The Falls at Forsyth

My husband and I have lived here for almost 3 years now and we couldn’t be more satisfied. The neighborhood is clean and quiet and the staff is phenomenal! They’re always so friendly and they go above and beyond to ensure that the residents are satisfied. Jack assisted with a maintenance request and resolved the issue within just a few hours of submitting a request. We love living here! Thanks for always going above and beyond for us!

88% humidity in your unit is ok, willing to move you to a higher price unit, and you are expected to live in the mold while they try to solve it. Management is a horror show.

A first rate community with great amenities, well maintained, well located and a welcoming staff. No complaints other than an observation regarding access onto 19 at high traffic times....an acceleration lane would have been great!

The community is ok. The prices this year have just gotten a bit expensive for no reason. For the same price I could get a much nicer apartment with nicer higher end appliances closer to work. If an increase comes again next year, I will be forced to move. It seems like the gate breaks down so often. Also, we have had constant issues with our parcel lockers this past year. Despite this, the community managers are real nice. They always try to host some monthly event for the renters in the community.

We have lived at The Falls for 3-4 years now and we love it. Maintenance is so nice and knowledgeable and the front desk girls always go above and beyond to help us with any questions.

Sure you could buy a house, but a house won't give you what The Falls can. It provides a beautifully maintained complex, upscale amenities, a quiet setting, and the peace of mind of being free from home ownership stressors. It's not just a place to live. It's a place to thrive!

I have lived at The Falls since April, 2021. The staff are very friendly and professional thank you for that you, the staff do.

As a new resident I have been surprised by how quiet this community is. I expected more noise and rowdiness. I love how the developer kept so much green space and paid so much attention to the landscape design. It is close to great shopping and restaurants.

A great place to live, convenient, extremely well appointed and great staff.

We were very lucky to find The Falls at Forsyth! Jennifer showed us around and made us feel right at home! This is a terrific place! Beautifully landscaped, wonderful pool and exercise room, even dog parks for our furry friends. The office staff are very helpful and friendly. You'll feel that they are part of your extended family! We are very happy here!

Great property, well run and extremely well appointed. It will be even more appreciated when the Covid restrictions are removed in their entirety!

The Falls apartments creates a true community experience and feels like you live in a high-end resort.

The apartment complex is very clean and well maintained. The community is very peaceful.

Way overpriced and they will nickel and dime you to death with fees. God forbid you have a hardship and need to move out early, then they charge you 4 months rent in order to break your lease early and threaten to send it to collections if you can not pay the nearly $7800. The management is team heartless and uncaring. Do yourself a favor and go elsewhere. And we are not the only ones, we have heard countless stories since living here.

The Falls at Forsyth community provides excellent and safe accommodations suitable for any young couple or family to stay long term! The staff and maintenance crew are incredible, always responding and assisting however they can to take care of your needs.

Great group of Ladies in the office, I have to give a big shout out to Jen she has defiantly been there to resolve any issue I've had. And I greatly appreciate her professionalism. I can't say enough about the maintenance guys. They are johnny on the spot. Zack, I have to say goes above and beyond of the call of duty. He takes great pride in our community and is always there to lend a hand. Franisco, well he just keeps this place clean as a whistle. I can't thank you all enough for making this Community as great place to live.

The apartments are new. The community is kept very clean. I like my stay in this peaceful community.

The ceiling and walls are so think you will know when your neighbors go to the bathroom. You can hear every step. Them flushing their toilet will wake you up. The gates have never worked people drive on the exit and almost hit you. They don’t follow their own rules, and when you bring it up just say nothing. I have nothing to say but get a top floor. I can’t hear side to side, but above wow that’s all you hear. I have ants so bad my toddler has bites. They come from the deck. I wish they’d move me or let me leave four months early. They will not work on my issues. So this is the step I’ve been forced to. Trying to fix myself by bringing their ratings to reality.

My experience at The Falls at Forsyth has been over the top since I came to interview the property. The move in went fabulously and Jennifer went out of her way to make sure everything went smoothly. It was such a relief to not have to be concerned during the moving process. And for that matter ..After!

Lovely grounds, very peaceful and quiet. The amenities are first class and it's a very nice and safe place to live. The apartments/townhomes are very clean with current colors and features. I highly recommend living at The Falls.

Ive lived at the Falls At Forsyth for one year, I have never had any issues with them handling maintenance request on timely. They have always been quite responsive. This complex has been very quiet, and serene to live in. Also lots of nature surrounding the complex.

I have looked at a variety of apartments and I/we are extremely pleased. I fell safe in the community and people I have spoke to are friendly....

The good things about Falls At Forsyth are the office staff, the maintenance team. They are not only professional, but they are timely and getting repairs made. Much more expedient than any apartment complex Ive ever lived at!

Zach is the Best! He is always pleasant and professional when he responds to maintenance issues. I have had to call after hours and he responded quickly and still had a smile on his face.

Rural feel that is quiet and I feel perfectly at home here. I have no complaints! May I stay forever? 5 stars

We are looking forward to our 3rd year at The Falls of Forsyth. Overall the community is clean, well maintained and a fun place to live. The staff is always very responsive if a need arises. The community is close to stores, restaurants and lots of activities for the whole family.

Ive lived here in two different apartments for 2 years and it is overall safe, neighbors are friendly, and apartments are nice.
