I have lived at The Franklin for 4 years now! My experience at The Franklin has been great! The location is amazing, so close to the beach and all your shopping needs. Additionally, the place is kept up so well. I love the pool! Lastly, any maintenance issues I have had over the past 4 years have all been taken care of, they have a great team for that; headed up by the amazing Ron! . I am very happy with my experience here overall!

The Franklin is a very nice community with beautiful gardens and very nice swimming pool, gym areas. The administrative office is very nice and welcoming. The admin team is professional and warm. The Franklin is a very nice community. We love living here since 2019.

The Franklin has been an awesome place to live over the past four years! Lori is a phenomenal community manager! Always a pleasure to work with when anything comes up and I really enjoy all the fun things she arranges for our community! Ron, who heads up the maintenance department is incredible. Super talented, friendly, and professional; he knows how to fix everything and we are lucky to have him! The location is great, so close to the beach and all the shopping you need. Lastly, I love that the property is kept so nice and clean and we have a really great pool. I do laps after work and it’s great to have such a nice large pool in our community. I highly recommend checking it out and considering it as your place to live!

Moving into a new place can be challenging, but my experience at Franklyn Club Apartments has been nothing short of amazing. From day one, the entire team has been fantastic. The management staff is quick to respond. The Mantience team here is incredibly professional and responsive. They go above and beyond to make sure residents feel comfortable and supported. Living at the Franklin is a great experience. The community offers many wonderful features, There is a fabulous resort-like pool, community room and fitness center. The Franklin is Pet friendly. You can't beat the location! It is a mile from Atlantic Avenue where you can find restaurants, shops and great night life. You can walk to several shopping centers which is very convenient. The beach is a 10 minute walk. There are boat ramps directly on the intracoastal located 2 blocks away. The Franklin is the ideal South Florida living in the Village by the Sea, Delray Beach!

The Franklin Delray Beach Apartments is an opportunity to live like you are on vacation! The location can't get any better with the proximity to the beach and many shopping centers and restaurants within a short walk. Just a mile away, Atlantic Ave, the heart of Delray Beach, is filled with restaurants, shops, arts, entertainment, and more. Or you can stay home and enjoy the heated pool, gym, and yoga room while meeting new friends. Be sure to visit the Delray Beach Apartments!

My family and I love The Franklin. It’s a great community. We love management and staff fir their professionalism, attitude, and warm approach. The neighborhood is nice. It’s a clean community. The community is within walking distance to the drugstore, supermarket, and to the shopping centers in general. We are happy to be part of such community and its neighborhood.

I cannot recommend The Franklin enough. I was moving in from out of town for a new job and the team was so helpful in making sure I was able to see inside my unit and move my lease along quickly based on my move-in timeframe. They made the move down here a seamless process.

I have been living at the Franklin for the past 3 1/2 years. I love the way the community is kept so beautiful. The location is excellent, so close to the beach and within minutes of any major shopping, grocery and otherwise, I need to do. I find the other tenants to be very nice. The pool is excellent. Additionally, management has always been very friendly and responsive and the maintenance team is superb. I highly recommend this community.

I have lived here for over 2 years now. I have had an excellent experience overall. The community is clean, the pool if fantastic, and I have found this place to be very safe and the community to be very friendly. Also, the maintenance department is excellent!

The Franklin is a nice community, close to the Ave amongst other grocery stores, etc. very convenient. The leasing staff is polite and attentive thus far. My only two issues are the level of cleanliness upon move in, and the 'service fees' charged by this 'Conservice' which seems to be nothing but an actual con of a 'service'. They do not provide any service, as the rent is paid through a separate resident portal. The 'Conservice' we're forced into, to get a 'breakdown of the rent due' is not necessary, I know what the breakdown is, and they're charging me almost $100 a year to tell me what rent I owe separately to The Franklin. Any questions you ask them they divert you to the leasing office, thus offering absolutely no 'service' and the link to 'pay bill' that they send you, doesn't even work or bring you to the right portal. Just seems like another way to get $ from residents. Same with the $50 'car registration' fee, I was never even given any sort of sticker that validates my car being 'registered' from the team, and I have a garage and will not be using the parking spaces, so what is the fee for? Other than the sneaky fees, overall a nice community for the location.

The Franklin is a clean, quiet and safe community. It is very close to Delray’s downtown and the beautiful bay. It is also walking distance to shops and restaurants. Rental rates are very competitive with this beautiful area.

My family and I are very happy living at The Franklin. It’s a safe, clean, quiet, and friendly place. We love it’s location. Since we don’t drive, the supermarket, shopping stores, hair designers, and two pharmacies are within walking distance. Management and the staff are very professional and warm people. We love it here at The Franklin!

Great location close to Downtown Delray but not too close (20 minutes walk to the heart of downtown). About a 25 minutes walk to the beach (Atlantic Dunes). 5-10 minutes walk to 3 different grocery stores and other stores. Great pool, excellent guest business area, great green areas, great and friendly staff. I will recommend The Franklin to those moving to Delray Beach or already residents of Delray Beach. Overall its a great experience! Thank you Lori, Shannon, Luis and the rest of the team!

You get more than you pay for. Great community, professional staff, extremely clean, landscaping is always manicured, and everyone is extremely friendly. The entire maintenance staff is incredible, hands-down great people!

The Franklin is a beautiful place to live in. The community is clean, peaceful, and friendly. Management is friendly and professional. It’s located near pharmacies, grocery stores and shopping centers. It offers a nice and well kept entertainment area such as a swimming pool, exercise room, and others.

Living at The Franklin is like living at a resort! Beautiful clubhouse with fun monthly events , Beautiful pool and BBQ area and also new game area ! Always pet friendly!

I enjoy living at The Franklin because the location can't be beat. It is close to the beach, Shops and major highways. Also, it is minutes to downtown Atlantic Avenue but then close enough to go home to the Franklin where it is quiet.
