There are rats near the dumpster and the recycling area. The rats have established a colony behind one building toward the left front corner of the property. There have been roaches on the property. Neighbors have friends bringing their trash and dumping on the property, and charges are distributed to the tenants. The staff are polite, but there appears to be a lack of accountability in managing tenants who keep their entryways filthy and cluttered, despite repeated requests to clean up.

Since moving into The Heights at Bear Creek I have been pleasantly surprised. Management/Office Staff is very professional, helpful and nice. Maintenance staff are always timely, nice and professional. All maintenance work gets done in a timely manner and so far no crazy complaints except parking can be tough to find on my work schedule.

The Heights at Bear Creek is a great community for families to stay. The public schools in the area are amongst the top rated, there is direct bus facility. For office commuters and home makers, the location is ideal with very easy and quick access to freeways and shopping complexes. There are large open spaces within the community where kids could play, mingle etc
A Good Community , at a good location, with courteous staff to help you with your query.
Community is nestled in proximity for lots of offices/restaurants/shops. It also lies in a great school district. People who move here to live expect high standards of living. Unfortunately the management team is not very keen on providing them to its residents. For the monthly rental & other charges levied the facilities offered are below par.

The Heights at Bear Creek has decent sized apartments available at a good price. Its also located at a reasonable distance to Albert Einstein Elementary which is a great school where my daughter is currently enrolled. It has a good quiet family friendly community feel.
One of the best place to live in Redmond with good school zone, Costco/Target/Restaurants near by, clean common area, good floor plan, etc.

Having been here just over a month I can say I feel we made the best choice for our needs; the setting is beautiful; the amenities are quite good. The parking is ample, and there are choices to suit everyone for the parking. Stevie and Brooke in the office have been very patient and cordial and helpful with the many questions I had in the early days and my frequent stops at the office.

Overall extremely satisfied with the performance of Heights team. The apartment management, more specifically Brooke, is easily reachable and supports if any assistance is needed.
This community combines high end apartments and amenities with a family feel that makes living at the Heights a pleasure.
Well maintained premises, good facilities, good layout of the apartment, proximity to grocery stores
HBC is a friendly place with a good neighborly vibe. People are approachable and willing to lend a hand. There are lots of kids and professionals, and the dog owners are good about picking up. The maintenance is courteous and responds to requests promptly, and the office does a good job keeping everyone up to date via email announcements, hosting get-togethers, etc. The grounds are beautiful and well-maintained. Annual and longer-term upkeep is handled well, such as tree trimming, chimney checks, power washing, etc. It's been five plus years for us here, and we've been very happy!

Best maintained community in this area
Wonderful apartment living! Feels safe for my daughter and I. The grounds are beautiful and it's lovely to walk outside or on the connecting trails! Closer to downtown restaurants, shops and highways. Management team is very helpful and friendly!

The Heights has been a great place for us to live moving to Redmond! Its close to many grocery stores and has easy access to 520. For the price of rent, the apartment is a fair size compared to other apartment complexes in the area with the same price! The landscaping is beautiful and management is quick to resolve problems and always pleasant to interact with.

This us a very good community in terms of floor plan, appearance, garden maintenance. Is conveniently located near P&R and shopping area. People living in the community are very peaceful.

