Property Ratings at The Hills
The hills looks decent from outside but the management is not responsive and the apartments are being handovered without being ready. The appliances don't work and the apartment have issue with roaches, flies and smell.
New management company has done a great job. The only drawback here is it’s not a gated complex, but the area is good. I have not had issues with any tenants/neighbors.
I have lived here for over 20 years. Greystar has been the best management group here. Very professional and kind. Any concerns or Maintenance request they are completed quickly. Very pet friendly and my building has been very quiet and neighbors are nice.
The prices were fair for the area, the applying, approval, and move-in process was speedy, and the apartment is wonderful with a very nice and well kept community here at The Hills.
Been living here over 10 years. I haven't had any serious issues. The office staff have been very professional and friendly. The residents nearby have been considerate to one another. I love this place.
The Hills is a great place to live. I found them through driving by. The units have fireplaces which I love And the room sizes are great! They have been recently updated so the look nice although definitely remodeled at a surface level. The in-unit washer are dryer are great! The pool, hot tub and fire pit are a great place to chill and relax. The leasing crew could be a little more personable but overall did what was necessary. I’m stoked on my move and happy with my choice to rent at The Hills.
I like living in The Hills apartments. All my requests are always processed. The staff is polite and friendly. The territory is always well cleaned, the garbage is taken out on time.
Everything that the leasing team and maintenance staff do are w care and love for the people who live here. I feel so honored to have found this amazing home w great people like Mesha, Annie, Cora, Nick, Seth and Dre!! You all make my Son and I feel safe and cared for. Ty

These are very cozy, clean and pleasant apartments to live in. I recommend.
Don’t do it! Car break-ins and thefts. You hear every step your neighbor makes if you are in the downstairs unit. You will hear conversations from your neighbors and noise even if you are in an upstairs unit. No storage inside these old apartments. My neighbor was in constant domestic disputes and you hear The yelling and slamming doors. If you like peace and quiet then this is the wrong place to live. There is no extra parking so good luck with that. You have to pay for a valet service for trash. It’s not safe here
Several things were broken upon move in and, over 6 months later, have yet to be addressed. The smoke detectors don't work, the air conditioner units are so loud they keep you up all night, the dryer is so inefficient that you have to run a dry cycle twice to dry anything, my refrigerator has been broken for months, the tub leaks into the wall and they won't fix it because it's not "an emergency", it causes the whole apartment to reek of water damage. There is never anyplace to park if you have two cars. Never. They charge you $35/mo for something called valet trash (on top of the regular trash free of about $50/mo) that I've never once been able to use due to my work schedule. Total bait and switch. The unit we were shown before moving in was pristine and ours is a dump. All the wood was warped from water damage, three of our doors just don't work, the whole place is poorly painted, they painted over glow in the dark stars in the bedroom, real "manager's special" material there, there were literal boogers on the door frames and fireplace mantel that had to be cleaned off, the hot and cold water are backwards in the bathroom. There was mold in the washer when I moved in, the neighbors smoke (cigarettes) on property and it comes in your windows. The dumpsters are open and people dump furniture constantly, there's never room for your trash. I just can't say enough. Then, I got a letter saying they're raising my rent by almost $200 at the end of my lease! Are you kidding me? No. Just no.
I’ve lived here for a year and a half and the management is SO terrible it would take me a good 30+ min of typing to say everything awful that I’ve experienced here. First they charge a RIDICULOUSLY high amount for crappy apartments in an area where peoples cars get stolen/broken in to, catalytic converters get stolen, and mailboxes get broken into on the regular. My brother applied to be on my lease almost 4 WEEKS ago and they still don’t have an answer for us. We paid $50 to have our application sit in someone’s desk for a month. People also park in handicap/fire zones every single night, and if someone parks in your spot all management will do is *MAYBE* have security tag the car to be towed after 96 HOURS. Even if they’re parked in a red zone they refuse to tow the cars. Oh and if you call in to have a car towed because it’s parked in the red zone the manager will contact the owner of the vehicle, and tell them that you tried to have their car towed. Extremely unprofessional, disorganized, and WAY overpriced. DO NOT LIVE HERE!!!!!!

I left my last apartment complex for this location. It's right down the street from all the good shopping locations and my fav place to get coffee. Glade I picked maddison hills. The maintenance team is fast to fix things.
Great place and price for the area. Pets are aloud and maintenance team is very fast and friendly. I had to wait for availability, glade I did.
So I had to write a review I usually dont do this but this place makes me feel like home before it became my home the staff was amazing and great. The property was clean and very upkept ! Never had issues paying rent online or with household repairs! If your shopping around must stop by and get a tour !!
My husband and I have lived at this community for 7 years now. We have grown our family in this community, beginning in a one bedroom and recently transferring to a two bedroom unit. The staff is great, from the office management, down to the maintenance and even lawn care staff! Orangevale is a great community to live in, close to everything, including great schools. The community is quiet. The staff is quick to address any maintenance issues and very professional. Soon we will be getting a clubhouse built on the property as well! I would definitely recommend thinking about Madison Hills Apartments as your next home!!!

Madison Hills Apartments in Orangevale, CA is a nice alternative if you have a dog over 25 pounds or a kitty or two. The complex is considered low income, however, 1-2 bedrooms are available from the mid $800 -900 range or you can have one of their new upgrades for mid-$1000 range. Deposits vary as does the pet deposit. As with most apartments there will be personalities that require ignoring or you can go to the management, however, most management tactics is to confront the perpetrator which causes further problems or vehicle damage. So, it's best just to ignore overbearing personalities and move somewhere else if you can. Otherwise, these apartments are in a rural semi-country setting with easy access to interstate, shopping and entertainment. Best Wishes!
I'm coming up on 1 year here. We have decent amenities, 2 day leway on when rent is due. But we were given a discount on rent because the construction would be "inconvenient" for us. Unfortunately the workers that were hired stand under the stairs (while I have a dress on and walk up to my 2nd story 1 bedroom), they eat pizza and drink soda by the residents vehicles and throw their trash in the bed of our trucks or leave it on the ground by the extra nails/unused supplies. Dogs bark at 3 am and there's nothing management is willing to do other than have security knock on the door once or twice.
