Welcome to Woodland, California, located 15 miles northwest of Sacramento. This historic community, known as the "City of Trees," offers renters housing options ranging from restored Victorian homes in the downtown district to contemporary residences near Pioneer High School. The rental market shows one-bedroom apartments averaging $2,508 per month, with a 0.6% annual increase. Notable areas include the downtown district, with its preserved architecture and independent shops, and the Spring Lake neighborhood, featuring newer residential developments near Spring Lake Elementary School.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Fairmont
I am pleased with my apartment and the whole complex. The grounds are kept up nicely. It is quiet here. Although some of the apartment features are old, maintenance is prompt to solve any problems.
I have been promoting the place to people/Yolo bus drivers-since it’s close to their bus garage- groceries stores-and a bus ride from here to the airport and back while traveling/no need to take your car and park it at the airport-etc.

Hello, we strive for 100% satisfaction, and it is great to see you had such a positive experience at The Fairmont.
We have been here for 2 months and are very happy. The staff and residents are friendly. The grounds are lovely and well maintained. We had a problem with the tub in the bathroom not draining. The problem was addressed promptly and the maintenance person was courteous and professional. Most ofall the community is quiet and peaceful.

My husband I love living here. We moved in very recently and the community of people and management are very welcoming, especially our leasing agent Santiago. He made the leasing process so easy to follow and answered all of our questions efficiently. We hope to live here for many years to come!

Hi, your review about The Fairmont is amazing!! Thanks so much for taking the time to write. We are glad you love it here! -Anabelle
Do not move here. My car got towed outa my parking had to wait over the the weekend to get my car out. They will keep all your deposit. Roaches and bugs everywhere . Downstairs is the worst I could hear my top neighbors every step they took annoying.cats everywhere they scratch my car. Avoid this place. You see homeless in the trash everyday and it’s a gated community . Not worth it.
I’ve been a resident here for 6 months, thus have gathered enough info for a through & honest review. The same review will be posted on other renting revenues as well. This review will be updated in the coming months, depending on how the bellow issues are addressed (if ever) by the management. The pros: -The lawn is well-maintained and cared for, a perfect place to walk with your dog. -AC worked well and blows cool air in this hot summer. -You’ll have an easy drive to Sac (15 mins) and to Davis (10 mins). -You can find kind of grocery and restaurant in this little town. The cons The dog waste problem: It is everywhere on the lawn. As a dog owner, it is my responsibility to pick up my dog’s waste. However, such rules are not well reinforced here and many residents have ignored cleaning up after their dogs, especially those giant dogs with giant pile of poops. How about posting a penalty sign across the community? The laundry problem: There are only 2 laundry facilities for the entire somewhat 200 apartments, and People like leaving their finished laundry unattended. There are no rules about timely removal of finished laundry out of machines. Thus, you will have to wait hours and hours for your turn, especially on the weekends. How about posting a sign “unattended finished laundry will be removed from machines without questions”? The handy man problem: I requested to have a dead light bulb in balcony replaced twice since I moved in, and it has not yet happened.
Management here are rude and don't know how to run a business, much less a place where people live. They are never open during posted business hours, which are already super short for a residence office. At least 80% of the time I try to go to the office, the doors are locked. There's multiple people on staff and they still won't rotate coverage. They'll take packages from postal carriers without letting you know. Something unexpected could arrive, the carrier will give it to the office instead of your door, and it could sit there for weeks without you knowing. There's also bugs everywhere. They say they spray every week, but I'm constantly finding cockroaches, spiders, and other bugs. Save your money.
Hands down one of the worst apartment places I've been. Spiders and bugs everywhere. Barely any parking. The ceiling creaks so loudly when people walk overhead that you are afraid it might fall down. Mailbox lock is broken. Doors have been painted over so many times they stick in the frame and require excessive force to open or close. The oven is badly insulated and makes the entire place hot, while to access the fridge you have to sqeeze next to a wall as it opens backwards into the kitchen. Kitchen cabinets are old and cheap, no one under 5' can reach anything past the first shelf. Constant ambient noise from the train and canning plant across the street.Tiny apartment, badly designed. Only two laundry rooms for the entire gigantic complex, expect to drive your clothes over there. For the price, you can absolutely get a much better place anywhere else in woodland. The only good thing about this place is that the landscaping is well maintained.
Worst apartments I’ve ever lived in. The management and staff is very unprofessional and condescending. The walls are very thin, so you can hear everything your neighbors do. The apartments are located next to a field so there are mice issues. There isn’t a single positive thing I can say about this complex. Move anywhere but here.
The Fairmont apartments in Woodland, CA have definitely shown me and my brother (my roommate) a great time during our six month lease! They were able to successfully house us in our first-ever apartment, give us wonderful maintenance options fast and reliably, and welcome us with warm arms! Our neighbors are friendly, and the area is clean and quiet. The place is dog and cat friendly, and definitely accepting of a diverse set of lifestyles. Kids can always find someone to play with at the pool/hot tub, or on the grass. A landscaping crew comes through every few weeks and maintains the lush, green environment. A nice and trustworthy security gaurd also patrols at night, although I feel safe without him because we are in a gated area. Our apartment is the closest to the back of the lot, which is near an onramp for the freeway, which can be loud and distracting sometimes, but not enough to complain or anything, :P we love it here and you will too!
I have lived here for three years and the up grades are incredible. We have a new gym and the hot tub stays open all year. A little on the pricey side for a one bed room one bath. The ketchen has the cobored space but no drawer space. I have a pet and take care of my Mother we live together.
