I applied for Unit 338 after it was listed as “available now” on the website. I even toured a model unit with a community manager, Adonis, who confirmed it was available for move-in. I applied the same day because I was in an urgent housing situation. My previous place had mold issues and I needed to relocate quickly. Right after applying (and paying the application fee), I called to confirm logistics, only to be told the unit wasn’t actually ready (he did say that on tour which was fine, I thought a couple more days but no it needed several weeks to be complete) and still needed weeks of contractor work. Multiple other units were still showing as “available now” online, even though they weren’t move-in ready either. Nonetheless, if it isn’t ready, don’t make the unit read ready on the website. To make things worse, the unit I applied for was later given to someone else. When I asked for a refund, I was told that “pricing and availability are subject to change.” (Not to mention taking several days to respond after telling him that I was in a dire situation!!!!) That’s not how this works. In most cases, that phrase means you should apply now to hold the unit, not that you should apply and pay for something that isn’t actually available. It feels incredibly dishonest to collect fees for listings that aren’t truly available. This experience was frustrating, misleading, and a waste of time and money. I would say if you value your time and money, look elsewhere.

For clarity, our website does note that availability and pricing are subject to change at any time, and a unit is not secured until the full application process, including required documents and deposit, is complete. In reviewing your file, we found that proof of identification was submitted the day after your application, which unfortunately created a delay. During this time, another applicant completed their process and secured the unit. Our records show that Adonis did notify you as soon as the unit was no longer available and offered alternative options to help you find a suitable home. Staff is very unprofessional especially the manager and when asked for a question they have no answers to they get irritated. This is not the way to attract the future residents…
Everything the last reviewer said is true. Since the community was purchased by new owners that came with new management, it’s been so disappointing. They’re finding a way to charge you for anything extra they possibly can, in addition to your annual rent increase. How do you justify charging for parking in an unsecured lot, while still restricting the number of vehicles per person? In addition to paying all your own utilities, they want to charge for trash collection, which is usually overflowing, btw. So what am I paying rent for? Management is unfriendly and incompetent When they make a mistake, they don’t want to own up to it. The residents got a huge increased water bill over Christmas holiday and they couldn’t or wouldn’t explain why.
I been living on the same unit for over 3 years and new management has made lots of changes, I wish any of them would be actually beneficial for the residents. Front desk is extremely rude. Green areas are becoming better but the grass and trees are often leave unattended for multiple weeks. Managment changes contract rules like nothing so they can start charging more. Service fee is a good example of it, it's just a dollar but they don't explain what is for. Trash service fee, this is a new one. 18 dlls which we were not used to be charged and with previous management we didn't have any sort of trash recollection problems that now days we see. Shortage of Maintenace personal. I think as of today 5/7/2024 there is only a couple of maintain ace folks, nothing to complain on them, really polite and efficient folks, but you can tell they are under lots of stress due the lack of more personal The lease agreement does not cover any incidents on the unites so you have to get insurance in advance, basically management doesn't want to hold accountable for nothing, if you lack such insurance, you will be charged 25 monthly. Ah yes and almost forgot, parking is a special thing here, you can't own two cars and want to park both on the property even when there is plenty of parking spots available, this is management policy to only allow one car per resident, you might consider making an owner change on your cars to your partner. I would have definitely recommended this property to anyone two years ago BUT not today.

The management of this place is absolutely horrendous. They never respond to maintenance requests, and when they finally do, it's half-hearted and takes forever to get anything fixed. On top of that, they constantly increase the rent without any valid justification.
My husband and I toured this place last week. We were surprised with the size of the home and price. The agent showed us a 3 bedroom Townhouse with a basement. We loved it, we will return in May to apply. It is truly convenient that the elementary school is across the street that offers a great curriculum. We found this to be a better option to meet our family needs.

Old management wasn’t investing in the property probably because they planned on selling. While not a spare all expense situation, the new ownership clearly wants to improve the property. They replaced several old and worn appliances without hesitation and the staff is responsive and kind. The maintenance staff works very hard and deserves a lot of credit.

I lived in Eaves of Rockville for 2 1/2 years, it's now Villas of Rockville. I recently moved out only because I relocated to Atlanta. My experience has been nothing but great. The community is very safe and clean. The school College Gardens is AMAZING! both of my children attended the school. Maintenance is always prompt after each request. The office staff is great, they know me by first name. Everyone is very professional, and polite. Kathy is awesome! she does what she says she is going to do. If she says I will call you on Tuesday, she will call! I really appreciate her and the other staff members who have always gone above and beyond. Not to mention, I lived in a huge 3 bdr 2 1/2 bath that was spacious with a huge storage room. Thanks for everything!
I am a resident (5 years) Eves's company does not provide good service, Especially, office staff quality is very low. The only way they response to any complain or request is to ignore the opinion. The water fee is relatively very high ( more than 60 dollars per month; no gauge for each house). Very old apartment. Noisy and very dirty carpet( they don't exchange them until you move out). Frequent roof leak, when it rains. However, their maintenance response is relatively good. Remember that officer manner becomes really rude once you moved into this apartment..!!!!! and old apartment has a limit to upgrade house conditions!!!
