some time to be considered by the apartments, but besides that it is good to be living here. Also, the flex app is wonderful to help us to pay for rent.

3 star only because the roach issue is unbearable. Everything pretty much works fine though management can do better with communication. Apart of that, great place to stay.

I've enjoyed my years, and I've told several folks to consider moving to this location. I've never been scared nor have I ever felt unsafe living here.

Asset Living is the new management company... Tried giving them the benefit of the doubt, but it's less than a week in and this "management" is a joke.

My son moved in in January of 2023 to a filthy apartment. Food on the stove, in the microwave and even the dishwasher. We rented furniture from them and it was filthy, the guy said he cleaned it, there’s no way. The mattress his roommate had, had bodily secretions on it. Absolutely unacceptable. I cleaned and disinfected all of it. The AC hasn’t been working the whole time he was there. Several work tickets and calls where made about it. Therefore the electric bills was so high. When he moved out in June, his AC was set on 70 and it was 85 in the apartment. My son took the cover off to the AC and it was covered in dust and hair, no filter. They came and put one in at the end of January and never replaced it. It took 7 weeks and several calls later to get their sink unplugged and working. It had been stopped up since they moved in. Couldn’t run the dishwasher or use the kitchen sink cause it was clogged. You call the office and get hung up on several times. I sent emails and called and the manager NEVER called me back even though in emails she said she would. The grounds and trash area are dirty, the AC unit dripped so much it flooded the sidewalk in the Winter/Spring time. It still drips now, it’s just hot enough outside to dry it up now. I tried several times to call corporate and never received a call or email back. There is absolutely no communication! Please read reviews before you sign a lease here!

The maintenance is weak and acts very very late when you need them. There are many roaches and so dirty.

I really enjoyed my time living here at The Trails. This home was the perfect fit for me and my pup, as my home was located next to the park and trails! Office staff is super friendly, and maintenance is quick to get things fixed. I also like how we are located on a bus route for TAMU, which makes it even easier to get to campus! Overall, I definitely recommended any college student looking for great housing and decent prices, to check out The Trails!!

Shivalie and Amanda, the managers, are very responsive to my daughter's questions and needs. They are very professional and you can tell that they care. There's new maintenance and they've been doing a really great job. Thank you both!

The community isn't the newest on the block but you can tell that the staff really cares about the residents. Whenever I speak to Amanda or Shivali, I always feel heard. I really like my apartment and I'm looking forward to spending another year.

Painted bathtubs, work orders in for over a month, miscommunication and that’s just the start. I’ve only been in these apartments for 3 months with friends and we have had countless problems. I would not recommend to live here.

I’m only writing this so other people don’t have to go through a stressful semester. My education definitely suffered living in this place. I lived in a roach infested apartment where roaches would just fall on me when I sleep. The apartment when I moved in was disgusting. The AC would constantly break and it will take maintenance forever. The office staff and the manager would respond to your problems with no empathy. After I moved out, I got charged two months later again with a cleaning fee. If anything, they should be paying me the cleaning fee seeing us I left it in better condition than it was given to me. It’s the worst place I’ve ever lived in and I still have nightmares about the roaches. Don’t do it, save yourself the trouble and the mental torture.

I love living here! As a college student, I was looking for an affordable place with great amenities, and this place definitely fits the bill! My parents were worried that with the low price would come with other issues, but I have not run into any such issues. The staff is really friendly, and the managers are really helpful when you have an issue! The maintenance is a bit slow but not enough to be an issue. I just renewed, and I am so excited for the new kitchen appliances!!

The staff is very helpful and personally I have lived here for 3 years and the staff before I want to say around april of 2020 was awful and not very friendly whatsoever. But NOW, the staff is very helpful, constantly greeting me with smiles (even on Mondays LOL). The staff at the Trails at Wolf Pen has made me feel more at home now than I have felt in the previous 2 years. Maintenance has always been helpful. Love the Trails and the new changes I am beginning to see.

I have lived here now for over 2 years. My first year here, I was treated with respect, and any problem that came up was dealt with in a timely manner. After signing our lease for our final year, I have felt that the staff and maintenance crew have completely disregarded any of our requests since they know we are not renewing again next year due to graduation. It took them over 2 weeks to fix our microwave after submitting multiple work orders and calling the office numerous times. Now, I have been dealing with a situation involving charges on my account for renters insurance that I had already submitted back in February. The effort of the staff in assisting me has been dismal, and the lack of communication they provide is disappointing. I have done more on my part in a week than they have done in 8 months since I submitted documents regarding the issue. If you are a college student, do not live here. You will be taken advantage of and dealt with as if they don't expect you to pick up on their mistakes. The rent is not cheap enough to be treated this way, and you can find some place much better and of higher quality for much less.

They do not keep up maintenance and after you sign a lease their friendly manners turn into rudeness and ugliness! Watch out for these people - awful apartments!

I have lived at the Trails at Wolf Pen Creek going on five years now, and I absolutely LOVE it! I am a PhD student at Texas A&M. When looking for an apartment for grad school, I wanted something somewhat away from campus (but not too far), and something that offers student amenities (but wasn't one of those undergrad-ridden "party central" type properties). I found all of these at The Trails at Wolf Pen Creek. LOCATION: They are nestled right behind the popular Wolf Pen Creek Amphitheater which brings numerous artists to perform each year, and these concerts are within walking distance from The Trails. Additionally, walking/running trails lead directly up to the complex which makes staying active easier. I ran my first 5K through the Wolf Pen Creek park, and all I had to do was jog to the starting line! APARTMENT UNITS: The interior of the apartments are well maintained, and the maintenance staff is extremely friendly. Work orders are usually addressed within 1-2 business days. However, my most recent work order was submitted right around move-in time, and it took a week to get it fixed. This was the only time I experienced a delay in processing from the staff, and I attribute it to poor timing on my part and the fact I addressed my need as only "semi-urgent" on the website. The best part is a washer/dryer IN UNIT (not just connections). For the same quality of amenities at other complexes in the area, renters will pay at least $50-75 more per month. For the amenities and price, The Trails is the best value I have found in the area. OTHER AMENITIES: The online system is user-friendly, and there is no additional fee for paying your rent online, using an e-check. I have heard of other apartments charging upwards of a $15 fee to pay online; this is not the case at The Trails, so payment is very easy and efficient. The apartments are also on the Texas A&M bus route (route 26). CLIENTELE: There is a nice mix of students and young professionals. Still, it remains primarily student-focused complex. Not very many families live here. I'm in a one-bedroom unit in the back of the complex, and it's always pretty quiet back here. No crazy loud parties. IMPROVEMENTS: They started painting the exterior stair rails from white to black last year and stopped suddenly on my building. I think they should finish this job. Some of the buildings could use an exterior coat of paint too. Interiors are nice though. This is the reason I gave it 4 stars instead of 5.

I really like my apartment complex. The neighborhoods are very quiet and the people are nice. The maintenance people respond to problems really quick.