The Heights at Bear Creek was a wonderful place to live. Our apartment is spacious and the complex is lovely with trees and flowers. The staff is friendly and attentive, and maintenance orders get done in a very timely manner. We've been really happy here
walls are super thin.. we hear tv, talking, kitchen appliances, vacuum cleaner, footsteps, water through pipes.. so much that we by this time know the daily routine of our neighbors , when they sleep, they take shower and leave home … we also heard a couple of incidents of thefts happening in the community. its an open area, anyone can drive in the night and steal stuff.
We got a renovated apartment, and it looked really nice. It isn't. I'm going to break down all the issues below: ---SINK LEAKS--- After moving into the apartment, we found that not one, not two, but ALL three of the bathroom sinks were leaking. We called them, and they came to fix it the next day. To our surprise, they had NOT fixed it, and even made it worse. This is where the lovely fine print of your lease comes into place. They have to fix an issue by the 10th day of you reporting it. So it's no surprise that they only come to fix it on the 9th or 10th day after you report it. It took them a total of 4 attempts to fix all of the sink leaks. It caused a bunch of wood to rot and swell. ---LEAKING BATHTUB--- We reported that the silicone in the bathtub was peeling a few days after moving in. They said they'd fix it, but never did. Eventually water seeped through the cracks and caused the wood of the door frame next to the tub to swell and rot. It smelled terrible. They've tried 3 times already, and it's peeled once again. They manage to come on the 10th day, every time. ---FALLING CABINET DOORS--- We realized that cabinet doors were cheaply built, with only a single screw holding them in. There have been multiple times when the cabinet doors just fall off from basic use. Apparently this is an issue with other tenants as well. It's easier just to keep a screwdriver handy and fix it yourself. ---WOOD CHIPS FROM CABINETS--- Word of caution for anyone moving into a newly renovated apartment: DO NOT TURN ON THE EXHAUST IN THE MICROWAVE WITH FOOD ON THE STOVE. It will blow a bunch of wood chips directly onto the stove. This went on for about a week before all the woodchips went away. ---THIN WALLS--- You can hear EVERYTHING from next door, as if they are in the room right next to you. And when I mean everything, I mean EVERYTHING. From personal conversations to....other activities... ---THIN FLOORS--- Are you a light sleeper? Then The Heights is definitely NOT for you. Every step can be heard the floor below. It keeps us up at night. We can hear the small dog upstairs walking. Neighbors turn on the dishwasher at night, you'll hear it. ---LOUD PIPES--- When your neighbor goes to the bathroom at night, you'll know. ---DOG POO EVERYWHERE--- Alright, so this one isn't their fault, but there are plenty of tenants that leave their dog poo outside on the sidewalk and other common areas. Management has failed to address this.
Given the plethora of choices for apartments in Redmond, I would not recommend this one. While no apartment community is perfect, this one has many problems which have only been compounded by the recent take over of Madrona Ridge Residential. Let's first start with the Apartment: 1. Don't let the title of Luxury Apartments fool you. They are extremely old and poorly made and the cheap refurbishments they have added are tantamount to putting lipstick on a pig. We lived on a first floor apartment and the entire unit would shake as someone would walk above. 2. BLACK MOLD. Both my wife and I developed respiratory problems while living here. After inspecting our bathroom we found black mold there. We spoke to other residents who also confirmed that they had black mold too. What is worse is that after a year, it came back. Again, this comes down to just how poorly made these apartments really are with improper ventilation. 3. Rude Management, Dishonest Business Practices Once Madrona Ridge took over the property things really went downhill. I was willing to put up with the imperfects of our apartment before due to the fact that management was sincere and fair. Once Madrona Ridge took over, they began to Nickel and Dime you for every thing you could think of. At the time of our lease renewal they tried to increase our rent by 20% and also charge us for our carport which was previously included in our lease. I was also truly amazed to see just how rude and condescending they treated their tenants. It truly makes living there that much worse when every time you have to interact with the leasing office you get some snide remark or condescending tone.
