Property Ratings at The Elms at Kendall Ridge
If you enjoy being woken up between 7-8 AM once a week by the sounds of leaf blowers, lawn mowers and weed wackers, this is the place for you. They also come on completely random days so you have no way to prepare for when you will be woken up and bothered the whole day if you work from home or have the day off. Not only do they wake you up, but the landscapers will stay for the entire day going back and forth around all of the buildings multiple times. You would think that like 10 men would be able to finish one neighborhood in a couple of hours, but here they take 6-8 hours. Since I work from home, I am here a lot and have personally witnessed these men doing nothing while their machines are running on dozens of occasions (for example, I have seen them driving powered-on lawn mowers back and forth in the parking lot over and over as well as pointing leaf blowers at literally nothing in the parking lot). Also, I do not understand why they are using leaf blowers throughout the entire year and not just in the fall when there are actually leaves on the ground. The landscapers at my last apartment complex only used leaf blowers in the fall. The landscapers here seem to have found the perfect place to take advantage of because the leasing office is completely incompetent and the employees there have almost never helped me with any issues I’ve had. They seem to struggle keeping employees because every time I’ve gone to the office recently, the person has said they are a temp and don’t know how to help me. One positive is that the maintenance crew is pretty good in my experience, but the apartments overall are overpriced for what you get (the "luxury" amenities are not that great).
I've lived on several Legend properties. Most recently The Elms at Kendal Ridge. Both Allyssa and Kosal, Assistant Property Manager and Property Manager have made my time here worthwhile. I had a maintenance issue that was taken care in a short amount of time. My move from one unit to another was easy. The property is well maintained. I would recommend the Elms to anyone
Don't move here you will be asked to move out just for living in your apartment. You will accused of making too much noise even though you can here everything the people above you do including peeing! Property Manager is unfriendly, lives right next door to me never spoken a word! Nor does she respond to your concerns!!

I have been here for 2 months and the staff is absolutely wonderful and the apartment is so cozy. The neighborhood is so nice and quiet and most of all friendly neighbors. So convenient for gas, grocery, food and fun.
This is a wonderful apartment community to live in with excellent amenities. Our front office team has been amazing throughout the pandemic and ensuring that all of the facilities are clean and safe! The front office team is always available and always answer phones and requests. Special shoutout to Darby and the front office team for making us feel so welcome a few months age when we moved in. Cleanliness was something I look for with apartment complexes because if they look good, they’re taken care of and The Elms definitely takes amazing care of the aesthetics of the community between landscaping and even cleaning the buildings and walkways. The community is really dog friendly with poop clean up areas (always stocked with bags) all over the complex. Maintenance has always been great with answering and responding to calls primarily the same day! All in all The Elms has been a great and quiet community that is clean and filled with wonderful staff. My fiancé and I couldn’t be happier with everything!

Everything has been updated and very clean. The area is kept clean and the management team has been very helpful as well as professional. One of my favorite apartments to have lived at.

I've lived in these apartments for 3 years now. In the time I have been here there has been a lot of upgrades added! They have completely redone the exterior of the apartments, put in new windows and added a nice dog park! I have not had any issues that were not quickly resolved! I love my cozy apartment, especially in the winter when I can have a real fire in my living room! The area around the apartments is great, lots of trails behind the property for long walks or bike rides! As for the leasing office, any encounter I've had with them has been professional. Darby is wonderful, she handles all my issues and is able to help me fix them (Amazon hub/any other questions). The maintenance staff always comes and fixes any issues I have. For example, I noticed my water not getting hot. I called the leasing office, and put in a work order. An hour later a gentleman showed up removing my old water heater and had the new one put in. I was appreciative they worked so quickly. Overall I've had 0 bad experiences here. Its very pleasant and I love living here!

For a slightly older community, these apartments are amazing. Great prices for a great product. Management and maintenance is awesome and even added new siding on the buildings within the last year to make the property look that much newer. On top of all of that, you are right in the heart of Columbia and have access to whatever you may need at your finger tips with endless shopping centers, parks and more nearby as well as being close to multiple major highways as well as BWI airport. Would recommend to anyone looking to make living easier!

Probably the best apartment complex in Columbia Maryland. Good price range, gives a military discount and allows dogs! The apartment was clean and the staff was very helpful in getting us to move in early.
We moved in early November after it was recommended to us. Turns out it was a blessing waiting to happen. We love the front office they know who we are. My dog got lose one day and they called me And told me they had him and he was safe. Also the place is nice for what we pay so for the value I feel like we live like kings in away. It helps that the Columbia trail is in the back yard!
I was forced to move out early because my job transfered me overseas. The management reassured me that I would only be responsible for rent until they found a new tenant. Well I should have got it in writing, because a month after I moved out I received a bill for the remainder of my lease. I contacted Jorden and he informed me that although they were able to fill my apartment shortly after I moved out, my lease had a early termination clause so they were still going to charge me. In other words they were charging me because they could; not because they needed to cover their losses. Don't trust the management here.
This property is poorly constructed, the walls are paper thin with no insulation. You can here neighbours and everything going on outside your door. The windows are old which causes extremely high energy bills. The grounds maintenance is nonexistent. The entrance to the buildings are grungy and falling apart as well as the exterior to some buildings. The office staff is very incompetent and nonchalant about addressing issues. Everything in the apartments are old and breaking down and is never repaired properly when a request is made to correct the issues..... if the request is answered at all. The average water bill for the month is $68-$78 dollars even if one person lives in the home because the bill is split between the residents in the building.....beware of this property!

The Elms at Kendall Ridge is a welcoming, diverse community! Despite the fact that stores such as Target, Costco, and Walmart are less than a five minute drive away, the community is recluse enough that it is not uncommon to see deer and rabbits along the many walking/biking trails that surround it! Any repairs in your apartment are quickly addressed and the leasing office has convenient workday and weekend hours! What more can I wish for.
