Property Ratings at The Grandeur at Oakland Park
After living at "the Grandeur" for two years, I couldn't take the multitude of problems anymore and moved out. I nearly moved out after only one year, but the hassle of moving slightly outweighed staying put. It was an easy decision to move out after two years. Let me explain why. The first bad sign was the property manager/skilled maintenance worker parted ways with Tona Management(owner and property manager of the building) within a year or so. He was one of the best property managers and maintenance persons I've ever experienced, and no company in its right mind would let him go for the reasons he did. The second major issue, or issues I should say, was the overall state of the building. For example, the stairwell flooded every time it rained, for the full two years I lived there. I also had a lot of minor issues with my apartment, though they were quickly fixed with the good maintenance worker. After he left, there was either a lack of maintenance support, or low skilled maintenance workers at the building that didn't know how to troubleshoot or fix problems. The last main issue I had was communicating with Tona Property Management. Overall, it was a bit of a nightmare because their main focus was to squeeze out every single dollar from the residents that they possibly could. Full disclaimer, I did get 100% of my deposit back, so they have my respect in that regard. But the communication with them while living there was atrocious and everything was made much more difficult than it needed to be. There was one good egg there, and she seemed to have the logical approach I always wanted, but unfortunately she wasn't the only person I talked with. Overall, they weren't great to communicate with and I resorted to dealing with issues on my own so I didn't have to speak/email with them. Before moving in, just realize it'll kind of suck sometimes, but it's not awful. The rent is decently fair, but know it will be raised on you. There are some really great deals downtown Fort Lauderdale right now, so you may want to check those out before signing the lease here. Oh, one last thing, noises can be heard between the units, and if someone is living above you, you will most certainly hear them every single day. Good luck!
When I first found this place I was excited because it looked like a great new building. Shortly after moving in, the building started falling apart. The management company has trouble keeping their staff, and as a result, the building is not kept up and constantly has issues. Also, you can hear everything that your neighbors are doing. The building leaks whenever it rains, and the pool is constantly broken. This is by far the worst place I have ever lived. Do yourself a favor and DO NOT MOVE IN!
Definitely don’t move here if you plan on being on the second floor! No soundproofing and you will be delighted to listen to your upstairs neighbors from the time they get up to the time they go to bed. If you work long hours like I do.... GOOD LUCK SLEEPING! “Luxury” I’m still not sure where or what is luxury about this building. Definitely not worth the price they charge.