Recently ended my lease due to an unreasonable increase in rent. They wanted $200 more per month than any other comparable unit in Redmond but this was likely done to push out all tenants from the prior company. Macaroa Property Managment company picked up the contract after a Chinese Venture Capitalist firm bought the property (obviously picking the lowest bidders). This mom and pop operation employs the most incompetent and unprofessional staff. When they took over, it took weeks to even have a payment method for rent up and running and then charge you extra for their own administration costs, a pattern that will continue. Further, they conveniently lost all record of a tenant in our unit and most paperwork for our lease in the transfer. Upon move out they decided not to go through the exit walkthrough with us and have now not only taken our deposit but charged us an ADDITIONAL $400 for standard wear and tear. What most landlords understand as the cost of doing business, this scam of a company that is clearly new to the business decided to pass on all costs for their renovations to former tenants. If you see Macaroa STAY AWAY.
The complex is fine, but the current management isn't. Greystar was solid, the original lease owners for a lot of tenants currently living in the property. Madrona Ridge came in and is trying to pull a fast one on people with a trash fee in the middle of their leases that were already included in their rents per their welcome letters and their utility addendum, but Madrona Ridge isn't honoring that and is using a wording to extort more money from their tenants, and on top of that falsify documentation dictating what the tenants rent actually is. (If you presently live there and are experiencing this, please wait and be on the look out for the class action coming in the near future) I think the property looks good, it is a swift commute, but if you want to rent here, be ready for the high probability that they will sucker punch you with those hidden fees we all used to get on ISPs/cell phone providers about back in the day. Would I live here again? Yes, but only if Madrona Ridge wasn't the management company/i had no other option. Will I ever live on a property that Madrona Ridge operates? No. Good luck and hopefully you don't get swindled.
We loved the previous management but new management (MADRONA RIDGE RESIDENTIAL LLC managed by SP INVESTMENTS III LLC) took over in January of 2017 and is taking advantage of current tenants with additional trash and other misc fess. We have been paying the same amount of rent until Madrona Ridge took over the management of the property in mid-December. We spoke with the property manager of our concerns and she stated there's nothing she can do and that we owe these trash fees even though we have provided documentation (letter on apartment letterhead) that states our trash is included within our monthly rent. Since this conversation, I noticed the manager we spoke too is no longer working at this property. I've contacted an attorney and confirmed that what they are doing is ILLEGAL. I will never rent or recommend anyone from renting any MADRONA RIDGE RESIDENTIAL LLC (UBI:603060334) properties managed by SP INVESTMENTS III LLC (UBI: 603060333).
I was lucky enough to only have signed on to a 3 month sublease of a 2-bedroom unit at the Heights. When I filled out my application, the complex was managed by Graystar. One week later, and three days after I moved in, the management had changed to Madrona Ridge with no notice. The new staff was rude, dismissive and managed to enforce a loophole in all current tenants' leases allowing them to charge additional fees for trash, billing, and all sorts of rules. In addition, I was also expected to pay a $100 fee if I wanted to add a roommate to the lease. After some research, and reading carefully through my lease, I notified them that this practice is in fact illegal, and they backed down. Numerous times, statements made to me by the staff regarding the lease, rent and pet deposits were in direct conflict with what I had signed. As almost every other review of this complex states (and I stupidly ignored), that the walls are paper thin. Day and night I could hear everything from neighbors walking around, to conversations, to "other" things. Some of my neighbors seemed to have no regard to how much noise they made, but others were at perfectly normal volumes and I could still hear them. Secondly, the plumbing system in my unit was faulty, caused leaks and noise that were not fixed. The rent prices they try to charge for 2 bed apartments are comparable to the rental costs of much nicer 2 bed homes for rent in the area. Save your money and sanity and look elsewhere!

I've been searching for weeks for an apartment for my family before I settled on Heights at Bear Creek. Apartments looks neat and clean and I loved the greenery and gardens around the place. A big thumbs up for Kimberly for helping us through the move-in process.
Since the new management people took over, things are getting worse. They are now trying to add $25 more to our lease claiming it's for garbage, which was already included in our lease, and now the water bill keeps going up every month.. It use to be $77 per mo. But has now risen to over $100. Something is not right and I'm thinking about legal action against them. Also the floor and walls are not insulated and I can hear our neighbors doing "Everything". The play their TV to load and I have to tell them to turn it down. Not happy. This is not a nice place to live and the rent is way to high for the type of cheap build this complex is. Don't rent here unless you don't care about money or noise.
